ket in Roswell. This past year marked some disappointments, but as REALTORS, we move FORWARD! Here are some of the projects our membership continue to work and support in behalf of our community the upcoming year:
I am proud to represent the Roswell Association of REALTORS, as their 2012 President. Our membership has had to work harder than ever before to be qualified as Top Producers! 42 REALTORS have stood out to be the best of the best in our profession. I would like to borrow a statement from a friend: "Every day is a good day, but some days are better than others." That statement best describes the real estate mar-

The Roswell Association of REALTORS, with the REALTOR Political Action Committee of our state, and along with the influence of the National Association of REALTORS, worked to stop a federally required 20% down-payment on home loans, This law, if it had gone into effect, would have prevented a majority of people experiencing the American Dream of home ownership! As we know, real estate is the backbone of OUR economy!
Our local association along with others in the state, have constantly battled a state wide transfer tax. We work to prevent this tax, charged to the seller, based on the sales price of any property sold. This currently a requirement of sellers in our neighboring states! However, fortunately, we are under an administration now that does not support this hardship.

Already this year, the Roswell Association of REALTORS, with the REALTORS Association of New Mexico, and (NAR) the National Association of REALTORS, teamed together to provide $10,500 in support of Grow Roswell Together - money used strictly to educate the community of the need for the Gross Receipts Tax for our own economic development growth. Unfortunately, the citizens of Roswell did not pass this in March when it went to a vote,
in the number of sales since January. This seems to reflect the decision to 'buy now' of many of those folks were on the fence before.
Interest rates are at an all low so it is a good to buy! Lower prices (which are influenced by foreclosures and short sales) mean news buyers and we are seeing an increase

HOME OWNERSHIP IS STILL THE AMERICAN DREAM! Our association will continue to support that goal for local citizens. We have long held our communities' health, (and national health) depends on strong real estate markets. We are already making plans to provide monetary support to those representatives in New Mexico that support real estate issues!
This next year our association plans to more volunteering as a group. Many REALTORS do volunteer work as individuals, but are plans to assist more in our community as a whole!
It is true that REALTORS have always had to to change-- such as changes relating to law, to market trends or financing. When I first came into the real estate profession, we had to adjust to the use of computers! Then, it was cell phones! Now, iPhones, iPads and social media, etc, etc! But as REALTORS. we move FORWARD to provide the most professional service to our clients and customers. It is my desire and my joy to lead us in that direction in 2012!

Realtors president optimistic about Roswell’s home market NOAH VERNAU RECORD STAFF WRITER
Thirty-seven homes were sold in Roswell during the month of March, a fact that has Roswell Association of Realtors President Cheryle Pattison believing that the 2012 real estate market is beginning to trend in the right direction. Despite many challenges facing Realtors in today’s market, Pattison is quick to point out that total home sales in January and February equals the 37 homes sold in March. Pattison said that with choices up and interest down, 2012 remains a buyer’s market. “It’s a good time to buy from the standpoint of interest rates. Thirty years ago, our interest rates were in double figures!” With interest rates hovering around 4 percent — a 50-year low — Pattison says it is a good time to be in the market for a new home. She said Roswell currently has about 400 residential homes on the market, and that in a good market you see about 350. She said the top-selling price range is currently between $100,000 and $120,000. Pattison said home ownership remains the American Dream, but also under-
stands that appraisals and sales are harder to get today than ever before. “Realtors have to work twice as hard, and get a lot less, because it is so difficult,” she said. “They’ve made it more difficult for young people to buy. And that’s because of laws coming down from the federal government; sometimes the very people that they’re saying they’re trying to help are the very people they’re hurting. “They’ve even made it difficult for people who live in old homes. The EPA has passed some laws that make it extremely expensive, or even preventing, homeowners from doing some of their own repairs.” Pattison said the Roswell Association of Realtors teamed with the Realtor Political Action Committee and the National Association of Realtors to help stop a federally required 20 percent down payment on home loans. She said the association has constantly battled a number of prohibitive measures, including a statewide transfer tax, and will continue to fight for a fair market. But regardless of where the market stands at any time, Pattison says Realtors move forward. “We’re known for change. We’re used to change. We always work to go forward, even when laws limit us, we still try to be professional.”

Though the housing market might not be booming, there are still buyers out there looking for a place to call their own. Some potential sellers might prefer a patient approach to selling their homes, choosing to do so when the market rebounds and homes regain some of their lost value. Other sellers might not have a choice and must make due with selling in a lackluster market. Regardless of which category you’re in, there are easy ways to boost your home’s value. Making minor changes to a home can add to your asking price, whether you’re putting your home on the market this week or waiting for the market to rebound. The following tasks might not take much effort, but they pay dividends. • Work on the yard. An appealing lawn is still a great way to catch a prospective buyer’s eye. When a home boasts a lush lawn and well-manicured trees, it’s hard to ignore that “For Sale” sign out front. If landscaping has proven an Achilles’ heel in the past, make an effort to take better care of your property in the months ahead. It doesn’t take long for even the most neglected lawn to rebound from disrepair. By the time you feel confident to put that sign out front, you might just be putting it up in a lush lawn no buyer can resist. • Upgrade appliances. Prospective buy-
ers won’t be thrilled if they walk into a home and see outdated appliances. Some might even feel older appliances indicate a homeowner who cared little about appearances and might begin to wonder if there are any additional areas that might have been neglected around the house. Stainless steel appliances in the kitchen and even new fixtures in the bathroom are aesthetically appealing and tend to excite buyers. Homeowners who aren’t immediately putting their property up for sale can gradually upgrade their appliances to lessen some of the financial toll such purchases take. • Replace the carpet. A clean carpet might not make a world of difference to a home’s inhabitants, but a new carpet will be more appealing to prospective buyers. Choose a neutral-toned carpet that will boast a more universal appeal. • Paint the home. A fresh coat of paint or new siding is always attractive to prospective buyers. If your home hasn’t had a new coat of paint in awhile that might make buyers feel the home is musty or old. Many buyers judge a book by its cover, and sellers want their home’s exterior to be as attractive as possible. Homeowners can also paint rooms inside the home to give it a fresh and welcoming feel. • Clean up around the house. A clut-

Armstrong named Citizen of the Year by Realtors VANESSA KAHIN RECORD STAFF WRITER
Roswell may not be what it is today if it were not for the efforts of one woman, who has grown inwardly as the institutions she has helped grow outwardly. Thanks to the acknowledgment by the Roswell Association of Realtors, Judy Armstrong can add 2012 Citizen of the Year to her list of accolades. “I’m very touched and honored,” Armstrong said of the recognition. “There are so many wonderful people in Roswell who could be called citizen of the year.” Armstrong is perhaps best known for being provost of Eastern New Mexico UniversityRoswell, a post she held from 2001 until her retirement in 2008. Born in St. Louis, Armstrong’s family came to Roswell in 1956. She attended Eastern New Mexico University, where she completed both a bachelor’s and a
master’s in English. Armstrong found the first of many callings in 1971, when she became the literature instructor for the high school equivalency program at ENMUR. After 10 years, she became assistant director of the Roswell Public Library; but was soon at ENMU-R again, this time to teach English composition, creative writing and communication. Armstrong quickly began to ascend the ranks at ENMU-R. The fact that each job built on the previous one is no coincidence to her. “God has really blessed my life in so many ways,” she said. In 1995, Armstrong completed a doctorate in education administration and supervision at the University of New Mexico. She became ENMU-R’s acting dean of instruction in 1998 and dean of instruction in 2000. In 2001, she became the school’s provost. She also co-owned ARMTEL, a telephone equipment company,
with her late husband, Hal Armstrong. They were married August 1983. “That’s another blessing,” Armstrong said of Hal, who passed away in 2003. She maintains a strong relationship with her six step-children and extended family. Armstrong is just as tireless today as she was before her retirement. She is vice president of the Friends of the Roswell Public Library and was appointed to the Library Board of Directors by Mayor Del Jurney. She is a member of various boards, including the Chaves County Court-Appointed Special Advocates program advisory board; the ENMU-R Foundation Board and the Roswell Safe Coalition. She is treasurer of the Walker Aviation Museum Foundation and former president of the Altrusa Club. Armstrong is also the proud human companion of two dogs: Watson, a 3-year-old miniature schnauzer, and Buster, a 2-

Realtor of the Year offers tips on home buying 2012 AMERICAN HOME WEEK

Dean Day, who has been in the real estate business for 22 years, accepted her nomination as the 2011 Realtor of the Year at the Roswell Association of Realtors’ 64th annual banquet on Jan. 29. Born in Dora, Day studied home economics and had dreams of pursuing a career as a home economics teacher. She has three daughters and six grandchildren. Day’s love for people and her work in interior design inspired her to get her start in real estate. She started with the momand-pop business Associated Realtors, which later bought Better Homes and Gardens. She then worked at Century 21 Home Planning and is now with RE/MAX of Roswell, where she has worked for around 11 years. Day has been a top real estate producer for 21 years. She said she loves working with first-time homebuyers, and described the most exciting part of her job as, “handing them those keys.” Day advised that the current market is better for buyers rather than renters. “It’s a great market for buyers right now. Interest rates are lower than they’ve been since
I’ve been in real estate for 22 years. We have wonderful lenders here that can help with different types of loans,” she said. “(To rent the same place) it’s usually going to be much more than what you pay as a house payment.” Day directs her clients to always stay within their means, and identify what they want their house payments to be. She also emphasizes the importance of building up equity. Day described listening as the most useful tool in the business. “The first thing I ask them is to be very verbal. Tell me exactly what you want,” Day said. “I write down everything they say. I usually tell them after about six houses I can find (what they’re looking for).” Day loves the challenge of finding an individual the place that is right for them. Throughout the years so many of Day’s customers have become, “friends, like family, wonderful acquaintances.” Her relationships with clients have allowed her to have much success in the referral business. As a seasoned Realtor, Day has coped with various market changes including fluctuating interest rates and the impact on families and individuals. “We call it the feast or famine business. There are many factors buyers consider when shopping for a home. From the number of bedrooms to the size of the backyard, prospective buyers have their priorities with what they’re looking for in a home. Parents to young children or couples who are planning to start a family soon should also consider the school system. Although granite countertops and interior living area may be foremost on the minds of house shoppers, individuals also have to take school districts into consideration when looking at homes, particularly if they’re concerned about giving their children the best education possible. According to research by The Wall Street Journal, buyers are willing to pay more for a property if it is in a good school district. That’s because even if they do not have children, buyers know that a good school district helps a home remain attractive. Not all schools are created equal, and some rank better in test scores and teacher-to-student ratios than others. These are essential factors to think

about when looking at homes. Although real estate agents can offer some basic information about what schools are in the area, legally they may not be able to share opinions on how “good” the schools are or be able to break down the demographics of student populations. It is typically up to the buyer to do his or her own research. Because the tax dollars that home owners pay largely go to fund schools and town improvements, it is important to look at the schools. Also, if the home will be a stepping stone to another home in a few years, buyers want to ensure their home has the best chance for resale. Oftentimes, a good school district is a factor future buyers will think about. There are some websites that can help prospective buyers look at the schools in the areas they are considering. GreatSchools.net and Education.com are two of the premier sites. They break down test scores, demographics, parent and student reviews and many other things that are
vital to getting a picture of the school as a whole. The sites also use a ranking system from 1 to 10 (10 being the best) to show how the school stands in comparison to others in terms of test scores. Buyers also may want to make a trip to visit the area they’re considering during school hours. This way they can drive by the school and see for themselves the type of students and parents entering or exiting the building. One also may want to set up a brief meeting with the principal to learn more about the ideals of the school and its goals. It’s also necessary to look at the proximity of the school to the house. Some towns have rules in place regarding busing or walking to school. Students who live within a certain distance from the school may have to find their own transportation to and from school. This is something to mull over. Families that are interested in a host of extracurricular activities can also evaluate the town or school district based on the sports or other opportuni-
ties offered to students. Be advised that the school closest to a home might not be the one a student will attend. Zoning laws, and not necessarily proximity, often dictate where a student will attend school. Therefore, it is important to check with the real estate agent or town to ensure the research being done is for the correct school. Some parents prefer their children go to private school, and many towns and cities have a number of options. In addition to the public schools, agents should be able to point buyers toward the private schools in the area. Some may be able to list tuition costs and acceptance requirements. Having a picture of the school district in the area buyers are considering will help offer a better idea of the neighborhood and the people around whom they’ll be living. School districts are important to consider when buying a home, so much so that buyers are willing to pay a little more if it means having a good school in their area.

Get best price when selling a home The housing market has not yet rebounded to pre-recession prices, when buyers seemed to be stepping over one another to bid up the price of homes. Today’s sellers may be lucky to get asking price, with the reality being a certain percentage below. However, that doesn’t mean sellers should accept bottom-of-the-barrel offers. There are still ways to get the best price possible on an offered home. With sellers hoping to get the most possible for a home and buyers interested in spending the least, it’s sometimes a battle of wills when it comes to hashing out a confirmed price in the world of real estate. Sellers who wonder whether they’ll struggle to get a good offer can hedge their bets in the right direction by employing a few strategies. • What you see is what you get: It’s difficult to change first impressions. If a potential buyer pulls up to a home that doesn’t give them “warm and fuzzy” feelings immediately, it may be hard to eventually sway opinion of the home — even if it’s pristine on the inside. Individuals do judge a book by its cover, which means that effort should be put into making a home’s exterior as
appealing as possible. Landscaping should be neat and lush. There shouldn’t be any obstacles leading to the front of the home. Items that look in disrepair should be mended. Curb appeal does matter. • Use a real estate agent: Many people forgo this step, thinking they can sell their home just as well without an agent and not have to pay commission in the process. A real estate agent is schooled in the process of negotiating the price of an offered home. In fact, the more a home’s selling price, the higher the agent’s profit. That’s incentive right there. Furthermore, agents know the average prices of similar homes and can help a seller price and market a property correctly. That may add up to a faster sale (and a better offer). • Price it competitively: Some sellers think the higher they price their home the more money they’ll get for it. The fact is, the longer an overpriced home sits on the market, the less appealing it will appear to buyers. Individuals looking for a home may repeatedly see the listing and wonder what’s wrong with the home. Even if it’s the best home in the neighborhood, it may be seen as a red flag that’s
best avoided. • Give people what they want: Buyers often prefer updated kitchens and bathrooms. Most buyers out there are not looking for “handyman specials.” They want a relatively turn-key property. A kitchen or bathroom that is an eyesore can repel potential buyers. Home shoppers may be more inclined to go closer to asking price if some of the bigger-ticket items are already completed. • Don’t be an open book: If a buyer knows that time is of the essence or the home is “priced to sell,” he or she may sense that desperation, almost guaranteeing a low-ball offer. Sellers shouldn’t let on too much about their reasons for selling or make it seem like they’ll be in dire straights if the home doesn’t sell quickly. Selling a home under duress is not likely to cause prospective buyers to pony up. • Don’t be afraid to counter-offer: A buyer who is excited to get an offer on a home in a slow market, but feels the offer is below value, should definitely counter-offer. While the buyer may not accept the counter, he or she may make another offer that is more to the seller’s liking.

A dream home stays a dream for many people because of the misconception that it is beyond their financial reach. “While a seaside villa in Italy might never be a reality, there are

While an escape from the hustle and bustle of everyday life is great, no one wants to escape to a place with nothing to do. When shopping for a place to buy or build your dream getaway, be sure there’s plenty of accessibility to popular activities like boating, fishing, diving, surfing, canoeing or kayaking. • Proximity to other hotspots. Even if you’re looking for a place to simply unwind, a dream home’s proximity to hotspots or other exotic locales never hurts. • Proximity to major airports. Unless you plan on living in your vacation home year-round, you’ll want the home to be somewhere that’s close to major airports. This makes it easier to get to your home and flights won’t be as expensive.
