ABOUT NATIVA There is a place in Costa Rica where the lush greenery of the rainforest and the last remnants of the world’s dry forest converge and create a spectacle that only a few lucky people get to experience. In this place, thousands of bird species fly and hover over the treetops, while reptiles like crocodiles and lizards sunbathe on the banks of the Great Tárcoles River. But nature’s spectacle is far from ending there; it extends to the cattle farms on the hillside of the Fila Negra Mountain range in Puntarenas, to the picturesque scenery of the fishing boats gently rocking in the shore of Playa Azul, and stretches to the distance, where the waters of the Nicoya Gulf intertwine with the mighty Pacific Ocean and become one. Embedded between this eclectic medley of ecosystems and landscapes you will find a piece of paradise. Nativa Resort sprawls over 105 hectares of primary and secondary forest and encompasses endless patches of virgin forest. Envisaged originally as a retirement project, Nativa’s untouched beauty inspired developers to transform it into something greater: a lifestyle. One that includes a deep understanding the symbiotic relationship that nature and development must have. A lifestyle that balances an unwavering affinity for nature with the commodities of the first world. Nativa is a place where the enticing singing of cicadas announces the start of the rainy season, bringing to life the verdant foliage. The sensorial experience starts at the entrance, where a winding road enters the mighty forest and leads the way to the top of the hill, without missing a beat of the ocean views below. The invigorating, sweet smell of the almond, wild cashew, and fig trees mixes with the salty sea breeze and heightens your senses. Located in the heart of a biological and geographical crossroads, the resort holds the privilege of being the bridge between the wettest habitats of the country and the driest ones, offering residents an unparalleled landscape that intertwines the best of both worlds in a secluded, retreat-like enclave of condos and residences. Aware of the vestiges of the natural legacy they hold, the resort was divided into three stages. The first one encompasses 35 hectares of land, with 3 hectares remaining intact to preserve the unmeasurable value of the primary forest they harbor: the main source of food and shelter for generations of humans and animals from centuries before. Similar to a tropical stage, this exclusive community bears witness of the impossibility of development at odds with nature and aims to protect the fragile resources they have at their disposal, without losing sight of the other two values they convene: exclusivity and luxury. Nativa Resort is a world unto itself, surrounded by a diversified array of ecosystems yet a short distance from the amenities of one of Costa Rica’s most developed coastal towns: Jaco. The epitome of the diversity of landscapes and scenic beauty found in this country, this residential community encompasses the best of tropical luxury in a setting unlikely to be found anywhere else in the world. Contact us to inquire about ownership in Nativa Resort and indulge in the experience of living in a little piece of paradise.

ABOUT THE AREA

ACCESS Located less than one hour from the western suburbs of Escazu and Santa Ana, as well as the Juan Santamaria International Airport, Nativa’s convenient location combined with its unique natural beauty has been a key to its success. It is no secret that global hotel and resort developers utilize the criteria of one hour from international airports as a benchmark for convenience, as it plays an integral role in the ability not only to sell product within the resort, but to keep tourists visiting the resort, hotel and vacation rental homes in the future. A short drive from the international airport through the bustling free trade zone of Coyol, will join visitors with local tourists and owners who travel from the affluent suburbs of San Jose, on the Highway 27 west out of the city, and towards the Central Pacific Coast. In less than 45 minutes, the climate and backdrop drastically change, with impressive mountains, rain forest, rivers, and stunning ocean views defining the dramatic backdrop that defines the area of the Central Pacific Coast.

CARARA NATIONAL PARK The Carara National Park is a world-renowned birdwatching destination situated just 2 kilometers south (1.2 miles) of the bridge over the Grande de Tárcoles River and 90 kilometers (55 miles) from the International Airport Juan Santamaría. The accessibility of this natural sanctuary makes it a favorite among avifauna spotters, but its true richness comes from being the only transitional woodland of the Central Pacific. This assemblage of lowland rainforest and tropical dry forest is an oasis of flora and fauna that fosters species of both habitats. The 4700 hectares of protected area features elevations of up to 500 meters (1640 feet), and while famous for its birdwatching, it also harbors other species such as sloths, deers, frogs, and margay cats. The emerging dry forest not only contributes to the plethora of wildlife but also becomes ideal for prime spotting since the vegetation is sparser than in the southern regions. The Carara National Park was also the first conservation area with universal access in the country, allowing everyone to discover the beauty of this medley of habitats.

TARCOLES Originating from the southern slopes of the Cordillera Central, the Tarcoles Rivers travels de Central Valley and flows southwest, towards the Nicoya Gulf. With a length of 111 kilometers and a river basin of 2.121 km2, the river borders the Carara National Park to the north, and nurses an abundance of species that find in its waters an ideal habitat. American crocodiles, basilisks, and lizards sunbathe in the banks of the mighty watercourse, while more than 350 species of birds find shelter in the surrounding trees and mangroves. The Tárcoles River is not only a great place for wildlife spotting but also an important source of labor for locals, since the commercial activity in the vicinities is powered by the tourism industry that the river draws. Abounding in Reptile Sighting and Birdwatching Tours, this important inlet still holds regions untouched by tourism that harbor invaluable natural resources for its dwellers, like four of the only five mangrove species found in Costa Rica.

JACO Jaco is an important tourist destination, and one of the most prominent hubs for foreign investment in the country, especially in lodging operations. Jaco belongs to the canton of Garabito, one of the 10 cantons with the best human development index in Costa Rica. The town is a stretch of about 4 kilometers (2.48 miles) teeming with services like gourmet eateries, shops, and services, hugged by a lush mountain range that creates an exceptional landscape. Jaco offers a diversified range of amenities that cater to a plethora of lifestyles; from surfers to thrill-seekers, nature lovers, and yacht owners. The beach attracts thousands of surfers looking for world-class waves, the proximity to national parks and daytime activities makes it a great homebase for tourists, and the recently built Los Suenos Marina offers outstanding sportfishing and more than 300 wet and dry slips. The plain of cinnamon sand and first world services is also one of the easiest beach towns in the country to navigate, allowing tourists and residents the ease of walking or riding their bikes from their residence to their favorite nightlife hub, restaurant, or end of the beach.

HERRADURA Playa Herradura was once a quaint fishing village that has evolved to become one of the most desirable tourist destinations in the Central Pacific. The construction of the Los Suenos Resort & Marina put the spotlight in Costa Rica, and particularly in Herradura, as one of the prime destinations to enjoy luxury and nature, in a setting characterized by black-sand beaches and awestruck ocean views. Los Suenos is a master-planned community encompassing 1,100 acres and featuring a leisure port, a 600-acre tropical forest reserve, a superb golf course, and an outstanding enclave of luxury estates and communities. Since the opening of the complex, the influx of upper-end development has transformed it into one of the preferred destinations to experience the finer things in life, including an abundance of restaurants, art galleries, and local and international artisan shops. Herradura Beach is also a great homebase to probe the nearby towns like Punta Leona and Hermosa Beach, yet it offers a more laid-back setting than Jaco, which is ideal for travelers looking to stay away from large crowds. The beach at Herradura is characterized by its calm waters, ideal for a quick swim, kayak session, or paddleboarding.

LAS BRISAS Inspired by architect Katia Marten’s tropical contemporary design, Las Brisas Condo Development is situated at the front of the Nativa property along the border. The development offers impressive, panoramic ocean, coastline and mountain views and an expansive infinity edge pool and sun deck. While Developer inventory has been sold out for years, there are 31 permitted condos in the Las Brisas development that a developer can take to market almost immediately upon acquisition.

LAS VISTAS Situated at the crest of Phase 1 in Nativa, this was the initial condo offering with a more colonial design than Las Brisas, however, of course, boasting hovering views above the entire resort. This development sits right above lot 64, which is the privately owned clubhouse and resort pool. Like the Las Brisas development, while only resales area available in this building, these two developments provide a proven success in the development and a roadmap for future development within Nativa.

PHASE 1 LOT | HOMES While the Las Brisas and Las Vistas developments were a success, there are always clients who wish to create their own vision and the original developer envisioned the bulk of Phase 1 to be custom homes built by clients to build their own vacation or primary homes within the resort. The past year has seen a rapid growth in the construction of homes within the community, and of course resales of previously sold inventory. Within the community you will find a variety of homes including premiere luxury, ocean view homes with values up to just over $2,000,000. From a developer’s perspective, this road map provides confidence in the ability not only to sell, but to consolidate the development and recapitalize the investment in Phase 2 and 3 with the sale of individual home sites.
