innovative | compact | portable | flexible architect’s brief To design a building with a small footprint which can be placed on a site with limited space.

To be flexible enough for different configurations to suit the client. Can be assembled and transported to site, firmly anchored to the ground with deep piles. Through innovative design, provide compact but comfortable living spaces that can be lived in for extended periods of time. Must be removable but still meet any regulations the Council may require.

Double glazing throughout

High quality construction materials and interior fittings and fixtures, to ensure attractive finish and longevity. Economy version available if required, also of high standard. Utilising innovative screw anchor piling system for deeper, stronger foundations during possible seismic activity. This system drills down past the liquefaction layer into solid ground, giving greater holding. They are also removable and re-useable. Our costings have been positive. Looking at what else is available of the same size and layout, we feel we are more than competitive. Due to our design, there is minimal waste of materials. Because we build off-site, there is low impact on your land.

Fully insulated units

Gas water heating & cooking Strong “i” beams under units to provide a solid base for transport and foundations. Compliant with NZ building code. Off-grid solar power options available on request. (Need details of “use” to design each system) Rain water collection tank and connection available on request. (Note that roof area is too small to provide all water needs.) Deck, verandah and/or pergola can be built as an optional extra, price dependant on size.

Our design encompasses all the points set out in the brief.

We have looked at other uses for these buildings: Their good looks , fantastic insulation, low cost to heat and full finish, make them perfect for a variety of uses:

Currently, we are exploring modular concept ideas, providing for expansion to the unit later on, if the client requires a larger unit.

Excellent for reselling, or kept as a sleep-out or extra on-site accommodation for boarders or family members.

Due to the changing needs and tastes of the public, we can provided other designs utilising a range of building materials and floor plans.

Can be moved onto a small section, for a first home buyer to start on the property ladder. The building could be moved to another area for a bach, holiday accommodation or cafe.

Anything outside our basic layout may incur extra costs, although this may not always be the case, depending on materials used. There is also the option to purchase a basic shell, taking appliances and fixtures from the client's existing home. The potential money-saving from recycling is a good way to further reduce the footprint.

Could be utilised as an office space or studio for people who wish to work from home (e.g. artist accountant, hair dresser or music teacher). A stylish backyard 'man shed' or garden studio.
