TASK 4 – MASTERPLAN
•Interpretation of brief, design principles and narrative; • Core design principles/statement – overview of the over-arching look and feel and intent alongside establishment of a set of design values; • Identity – brief description with imagery of the narratives linked to the design principles and overall design approach for the site. This aims to establish an iconic and distinctive identity for the area that tells the unique story of its context; • Urban Design Analysis including history, land use, existing buildings (fronts and backs), movement/connectivity, landscape, form, context, aspect; • Site specific design constraints – brief overview of design constraints; • Character Zones – brief identification where appropriate of particular character areas within the site and zones of activity; • Design approach and precedents of relevant activities; • Concept and proposed use; • Masterplan including opportunities; projects explanation; recommendations and outcomes; and • Presentation of Masterplan to Council (one total up to 2 hours).
No urban design input is priced for the following phases:
•Consultation beyond that detailed above (being 8 hours total); • Resource Consent; • Developed Design; • Detailed Design; • Building Consent; or • Construction monitoring.
