You’ve heard the buzz: housing inventory is tight in every price range across the entire nation, and our sweet town is no exception. As an illustration, at printing, there are under 90 listed residential properties in all of Laramie County. Homes are actually being listed for sale in greater numbers than last year, although they’re selling at warp speed. Total housing sales across Laramie County have increased for a new year-to-date record. Saying the market is strong may be an understatement. We have not seen this pace in decades; the strength of this market is drawn on multiple factors. Of course the shift to a work-from-home environment has provided fuel and freedom to live where you want to. The largest factors are certainly historically low interest rates, pent-up demand both from an unprecedented wait-and-see climate from 2020 and a more outdoor-centric population looking for a place to call home away from the hustle, to the flood of investors into the market. Coupled with the building shortfall of the last decade, the nation is seriously under built. Now the labor and materials shortages add to builder challenges; all make for a catching-up scenario that cannot meet the demand. Word is a typical lumber package for a new home has tripled over the last 12 months. Higher material prices are now translating into higher costs to build. The NAHB estimated that this trend has added more than $24,000 to the cost of a newly built single-family home. On top of all of that, enter the Millennials. The largest generation since the baby boomers are now hitting home buying age and the trend is peaking. The takeaway is that the current housing shortage has been brewing for a long time. Homeownership is key to happiness. Searching, bidding, inspecting, bidding, pricing, showing, bidding, closing...whether you’re a buyer or seller, there are many steps and strategies to a successful home transaction. When the list price is viewed as a ‘starting point’ on where to land on an offer price, waived contingencies and larger cash deposits can make or break an offer.
