FIRST-HOME BUYERS Homes with good bones and the potential to add value top the list. Character bungalows are often the dream property these buyers have visualised. Price point is everything as their budgets can be very fixed, and they are most probably dealing with KiwiSaver. Location is important, but in this current market, buyers are purchasing out of their desired areas just to secure a home.

THE SECOND-HOME BUYER More space is often the main driver for this group as families may be expanding. School zones can be critical, as can a second bathroom and an extra bedroom. Maybe a study nook or room that can have versatile uses, smart storage solutions and garaging. Key considerations are good indoor-outdoor flow or the right orientation to create an alfresco environment for growing children to enjoy.

THE MOVING-UP-THE-LADDER BUYER This group has probably owned a home for some years, has great equity and is looking for a next-level home. High school zones can be a factor or walking distance to schools. Location will be vital; double glazing and modern exteriors and interiors will attract their attention. Neutral contemporary colour palettes will appeal. Flowing spaces for entertaining that connect inside and out with maximum sun will also catch their attention. HIGH-END BUYERS These buyers want the perfect prestigious property in the right location. A large granite bench with quality appliances, a walk-in scullery, media room, designated office and grand tiled entrance are desired. Outdoor living with the wow factor, an inground pool, sauna and spa also appeal. An upstairs and downstairs master option and a large main master with a walk-in-robe and ensuite are preferred. A stunning street frontage, multiple car garaging, a full laundry, guest accommodation and off-street parking for boats and caravans will tick the boxes.

THE RIGHT-SIZERS Buyers in this group are often going through a change of life event, and this can be a very emotional time. How a property makes them feel is highly important as they may be coming from a larger home and having to downsize. An easy-care modern property with no fuss gardens but having a special character will seal the deal. Letting go of treasured possessions is a process, but a fresh start can give them a whole new lease of life.
