Rental & Property Management

TRUST IS AT THE HEART OF OUR OFFER The Rental Program will be managed by an experienced and professional rental management company, MyWay Hotels & Resorts. The owner will be compensated, every six months, for the aforementioned Rental Use. Owners may use their property themselves for a maximum period of 6 months (26 weeks) per year.

Rental revenues Owners will receive 40% of the total operating income obtained from the accommodation services provided to guests. This income comprises the revenue from the sale of the accommodations, without surcharges or indirect taxes, after deducting distribution and brokering expenses, including, among other things, commissions.

Costs COMMUNITY FEES Owners will be responsible for payment of a monthly community fee, the amount of which will depend on the square metres of the apartment owned. These costs will include the following services: Exterior maintenance of your home Interior maintenance of your home Technical installations and communications Security Swimming pool maintenance and lifeguard

PROPERTY COSTS Owners will be responsible for all property taxes and insurance.

CAPEX RESERVE Owners will dedicate 4.5% of their rental income to Capex reserve annually. MyWay Hotels & Resorts will be responsible for holding the Capex reserve and depositing it into a reserve fund account.

1. OWNER OCCUPANCY OF THE APARTMENTS Owners shall inform MyWay Hotels & Resorts, at least nine (9) months in advance of each season, of the time periods they will dedicate the apartment to tourism use. To that end, there are considered to be two seasons: The Summer Season, which takes place from 1 May to 31 October; Owners must schedule their rental weeks before the prior 31 August. The Winter Season, which takes place from 1 November to 30 April; Owners must schedule their rental weeks before the prior 28 February. The periods during which the Owners schedule their apartments to be used as rentals managed by MyWay Hotels & Resorts may be alternating.

2. HOW LONG IS THE TERM OF THE RENTAL PROGRAM AGREEMENT? The duration of the term contract with MyWay Hotels & Resorts for the rental program of the apartment is 16 years.

3. COMMUNITY RULES AND BY-LAWS There are a set of Homeowners’ Regulations (Community Rules and Bylaws) in place to ensure that Abama’s tranquility, elegance, and visual unity are maintained for the enjoyment of the entire community. All Owners and their guests shall undertake to comply with these bylaws.
