This project is mainly focused on improving the environment, creating more links with the surrounding area and transforming an abandoned factory into a composite building with an innovative industry incubator as the mainstay. The project is located between Corktown and Michigan Central Station. To the north of the project is North Corktown and a highway, and to the south is the Detroit River. There are many residential areas around and some abandoned factories. The connection with the surrounding area and the Ford Corktown campus project is the focus of this project. The original fragmented area is reintegrated to create more valuable space, so as to better serve the surrounding residents, tourists and workers.

CorkTown Timeline 1820-1830 With the opening of the Erie Canal and the decreased cost of steamboat travel on the Great Lakes, immigrants began arriving in Detroit in significant numbers and settling downtown.
After World War II Following World War II, city planners proposed demolishing large swaths of the neighborhood for factories. 75 acres of Corktown homes and businesses were demolished and hundreds of residents were displaced in preparation for industrial expansion.

As the number of Irish immigrants fleeing the Great Irish Potato Famine of the 1840s increased, they began to move west of downtown Detroit into the area now known as Corktown, named after County Cork, Ireland.

1960 Corktown suffered further in the 1960s, when "urban renewal,� construction of the Lodge Freeway, and business district encroachment swallowed up or flattened dozens of residential blocks.
Though by the 1890s an increasingly affluent Irish population was scattering throughout the city, and Corktown became home to other ethnic communities.
1978 The remaining residential section was listed on the National Register of Historic Places in July of 1978 and is designated as a Historic District of the City of Detroit.

There is a church, two public activity spaces and a primary school in the area. The residential area has a good environment. Corktown Commercial spaces and parkings analysis Analysis: In Corktown, the commercial areas are mainly distributed on both sides of Michigan Ave, with a small amount in other places. The parking are also mainly located on both sides of Michigan Ave. The business types in this area are mainly restaurants and creative handicraft shops, and the number is small, the lack of business atmosphere and a small flow of people.
PROJECT SITE ANALYSIS Ford project (Analysis of important areas around the project site) The centerpiece of Ford’s Corktown vision is Michigan Central Station, a beloved Detroit landmark that was acquired in June 2018. The station and a number of nearby properties Ford now owns will anchor a 1.2 million-square-foot innovation hub that draws on talent at Ford and beyond. Corktown developments, along with Ford’s transformation of its Dearborn campus currently underway, will create a mobility corridor driving the future of transportation. Being in the heart of Detroit provides the perfect setting for Ford teams, and partners in technology, mobility and government, to collaborate on building smart vehicles for a smart world. Corktown will be the place to test out our mobility concepts and city solutions and understand the role transportation plays in revitalizing cities. And Corktown serves as the fulcrum for the company’s push into an autonomous and electrified world. Community The significant investment in Corktown will amplify the ongoing strength and resilience of the neighborhood, the City of Detroit and all of Southeast Michigan. Building on the incredible community already in Corktown, Ford will work together with our new neighbors to integrate entrepreneurship, small business, arts and mixed-use community spaces. Scope Through a mix of new offices, retail, housing, parks and community places, Ford and its partners will help energize one of Detroit’s most dynamic neighborhoods. Size 1.2 million square feet, encompassing the Michigan Central Station, the old public school book depository, a former brass factory, a refurbished former hosiery factory (in operation as “The Factory”) and development of 45 acres of vacant land. Analysis: Project Site is within 1.5 kilometer from the surrounding important areas. The area is between Corktown and central station. The area's internal road network is well developed and can be reached by walking, cycling and driving anywhere, but the road surface is relatively broken and there is no bicycle lane. There are many bus lines nearby, and it is less than 1.5 kilometer from the light rail.

Analysis: A large number of houses have been reserved in the project site, and through field investigation, it is found that some high-quality new houses are under construction. However, through land use analysis, there are some abandoned industrial buildings in the site, Moreover, the land use in the site is showing fragmentation, and there are a lot of open spaces that have no practical effect need to be replanned. There are some abandoned industrial buildings on the east side of the site, which cut off the connection between Corktown and the Central Station area, and on the southwest side of the project there is an abandoned Central Station and an abandoned railway track. The project site lacks some necessary basic service facilities, such as medical service stations.

This is a building previously operated by the Unite States warehouse company. The building is a refrigerated warehouse. It was built in 1926, but it was stopped in 1981. Then the building has been abandoned until now. In the past, the building mainly provided cold storage services and office space for some fresh food companies. The ground floor of the building was mainly for some food retail stores, and the upper floor was for the warehouse. This is a total of 8-story reinforced concrete based frame structure building, the main body of the building is well preserved.

Issue 2: (Service facilities)This part shows the residential area of Corktown and the project site, where the elderly and children mainly live. They lack basic service facilities, such as medical service centers, which will cause them to be unable to receive effective treatment if they have an emergency.

Initial design option 1
Remove some abandoned factories in the east of the project site, and then create a belt activity space on both sides of the road, which makes activity space to connect Cork town and my project site. create a living room street through whole project site on sideway of both side of the road, providing a chance of communication for surrounding people, which can provide a connection in emotion.

Create Central Station Historical Theme Park in the centre of Ford project sites, which forms an entirety. Create the business incubator to connect Ford’s research hub (Central Station) and office spaces around the project site - promote the development of economy and job opportunity.

1, The red part of the picture above: making an integral landscape planning (a huge sunken space) that passes through Michigan Av and highway connects North Corktown, Ford project sites and project site. 2, The blue part of the picture above: this area has some abandoned factories, I need to remove these factories out of there. Initial design option 4
The plan mainly design a central park spanning the highway, with the purpose of linking North Corktown with the site. In addition, the abandoned train track in the southwest of the project site is also used to transform it into a theme park about the history of the central train, while solving the link between the residential area in the southwest and the site. The train track inside the theme park is transformed into a small sightseeing train, connecting south from the central railway station to the riverside park.
DESIGN PROCESS & THE FUNCTIONAL FORMATION The formation of ideas about Final site function planning Each initial design option has suitable and inappropriate ideas and concepts for the production of the final design scheme. This part extract the suitable parts of the four initial schemes mentioned above to apply to the final scheme design.
Function extraction from option 1 Remove some abandoned factories in the east of the project site, and create a belt activity space on both sides of the road, which makes activity space to connect Cork town and my project site.
Function extraction from option 1 The create a living room street can connect the entire internal site of the project and provide an emotional link for local residents.
Function extraction from option 2 Central Station Historical Theme Park allows the history of Central Station to be passed on. It also connects the southwestern residential area that was originally cut off by the abandoned train track and the project site.
Function extraction from option 2 Transform part of an abandoned warehouse in the site into a business incubator about creative industry, and work together with the Ford project to attract more young people and provide more jobs.
Function extraction from option 3 After field investigation, it is found that there is a lack of small commercial space in this area. Planning some commercial spaces in this area will help the future development of tourism and provide convenience for local residents and workers.
Function extraction from option 4 Transforming the abandoned railway into a sightseeing train will help to make the landscape interesting and increase the income of the region to a certain extent. Meanwhile, the route extends from the central station to the riverside park, which is conducive to the coordinated development around the project site.

Residential area: Based on the preservation of scattered houses, the area has been re planned and the abandoned area of the area has been built into a new house to form a complete residential area.

Public activity space and commercial area: This area is located at the junction of Corktown and the project site. The abandoned factories are removed in the area and re-plan as an activity and commercial space, thus breaking the spatial barrier with Coktown.

Business Incubation Park and Small Commercial Space: Transform this abandoned warehouse into a creative business incubator, and establish links with the Ford project to create more job opportunities. Part of this building is also transformed into a small commercial space and hotel to serve workers.
Central Station Historical Theme Park: In fact, this is an area outside the project site. It used to be an abandoned vacant land. However, in order to break the barrier of the abandoned railway to the residential area in the southwest, the area is generally transformed into the historical theme of Central Station park.

This is the architectural renovation part of the project site. It is an abandoned warehouse located in the south of the project site. This building renovation mainly focuses on innovative business incubator, creative commercial spaces, gym and creative hotels. This project and Ford's Innovation Center will provide more job opportunities in the region and attract more young people to Detroit.
City elevation
The warehouse is the tallest in the surrounding buildings, except for Central Station. To the north of the building is a renovated residential area, to the south is the re-planned Central Station Historical Park, to the west is the Central Station, and to the east is Corktown.
