Realtor: Houses are selling for more than asking price

Right now is a promising time to buy a home, according to representatives of the Roswell Association of Realtors (RAR). Dan Coleman, a Realtor, broker and sales manager at Berkshire Hathaway Home Services and current president of RAR, said the housing market is “very good all year” and gets stronger monthly. “It’s always a good time to buy, but now is a great time to buy because potentially, in the future, things are going to be more expensive,” Coleman said. “We are seeing a pretty steady appreciation.” Of the active listings in Roswell as of mid-October, there are 141 residential and five multi-family units, according to information provided by Coleman. Residential units were on the market for an average of 100 days from January to mid-October and the average price of the active listings is $243,493, he said. In terms of completed transactions, Coleman said in Roswell 500 single-family homes have

been sold since January with an average price of $171,789. In addition, he said purchase and sale prices have increased since last year. “What we’re finding is that things are selling at, or even a little over, asking price,” Coleman said. “Once something goes on the market, assuming that it’s in good condition and it’s priced properly — they’re going under contract fairly quickly and sometimes with multiple offers, as we have lower inventory and a bunch of people competing for the same properties.” He said interest rates now are lower, too, roughly between 3.25% and 4.25%, contingent on credit. Within the last year, he said they had been up to 4.75-4.8%, but were about the same this time last year. With Hobbs, Carlsbad and Artesia being “virtually out” of housing, Coleman said the oilfield workers are moving to Roswell. “I’ve talked with the mayor (Dennis Kintigh) and with different politicians and with different oilfield people as well, and they’re all saying that it’s going to continue,” Coleman said. “They antic-

ipate that we’re going to have a lot more business, and a lot more people moving in, and that we’re going to see an influx in our population, which everything that we’re doing seems like it is headed that way.” He said this growth is expected to continue for “several years at least” and the supply and demand will increase the housing prices, which could affect the abili-

ty of locals — those not employed by the oilfield — to afford homes. Another Realtor, Esther Purkey, president-elect of the RAR and qualifying broker with McDaniel Home Solutions, said she is seeing a trend where housing investments are being made in Roswell to renovate houses for reselling or renting. With the inventory of homes down by half, Purkey said it is difficult for

people to find homes, and now is a promising time to sell. Across the state, 19,142 homes had been sold as of September, with a median price of $250,000, as listed on a report from the New Mexico Association of Realtors. From the first of the year until Oct. 21, Coleman stated that 541 residential units have closed here, with total sales of $91,115,316. Last year

through September, there were 469 transactions of residential units for $70,112,917. For all of 2018, 32,006 homes were sold, with a median price of $200,000. Susan McKee, RAR association executive, runs the RAR offices and her job is to support members of the association in many ways. McKee said there are over 200 RAR members (including 100 Realtors), secondary members and other affiliates such as banks, title companies and lenders. When working with a home buyer, McKee can provide contact information for Realtors and real estate firms, but has to remain neutral and therefore cannot provide a reference to the “best Realtor.” She wants homebuyers to know that the RAR members operate with a code of ethics to work with integrity and honesty and are here to support them in the journey of finding a home. “I am working on growing the association and bringing the community together,” McKee said. “I want people to know that Roswell is a wonderful place to live and that

there are things to do in Roswell. You just gotta search for it.” She added that “we’re a good community to be a part of.” When working with a Realtor, Coleman said it is “worthwhile” to have a professional on the homebuyer’s side throughout the process and he added that the fees are paid for by the seller. He said buyers should also save for closing costs, which can be about three percent of the purchase price in addition to the down payment. “There will never be more land, so buy,” Coleman said. “Buy and have your piece of the American dream.”

Fall’s the best time to harvest discounts at garden centers

Fall is the best time of year to get new trees, shrubs and perennials into the ground before cold weather sets in, and it’s often the best time to buy them, too. Garden centers traditionally mark down their off-season inventories rather than muscle them indoors for overwintering protection. Discounted items also might include succulents and carnivorous plants, garden furniture, tools and statuary, potting soil and fertilizers. Many of the sale items are teasers, priced so low that you can’t resist pulling out your wallet even though you may have to work hard at protecting them once they make it home. Before heading out for your bargain shopping, anticipate. Set aside several sheltered areas along retaining walls or the sides of buildings for what one veteran gardener labels “clearance stash-

es.” Understand that nurturing those unplanned-for plants until spring may eat into your investment, at least in terms of late-season sweat equity. They’ll need a deep watering, holes dug for their containers or burlap-wrapped root balls, and then some fill dirt or straw layered around them for insulation. “Containers are vulnerable to freeze damage,” said Weston Miller, a horticulturist with Oregon State University Extension Service. “Overall, I would recommend planting things right away if you buy in fall sales. Overwintering them is not worth it if you’re going with planters.
