Choose Confederation

It all Begins with Choices When the time comes to build the home or cottage you’ve always wanted, it’s all about the choices you make. Where to build. What kind of home is right for you. And which builder to use. And there’s a good chance it will be one of the most important investment decisions you will ever make. After all, you’re not just investing in a home, but a way of living. So it’s important that you take the time to decide what to build, from the overall design of your home down to the finest detail. Which is precisely why we at 1867 Confederation Log and Timber Frame has produced this booklet. Because once you discover what it’s like to own one of our homes, the choice you make will be a whole lot easier.

3

Bold and Beautiful This expansive 3,200 sq. ft. home is designed to accommodate every conceivable lifestyle need, with a large master bedroom and en-suite bath on the main floor as well as 4 additional bedrooms upstairs. Open concept throughout, the home has a huge great room with a two-story, floor-to-ceiling fireplace. The adjoining kitchen dining room offers superb views of the surrounding scenery. There’s also a main floor office to work from and weather permitting, you can walk out onto the wraparound deck which embraces this grand home on all four sides.

Why Confederation? Design Versatility, Innovation, Longevity… and that’s just the start Let’s begin with the design of the home you want to build, because everyone is different in terms of what they want.

pretty much done it all, from bunkies

At Confederation, every single home we build is custom-designed, at no extra charge. We’ve built thousands of homes over our four-decade history and each bears the unique stamp of our customers.

or three stories all the way up to

To ensure we build what you want, Confederation has its own in-house Design Centre that produces floor plans and 3D virtual walkthroughs. From opening the front door to standing in the kitchen and sitting in the great room, you will see it all before a single log or timber is cut. That’s because seeing is believing. In terms of the style of home you want to build, Confederation has

to massive estate homes with a footprint of several thousand feet. Bungalows, bungalow lofts, two complete resorts. Log, timber frame and hybrid homes that combine the two. All wood interiors. Wood and drywall. On grid. Off grid. In the country, on the lake, ocean and even island retreats. Confederation is also the first builder in Canada and one of the first in North America to offer EEE Logs as a home building option… logs made from a solid wood exterior, filled with a high density foam filled core. Logs that look exactly the same as traditional solid wood logs – yet deliver a remarkably high R26.5 insulation rating.

5

Take a Closer Look On the surface, a lot of log and timber frame homes look the same. Which is why it’s so important to take a closer look at how these homes are built, from the kind of wood that’s used and where it’s sourced from, to design and assembly, to the quality control before, during and after construction. Since day one back in 1979, Confederation has almost exclusively used mature Northern White Pine that has been sourced from environmentally managed Ontario forests. It‘s a wood that’s whiter and brighter than cedar and yet is strong, durable and sustainable. Confederation builds with cedar as well at the buyer’s request, because our number one goal is to give owners what they want. In fact we have one home owner on the west coast that opted for Eastern White Pine and one in the east, that wanted Western Cedar! Again, it’s all about choice and meeting client needs. After our trees are harvested, they are air dried to reduce natural moisture – a more environmentally friendly process than using kilns. In our production facility, Confederation performs more operations per log than any other log manufacturer, using computer-controlled saws to produce precision-cut, high-quality logs. The logs are available in a variety of cuts, sizes and configurations, including 6’x12’, 8’x12’, a rounded D log, timber frame and of course our unique EEE Log. And each log is part of a customized package based

on the homeowner’s design choice, which is then assembled on-site to ensure every single piece of the puzzle is the right fit. Before this package is shipped to the job site, the customer can come in and view the log shell. Take a closer look still and you’ll find a range of product innovations and enhancements* designed to ensure that when the logs are joined, they’ll be air-tight and that the homes are built to last and withstand the test of time. These innovations include: •E nd Spline Splicing System to lock the logs together • Through-Bolt System that improves structural integrity and accommodates future adjustments • Double Tongue and Groove Joinery • Dovetail Corners that shed water and look beautiful at the same time • Hardwood Window Dowels at openings to accommodate settling • Pre-Drilled Electrical This focus on quality carries over to all of Confederation’s package components, from double and triple-pane windows, to lifetime shingles, to quality stain, solid wood doors and name brand hardware to name a few. Of course there’s something to be said about the big picture as well, in order to appreciate the lifestyle that awaits an 1867 Confederation Log and Timber Frame owner, as the models feature in this booklet amply demonstrate.

A Place for the Grandparents, Kids and Grandkids This multi-generational 3,000 square foot bungalow features a master bedroom and en-suite bath at one end of the home on the ground floor and three guest bedrooms at other end above the attached garage. Strategically located in the middle, is the great room with kitchen, dining and living areas, so that family members have the flexibility of spending quality time in the common area or quiet time on their own. Not surprisingly, year after year, this home is one of Confederation’s most popular, particularly with empty nesters looking to build a place they enjoy and use to host visiting friends and family without compromising on lifestyle or a sense of privacy.

Thanks for helping us with our dream home. Without you, I know we would never have the incredible home we currently have. We are extremely excited and thrilled to have chosen Confederation. — G & I Marchand

Wrap Your Dreams Around This Situated on a private lake with a stunning wrap-around deck on three sides, this home celebrates the views and proximity to nature. The extensive use of wood on the exterior is balanced by a combination of wood and drywall in the great room and other areas of the home, creating a bright, spacious feeling. The two-story stone fireplace adds to the warmth both on the ground floor and second floor loft. Adjoining the open kitchen, living and dining room on the ground floor is a guest bedroom. There’s also a large 14’x29’ master bedroom and en-suite bath on the 2nd floor. West Coast Island Oasis Built not just on a hill, but an island on the west coast, this home, not unlike many Confederation homes that have been built on the water, makes extensive use of large, oversized windows, a great room area and a four-season sunroom – all overlooking the harbour that feeds into the ocean. This home features a ground floor master and en-suite bath and three bedrooms with bath on the second floor, making it an ideal setting both for the home owners and their guests. Also on the main floor is an office that can alternate as a fifth bedroom, with convenient access to the attached garage. The kitchen features a large, v-shaped island that includes a cooktop stove and is immediately adjacent to the dining area. Intersecting both dining area on one side and living area on the other, is a two-sided stone fireplace.

We really wanted the white pine look. There are great log homes in B.C. but most are quite a bit darker and we wanted our home to be nice and bright. We were also impressed with how Confederation’s logs lock in place… if any home can survive an earthquake, this one will. — L. MacDonald

Had I started researching Confederation first, I would have saved months of time, as there was no need to look at the other companies we studied. — D. & E. Fischer

Warmth, Style and Remarkably Energy Efficient Confederation’s first ever EEE Log Home is just one of many distinctive qualities with this model. Although one of the greenest log homes anywhere in terms of its R value (R26.5), these homeowners added even more colour and character to the home with unique design features inside and out. The first thing you’ll notice is the exterior two-tone stain. The soffit, fascia, trim and timber frame have a rich natural stain, which is dramatically contrasted with the burgundy stain used for the logs. The compact 1,350 sq. ft. footprint is deceptive as with a full basement and second floor, the total living area is 3,200 sq. ft. A fine example of how a modern look can be achieved with a Confederation-built log home, the interior balances wood and timber frame accents with drywall. And this, together with strategically located, oversized windows help to ensure the home is always bright and cheery.

Grandeur in the Woods Surrounded by wooded area on all sides, this raised bungalow home celebrates both the style and grandeur that is possible with a Confederation home, with strong log, timber frame and stone elements. Seen from the front of the home, the 1,500 sq. ft. main floor gives way to a full 1,500 sq. ft. walkout basement with nine foot ceilings and double French doors with sidelights that make it feel as if the owners have not one, but two main floors. The stunning first floor deck which overlooks both pool and parkland has a two story-overarching roof for protection from the elements. Other design elements include extensive use of timber frame accents and an abundance of area for barbecuing and entertaining.

We Have Our History… on Your side When you consider that 1867 Confederation Log and Timber Frame is well in to its fourth decade of business… that we’ve built thousands of homes for customers across North America and overseas and our homes come with an unprecedented 50 year warranty, it’s safe to say that our history is on your side. Confederation president Rick Kinsman has taken a hands on approach from the first day in 1979 when the company was launched. Rick designed, cut, delivered and assembled the first home Confederation ever built. And for many years now, he has benefitted from the support of sons Rich and Andy Kinsman, making it a true multigenerational family business. Rich heads up the sales, marketing and the dealer side of the business and Andy oversees design, manufacturing, ordering and shipping. Based in Bobcaygeon, Ontario in the heart of Canadian cottage country, the company is anything but small town in terms of how it does

business, with a supporting dealer network across Canada and the U.S. as well as in Europe, Asia, Central and South America, Africa and even the Middle East. For many of these dealers, they chose Confederation after visiting the head office, meeting the team, touring the Production Facility and sitting in on Educational Seminars. They made an educated decision as to the best manufacturer of log and timber frame homes to partner with. And so can you. Every year Confederation tours various parts of North America, taking part in tradeshows where you can meet the team and learn more about their homes. The company also hosts several Educational Seminars at its head office over the course of the year, which includes the same Design Centre, Sample Room, Production Facility, Log Inventory, Storage Warehouse and Model Home tours the dealers get. That way, once you come to grips with just how beautiful and well made our homes are… you can make an educated decision as well.

29

The choice is yours. But we make it a whole lot easier.
