68th Annual Parade of Homes On behalf of the Metropolitan Builders Association, I would like to welcome you to the 68th annual Parade of Homes! The Parade started in Milwaukee as a means to encourage home ownership and has grown into a highly anticipated event by thousands of consumers looking to build a new home or remodel an older one. The Parade locations in Germantown and Menomonee Falls will showcase 17 new homes from 15 of our local MBA home builders. The homes truly represent a range of styles and sizes that are sure to help as you plan your next new home and showcase details that can be added to your existing home. All are decorated and landscaped professionally to inspire. Each year, Parade consumers have a chance to vote for their favorite home, landscaping and interior design. In addition, each builder designates a room in each model as their “Best Room”. After touring all the models you are asked to choose your favorites. Complete the People’s Choice ballots available at the entrance to each Parade site and place in the drop box as you exit each site. At the end of the Parade one lucky attendee from each site will be chosen to win a fabulous prize. President’s Message Welcome to the 2013 Metropolitan Builders Association’s Parade of Homes. We are pleased to have you attend this year’s event to see the latest style and design trends in homebuilding. As the housing industry shows signs of a sustained recovery, today’s near-record low interest rates combined with the benefits of new construction make now an ideal time to achieve the American dream of homeownership with a brand-new home. A home is a huge part of our local economy. Every new home built results in the creation of three full-time, family-supporting jobs. That’s one of the many reasons why getting home building back on track here in the Milwaukee-area is imperative when considering the greater impact it has on the regional economy. Many of you may also be attending the Parade looking for ideas to update or remodel part of your current home. Copyright Infringement –
two simple words brought on by one simple action – copying. If you want your home building experience to be a positive one, stick with the plans you know are legitimate.
The homes you tour during the 68th Annual Parade of Homes are a true testament to the vision of Parade builders. What starts out as a design concept develops into a fabulous architectural plan. From there, a majestic home takes shape. Decisions are made regarding every component that will go into the home. What kind of flooring should be used? What type of lighting? A Parade builder must address all the issues you will need to consider when it comes time to build your new home. The biggest difference is a Parade builder must plan on building his or her home to impress the varying personalities of thousands of visitors. Because there is so much work that goes into the design and construction of a home, there are also laws in place that protect each home’s unique design. Just as there has been copyright protection in place to safeguard the original works of authors of literary, dramatic, musical and artistic works, in 1990, copyright protection was extended to include architectural works. With respect to new home construction, the federal copyright laws protect the copying of all or a portion of a home design. Protection is found in two different areas: The protection of the design plans (including blueprints and floor plan layouts). The protection of the completed structure. This extends to its overall interior and exterior appearance. This means that while you are welcome to tour the Parade homes, you need to remember that the plans builders have available for you, detailing the layout and the exterior of the home, are for educational purposes only. You may
not copy those plans. If you bring plans gathered at the Parade of Homes to another builder and ask him or her to duplicate the same home for you, you would be in direct violation of the 1990 Copyright law. Many copyright infringement cases in southeastern Wisconsin have resulted in extensive litigation, and significant judgments. The consequences for plan stealing are very serious and can result in substantial financial penalties. Recent parties convicted of architectural copyright infringement have been required to pay anywhere from $15,000 to $125,000. In future cases, penalties may be higher or lower depending on the extent of copyright infringement. Consumers who are interested in building new homes should consider the following advice to avoid copyright infringement claims: 1) Never ask one builder to copy all or part of the design or finished appearance of another builder.
If you see a specific feature, like a sunroom, in a home that you like, you could ask the builder you would like to work with if they have something similar in one of their home designs or if they could design something similar. The key to avoiding copyright infringement is to understand that copying any part of another builder’s plan is against the law. If you ask your builder to construct the same exact feature found in another builder’s home, it is a violation. Keep in mind that individual standard features or design elements that are functionally required may not be copyrighted (such as doors, windows and stairs). One question frequently encountered by area attorneys is how handwritten sketches are viewed with regard to the copyright law. Many homeowners believe that when they contribute their own sketch to a builder, detailing ideas for a floor plan or a specific design idea, that they have rights to the final design of the home. In reality, the copyright is owned by the person who puts the ideas into final form. When an owner’s sketch is incorporated into an architectural design it becomes part of the architectural design and becomes the property of the person who drew the plan. While the homeowner still has rights to his or her sketch, that is the only part of the plan he or she may take to another builder without having to worry about infringing on the copyright owned by another party.
2) When interviewing builders and shopping for different home designs, ask each builder you interview whether he or she has a home design that incorporates the style or features you are looking for. Explain the style or features by giving examples; but keep in mind that copying is prohibited. 3) Make sure that you are purchasing the rights to a legitimate plan by asking the builder to confirm that he or she has the right to build the plan or design that you have selected.

As the cost of energy continues to rise, Americans are looking for ways to reduce those expenses, without drastically changing their lifestyles. With those goals in mind, here are some ideas for keeping money in your pocketbook, while still helping the environment:
you recycle materials used in the construction or remodel of your home. According to Mark Hanley with Cornerstone Disposal & Recycling, Inc, “up to 75% of the new home construction debris [can be recycled],” thereby saving the homeowner a substantial amount of “tipping fees” at landfills.
1) MAKE YOUR HOME A "SMART HOME"
3) UTILIZE A WALL STRUCTURE THAT MINIMIZES AIR LEAKAGE
The more functions in your home that can be automated based on behavior, the less energy you will waste. Smart Home technology can be as basic as a programmable thermostat, but often encompasses more home features and can be specified to a greater degree. When building or remodeling a home, make sure to ask about ways to control lighting, climate, security systems, and even multi-media home entertainment systems all with the touch of a button and with settings that respond to your lifestyle.
2) REDUCE, REUSE, AND RECYCLE
Most people know that recycling and reusing material is great for the environment (each home that recycles ½ of their household waste will save 2,400 pounds of carbon dioxide annually). But it can also save you money when 76 Official MBA Parade of Homes Plan Book
Conventionally built walls naturally have areas where air can transfer from the exterior to the interior. Advances in wall systems, such as the use of Structural Insulated Panels (SIPs) or Insulated Concrete Forms (ICFs) can drastically minimize air intrusion into the home. Using these wall structures in a new home or a remodeling project will significantly improve your cooling and heating cost each year.
4) SEAL ALL LEAKS IN YOUR HOME
According to Keith Terry, with Wisconsin Insulation Services, “the United States Department of Energy reports that up to 40% of the cost of heating and cooling a home is lost to uncontrolled air leakage.” He notes that sealing those air leaks will help you
maintain your home at a comfortable temperature all year long and help lower energy bills. “The biggest gaps and holes are most often found in the attic and the box sill,” notes Terry. Terry goes on to assert that, “using spray-applied polyurethane foam combines superior insulation performance with seamless air and moisture impermeability to eliminate uncontrolled air leakage for improved energy efficiency.”
5) REPLACE YOUR INCANDESCENT AND COMPACT FLORESCENT BULBS WITH LED LIGHTS
LED (light-emitting diode) lighting is more compact and dramatically more efficient than traditional incandescent bulbs. In fact, LED bulbs use 85% less energy than incandescent bulbs and are 10% more efficient than compact florescent bulbs. LED lights are safer too as they are made with solid-state technology that emits light from a chip so they produce minimal heat, there is no filament to burn out and they do not contain mercury or other toxic material. LED bulbs also last incredibly long. You can count on 100,000 hours from a normal LED bulb and that is 100 times longer than incandescent.

6) CUT DOWN ON YOUR HOT WATER USE
Heating water in your home can account for anywhere from 14% to 26% of your home’s energy usage. You can reduce that by using fixtures that utilize less water every time you turn them on. The EPA has created the WaterSense program which, in part, approves fixtures that provide exceptional performance while reducing water use. If the fixtures in your home are more than ten years old, consider replacing them with newer, more energy efficient, WaterSense rated products.
7) LOOK FOR THE ENERGY STAR ® LABEL WHEN LOOKING FOR NEW APPLIANCES
When shopping for an appliance, it is important to note that they really have two price tags: the purchase price, and what it costs for the energy to run it all year. An Energy Star® qualified appliance ensures that you will be saving money over other appliances in operating costs because they run considerably more efficient than standard models.
8) ONLY WASH DISHES AND CLOTHES WHEN THERE IS A FULL LOAD AND USE COLD WATER WHEN POSSIBLE
Dishwashers and washing machines waste most of their energy on heating water for a load. When you wash a small load of either clothes or dishes, the machine still needs to waste energy to heat up a considerable amount of water. Instead, only operate these machines when there is full load, thereby saving energy. Better yet – use cold water whenever you can!
9) CHANGE YOUR FURNACE FILTER ON A MONTHLY BASIS
Furnaces operate most efficiently when there are no impediments to air flow. However, if you don’t change your filter on a frequent basis, the filter can get clogged with dust and other airborne particles, forcing your furnace to work harder to maintain airflow. This will reduce your furnace’s efficiency and can cause damage. Because filters are relatively inexpensive, change yours on a monthly basis to ensure that your furnace is operating as efficiently as possible.

10) USE LANDSCAPE WISELY
While most people think of internal components when assessing energysaving measures, the landscape you choose can have a considerable impact on your energy bills. Glenn Rieker, from Johnson’s Nursery, Inc., suggests that, “tree selection and placement is critical when attempting to reap the benefits of passive solar heating and/or cooling, as well as allowing a homeowner to take advantage of natural lighting.” For the cold winter months, Riecker suggests that the placement of dense evergreens, like Black Hills, Blue or Norway Spruce, on the north and west side of a home, help with insulation by blocking the cold westerly and northern winds. While not every homeowner can incorporate all of these suggestions, most can incorporate a majority, which will have a noticeable impact on your energy bill.
