Get pre-qualified by a local lender. Determine your housing budget. Select a real estate agent to navigate the process. Begin comparing floor plans and neighborhood subdivisions that meet your budget and loan prequalification guidelines, and review the subdivision covenants and any homeowners association information. Leaning Tree Homes has several new homes that are immediately available for a new homebuyer to purchase as well as homes that will be completed within 12-14 months. Determine how soon you’d like to buy a new home. If you’re obtaining a loan to purchase a new home, keep in mind it typically takes 4-6 weeks to complete the loan paperwork and loan underwriting. Decide upon a floor plan and lot, review the construction specifications, discuss any modification to construction specifications. Your real estate agent will prepare a purchase contract based upon the floor plan and selections. Provide an earnest money deposit of 1% of the purchase price to be held by #1 Properties in a trust account. The earnest money deposit is to be applied to the purchase price of the finished home.
10. Provide a copy of your lender’s pre-qualification letter showing your pre-approval for financing. 11. Builder to order a well and septic report. 12. Builder to provide roof report to show the roof is in insurable condition. 13. Research insurance companies for homeowners’ insurance. 14. Your lender will order an appraisal once the home is 90% complete. 15. Review the title commitment provided. 16. Decide if you’d like any inspections. 17. Builder will arrange a walk through/familiarization tour prior to closing. 18. Make sure you have the proper amount of funds for your down payment and avoid making any major purchases that could negatively affect your credit report and loan financing. 19. Coordinate a closing date with your lender, your real estate and the builder. 20. Arrange for utilities to be transferred. 21. Sign closing documents.
