While every January brings a sense of hope, optimism and dreams of what is to come, I think it is safe to say that 2022 brings a tremendously unique sense of optimism. As the roller coaster ride of the pandemic continues to bring ups and downs to virtually every corner of the globe, Costa Rica continues to capture the attention, hearts and minds of an ever increasing number of travelers and investors alike. The overall tourism numbers from December and our peak holiday season were at or above pre covid levels and the smiles on the faces of every visitor, to every corner of this amazing nation, speak volumes. The essence of Costa Rica, its natural beauty, warm hearted populace, and passion for happiness and well being are the elixirs of the world right now and those lucky enough to be visiting and investing and experiencing the overwhelming draw and magic that time spent here almost always evokes. Real Estate trends here are looking very strong for 2022. Unlike so many other destinations markets, the slow and steady growth patterns in Costa Rica have not led to rampant over inflation of pricing. Absorption of inventory is certainly at an all time high, but there are still tremendous values to be had here in Costa Rica and more and more of the world’s most savvy investors are discovering both the magic and potential of Costa Rica. POST-COVID HOME DESIGN TRENDS, INSPIRED BY NATURE In nature and lifestyle destinations like Santa Teresa, well-designed luxury homes continue to be in high demand. Builders, architects, interior designers and real estate brokers are discovering that buyers are showing no signs of slowing down and what they are looking for has likely changed forever. The pandemic has changed the priorities of the average homebuyer in ways we never imagined two years ago, especially in the luxury market. While many parts of the world seem to be returning to “normal life” with the vaccine rollouts, the pandemic continues, and will continue to influence the demand of certain design trends in homes into the future.

Perhaps one of the most significant shifts going forward will be the mindset that our home is our sanctuary. Views, space, nature and privacy are in high demand. Floor to ceiling windows are what everybody wants. Soft, warm, natural lighting is the first choice of homebuyers. Gardens, beautiful landscapes and wellness spaces were craved when not had and also became a matter of great importance. The same is true of locations as people realized they could be anywhere when they didn’t have to commute to the office. More people worked remotely than ever before, making home offices or workspace a must have. We have seen it in our market as have many resort and nature markets around the globe that started setting record real estate sales shortly after the pandemic began.

Color themes and decor continue in the line of neutral hues and calming tones. Design inspirations and styles are nature-inspired, and designers are thinking of the outdoors in every area of the homes they are creating. Seems like homebuyers are looking for their new homes to function as extensions of the outdoor experience. The design trends that are appearing in the present illustrate our deep desire to return to what we truly value: a home that is a refuge, a place to disconnect and reconnect with family and loved ones. As a Realtor, I’m always trying to imagine the future of Real Estate and how current trends might evolve. The pandemic has changed the psychology of buying Real Estate and what is important to buyers in these unprecedented times. The biggest trend we are seeing in Costa Rica, which is also a global trend, is that buyers are now more interested in buying in suburbia and vacation destinations as opposed to buying and living in dense city areas. The feedback I’m receiving from Brokers in other beach towns and even mountain area resorts is that all of them are seeing record sales this year. A big reason for this new trend is that buyers are realizing they can now work from home and don’t

need to be in the office 5 days a week. The “Work from Home” movement combined with more home school virtual learning is a trend that is putting a premium on homes with nice office space, technology, and other amenities that owners will enjoy as they are now spending more time at home. I believe as technology evolves people will continue to learn and work from home. Real Estate buyers are also demanding more virtual tours during the buying process as opposed to in-person showings or open houses. In addition, today’s buyers are placing more value to invest in areas with an appealing “lifestyle” as opposed to making a decision based solely on financial return on investment.

This increased value on lifestyle is creating a major demand for homes in beach towns and other lifestyle-oriented areas. The Los Suenos Resort and Marina & Jaco Beach market are prime examples of these new trends as we are now seeing an uptick in sales compared to this period in 2019. The buyers in the past were always interested in ocean views and the convenience of Beachfront Condominiums.

I believe buyers will always put a premium on being “beachfront” but we are definitely seeing more activity now on properties that are more spread out with sprawling green areas and golf courses such as Los Suenos Resort and Marina.
