Modhwadia has 40 years of experience in the architectural industry, who is better qualified to understand the demands of any proposed project. This unassuming man puts individuals and customer satisfaction at the heart of all his relationships with clients. The second in command is his son and Director of the company, Niraaj Modhwadia. He joined the family firm after completion of his education and has been in the field since he was 16 years. He is fully conversant with all aspects of the company and is working towards assuming the leadership once his father retires.

The execution of every project is different and we give first priority to the requirements of the client and carry out the project in the best possible and in a cost‑effective way. Every individual may have different requirements, especially when designing the interior. Though the process of designing & building a small or a larger project may be same there are some points that one should keep in mind while planning the project:

Unde rst anding t he p roj ec t: Here the company will obtain information about your property and they may have to pay a visit to the site to understand any specific requirements/intricacies if required.

Fe asibi li ty : After assessment of the property from looking at each individual property based on planning guidelines along with individual characteristics present in the local street, they advise the client what they believe to be achievable and follow this with a brief explanation on how the proceedings will unfold. (If at this stage they may require specialist help to achieve the planning, either with pre-application advice or planning consultant)

3B ri efi ng a and M Measu ri ng: Once the deal is struck with the client after personal contact, we will now come to measure and photograph the property. At this point they inform the client about additional services that may be required (Thames water/Party wall/drainage survey etc.) advising on layout and portraying in the design.

5 A Appl i cat ion r re sul ts: Once the application has been submitted following up to decision from the council, they will stay in communication amending plans according to planning officers’ comments. Following decision, the application will continue as usual or appropriate measures will be taken from re-applying or appealing.

Dr awings a and s su bmissi ons: Within a maximum of 1-2 weeks, the proposed drawings that are required to be submitted to the local authorities will be ready, include any final external changes (Windows/doors/roofs etc.) to be submitted to the council.

6 Su bmit ti ng t to b bu il di ng c co nt rol : Finalizing internal layout before going ahead and achieving (Structural engineer) steel calculation and submitting to building control. Meanwhile all other regulated department-based certificates/agreements are achieved in order to reduce delays in commencement.
