The factors which narrow down the choice are largely a matter of personal preference. For some 1t Is climate, for others schooling or access to restaurants and culture. Europe's huge range of locations that tick these and many more lifestyle boxes has ensured that its property market has come through the financial storm of recent years in very good shape. Throughout 2013, we saw sales activity growing steadily in both established and emerging destinations. This was in part due to owners releasing to the market those properties - often second homes- they had been holding on to in a less confident market. Ultimately, however, it is down to the continent's enduring attraction for buyers from all over the world.

Instead, they are choosing prime properties in the likes of Paris, Rome, Venice, Barcelona and Vienna where culture is in plentiful supply but their investment will go further. Mark Harvey, Head of the French Network, is seeing a trend in France's high-end property. "Whilst the market is starting to gain pace, it remains a buyers' market driven by value and lifestyle choice," he says. "Interestingly at certain price levels we are starting to see demand catching up with supply, most noticeably in parts of the Cote d' Azur, Alps and Paris w hich have all experienced similar trends. Our buyers are lifestyle investors seeking a safe platform for both their families and capital."

"New generations of buyers are focusing their search on the ever-popular Dordogne Valley or the increasingly fashionable and desirable Gascon plains," he says. "The oversupply of properties in the â‚Ź400,000 to â‚Ź1.5m range in particular has contributed to the softening of values in the region." Further south, Mallorca and Ibiza continue to be well-established second home destinations, in part thanks to their performance in the annual sunshine charts. Buyers on both islands are benefiting from recently improved airport links, and the tighter planning controls on the islands. This is against the backdrop of a strengthening Spanish mainland property market, particularly in the prime property range.


Sardinia has also long been popular with those looking for prime property in the sun, particularly the stretch of coast known as the Costa Smeralda. The area has become a magnet for the super-rich, thanks to its blend of privacy, stunning coastline, boating and wonderful restaurants. All within a two-hour flight of most of Europe's capital cities. Away from the Mediterranean, the Alps are another lifestyle hotspot. Matthew Hodder-Williams says, "The real attraction of the Alps is the range of choice. We receive requests from buyers looking for anything from weekend skiing boltholes to year round family homes." Courchevel, Meribel, Val d'lsere, Megeve and Chamonix have a wealth of prime property and the lifestyle to match, and major investment in infrastructure in these and other premium resorts is leading to even greater demand. For families, the wish list tends towards the less hedonistic and often includes access to international schooling.

This puts Switzerland firmly on the radar, with its high quality schools and gilt-edged reputation for being a safe place to live. Other destinations well known for their international schools and thriving cosmopolitan communities are Mougins and Florence. Italy as a whole is a market experiencing a steady return of confidence. Bill Thomson, Chairman of Knight Frank's Italian Network, is seeing buyers from all over the world. "After a much-needed price adjustment over the last few years, the market is once again building a head of steam," he says. "The unspoilt feel of Italy, particularly the northern region, is hugely attractive to second home buyers and also those looking for new income streamswine estates and properties w ith hospitality potential are particularly popular.
