STUDENTS' GUIDE TO FINDING THE RIGHT ACCOMMODATION F
inding somewhere to live with a paint job from this century and a functioning oven seems a straightforward proposition. Unfortunately, the reality is often a blizzard of chilling decisions; frosty landlords and defrosted hopes, dreams and potato waffles. Allow us to turn up the heat on this deep freeze. Our newspaper (and our website) is a pantry packed with prestige properties and landlords from around the city, and this guide, filled with tips to help you find the right accommodation, should put a potato smile back on your face.
WHEN TO LOOK House hunting is competitive, and while the early bird catches the worm, good things come to those who wait. Clichés aside, it’s worth starting as early as November; you’ll encounter some naff properties, so don’t settle for the first thing you see. There’s often pressure to secure a house by Christmas, but good properties are available in most cities until the end of May. Don’t be rushed into making decisions.
TYPES OF ACCOMMODATION There are numerous living arrangements to consider, the five most common being: halls of residence; a house or flat share; a room in a private house; and a private flat. All have their merits, so think about what you want from your accommodation. The most popular options are halls of residence (either uni-owned or private), and house/flat shares. Halls are a great way of adjusting to living away from home and meeting new people; while sharing a house or flat is great for those who want to live with friends. Visit www. accommodationforstudents.com for the largest selection of properties throughout the country. There are other options though. A room in a landlord’s home is hardly the quintessential student experience, but is an option if you leave things late. Finally, a private flat is good for more reserved
students. Living on your own can be costly, and isn’t for everyone; Jeremy Kyle is far less funny on your own!
Make sure the housemate with the lowest budget can afford the property too.
CHOOSING YOUR HOUSEMATES
Finally, if you’ve found the right place but have an extra bedroom, you can pay the deposit and advertise the spare room on www. accommodationforstudents.com. AFS has a section for this; students looking for somewhere to live can request a room.
Picking the right people to live with seems obvious, but it’s easy to get it wrong. Often, students will commit to living with people they’ve known for only a few months – will you still enjoy kicking about with them once their drunk anecdotes have worn thin? Living in a house is a much more intimate experience than halls. Two words: shared bathroom. There are benefits though, and with the right housemates, you’ll have a blast - so make sure you and your housemates are compatible. Start simple: do they like things clean? Disagreements over cleaning can get ugly – and tensions will boil over faster than an ignored pan of pasta. Consider other factors too: are you all party animals, or early birds? Will a vegan housemate get upset if you cook meat in their pans? They may seem silly questions, but it’s the little things… Finding a balance is important. All-male and all-female houses can create problems, according to Accommodation for Students (AFS) research. A mixed household may be the best balance, but this is down to personal preference - everybody should feel comfortable where they live. You should also think about budgets; if your mate Tarquin has a wallet exploding with fifties, and you have to count your pennies for a pint, then problems could ensue.
THE BUDGET Money is central to choosing a place, and there are numerous costs to consider. Rent is your main expense, and rates vary throughout the country. A survey conducted by AFS shows the average student rental rates are £79.27 per week in 2013/4. The average rent in Manchester is £76, just under the national average. While halls include utility bills (gas, electricity and water) in the price, most house shares don’t; www.glide. uk.com is helpful as it allows tenants to pay individually, so don’t worry if one housemate doesn’t pay up. While full-time students are exempt from paying Council Tax (visit your uni’s Accommodation Office for an exemption certificate), part-time students do have to pay, so bear this in mind. Unfortunately, students can be an easy target for burglars, so contents insurance is worth considering. There are various options, including Endsleigh (www.endsleigh. co.uk), who have student-specific plans. Finally, you’ll need a TV license to watch TV or stream live programming. This costs £145.50 per year (www.tvlicensing.co.uk/

QUESTIONS TO ASK THE LANDLORD Even if you’ve found a property that looks great, there are other factors to consider in the future. Be prepared and make sure to ask a few questions to a prospective landlord. How long has the property been on the market? If the place has been listed for a while, there could be underlying issues. However, you may be able to negotiate the rent if the property is struggling to move. How much is the deposit, and what’s the length of contract? Generally, the deposit is one month’s rent plus £200, and the contract is usually 12 months, with half rent over the summer. In non-student areas, it may be easier to negotiate shorter terms. Is there a break clause in the tenancy agreement? This allows either party to give two months’ notice to end the tenancy after six months. Is the property accredited? The AFS/Unipol code is a national accreditation scheme for landlords, and has a number of standards that must be achieved in order to gain accreditation. These are assessed through a robust property inspection, so it is well worth asking.

TENANCY AGREEMENT OVERVIEW Budget sorted? Check. Property found? Check. Pestered the landlord? Check. We’re nearly there - just need to sign the contract! As with any document that requires a daubed name at the bottom, it’s important to know what you’re signing. The contract, known more formally as an Assured Shorthold Tenancy (AST) Agreement, generally lasts 6 months to 3 years; however, a 12-month agreement is common, as landlords want to fill their properties over the summer. You can renew your tenancy at any point for the following year, and landlords are likely to ask a few months before the end of your contract. Rolling month-to-month contracts exist, but for students a renewal is likely to be for another 12 months. Remember, a landlord is obliged to provide two months’ notice if they want to terminate an AST. This can be done at any time, but cannot be dated to expire before the end of the fixed term. It’s a good idea to get your agreement checked before you sign it; often, your University Housing Office will do this for you.
DEPOSITS There are two types of deposits: a holding deposit, which reserves the property and is normally nonrefundable; and a dilapidation deposit, which is held by the landlord throughout the tenancy. This money will be used at the end of the tenancy for maintenance, repairs and cleaning. So scrub your oven, alright? The Tenancy Deposit Scheme protects deposits, meaning the landlord must return the deposit, or pass it to an authorised scheme to register a dispute. These schemes provide a free dispute resolution service, but if the landlord or tenant(s) don’t agree, the dispute will go to court. Landlords must tell their tenants within 30 days of moving in which scheme the deposit has been registered. Finding the right accommodation is important, so remember to start as early as you can, stay calm and most of all, enjoy!

CITY CENTRE Living near the city centre has its benefits: you’re right next to the Universities, meaning longer lie-ins and less spending on bus fares, but you’ll see these benefits come back to bite you in your rent. Being near the city centre, though, does mean you’ll have easy access to all the shops, bars and restaurants it has to offer. The Northern Quarter is easily the trendiest part of town, where you will find shops selling everything from second-hand records to vintage comic books, and is the go-to place for the young beard-wearers of Manchester. The style doesn’t come cheap, though, particularly at the bars – as a rule of thumb, the closer you are to the Northern Quarter the
more expensive your drinks will be. But when it comes to artsy, vintage or just plain weird shops, the Northern Quarter is the place to go, with an easy highlight being Afflecks, a self-professed ‘emporium of eclecticism’. If you’re just looking to do a bit of shopping, the Arndale Centre is right at the heart of the city, and is full to the brim with every highstreet shop you could think of. If you’re looking for something, you’re almost guaranteed to find it at the Arndale. The city centre isn’t all just shopping, however: there’s no shortage of places to eat out, and certainly no lack of destinations for a night out. Factory 251, 5th Avenue and Revolution are the big names in terms of student clubs, but if you’re looking for something more toned down there are tons of pubs and bars in the city itself, as well as the several Weatherspoons dotted around Manchester, if you don’t mind trading personality for price. Heading South out of the city cen-
tre towards the universities you’ll find places like The Thirsty Scholar, Pub Zoo and Footage, each with their own distinct atmosphere, and there’s always the university bars if you’re looking for a cheap pint and decently priced food. If you’re interested in experiencing the cultural side of Manchester, there’s no shortage of events and venues in and around the city centre. For film buffs few places can compare with the Cornerhouse, which shows films from around the world and where a ticket will likely set you back little more than a fiver, thanks to subsidies from the EU and a not-inconsiderable student discount. As for those interested in the more alternative (and cheaper) side of theatre the Dancehouse is just a two minute walk from the universities, and, unlike the larger theatres, won’t break your wallet. As for live music, Manchester is almost overflowing with it. Many pubs and bars will host live music at least one night of the week, and there are a plethora of dedicated venues across the city, the most well-known being the Manchester Academy, attached directly to the University of Manchester Students Union. Whether you’re looking for big, loud performance or a more intimate unplugged gig, you can be guaranteed to find what you’re looking for.
RUSHOLME Rusholme lies just south of the universities along Oxford Road, and boasts a large student population living mainly in Victorian terraces off from the main road. Rent is cheap, and so is the food, as Rusholme also contains the Curry Mile – a massive stretch of curry houses and takeaways offering food from everywhere between Turkey and Bangladesh. There’s no shortage of supermarkets, either, so if you’re looking to make your own curry instead, Rusholme is the place to go. It’s not all just takeaways, though: the Curry Mile has a variety of restaurants with student-friendly prices, and there’s always the more famous restaurants if you’re willing to pay a bit extra. There’s no shortage of good food in Manchester, and the Curry Mile is home to much of it.
FALLOWFIELD Fallowfield is easily the largest student area in Manchester, and is home to a large amount of Manchester University’s accommodation. As you might expect in an area with such a large student population, local businesses haven’t wasted any time moving in to cater to the market. Like most student areas in Manchester, Fallowfield is on the Oxford Road Corridor, heading directly south out of the city and past the universities. With such a large number of students along its length Oxford Road is one of the busiest bus routes in Europe, but luckily ticket prices respect the limits of the student bank account. The student favourite is the Magic Bus which runs up and down the Oxford Road constantly, and which costs just £1 for any length of trip. Trying to catch it around rush hour may be a struggle though: the buses fill up fast as a huge number of students try to get into or out of university at the same time. If you
plan on travelling primarily by bus, getting a pass is a wise move – they let you ride on most services, day or night, and you’ll save money in the long run. If you’re interested in saving even more money, and getting in a bit of

extra exercise, cycling is the way to go in Manchester. A cycle lane runs the length of Oxford Road all the way from the universities down to Fallowfield, which is used by many students to commute in and out of university. Oxford road is a busy place, however, so it pays to be cautious. A helmet is a must-have, and make sure to watch out for holes in the road as much as for other drivers. A strong lock for your bike is another must-have. While your bike is fairly safe at the universities, it is unlikely to last a night locked up down Oxford Road. Spending a few extra pounds on a good lock will save you spending hundreds of pounds on a new bike later on. As for Fallowfield itself, there’s no shortage of places to drink: from pubs to bars to clubs, everything
you could want is within easy walking distance. Baa Bar and The Font offer cheap drinks aplenty, while places like the Friendship Inn offer up a standard pub atmosphere. If you’re feeling hungry afterwards, the Curry Mile is just a few minutes away, and if you want something closer there’s no shortage of takeaways in Fallowfield. A student favourite is 23rd Street Pizza, which sells excellent 20” pizzas for a decent price; great for sharing, but if you’re hungry for something else, you won’t have to look hard to find it. For those who want to stock up on the way home, the large Sainsbury’s at the heart of Fallowfield stays open until 11 most nights, and is the main supermarket for most students in Fallowfield. Its proximity to most students’ houses is a huge plus, meaning you won’t have to lug the weekly shop too far home, and can easily pick up bits and pieces on the way back from uni.

wo of Everything Everything’s members met as students at Salford Uni, and with the rest of the band shortly following suite and moving to Manchester too, it’s safe to say that they know their stuff. When they’re not on the road, the band call Manchester home, making these guys a reliable beacon of information for students and graduates alike. Bassist Jeremy Pritchard takes us on a whistle-stop tour of the band’s favourite gig venues, restaurants and bars in Manchester, and fills us in on how to get the most out of the Uni experience (hint—go and explore for yourself, there’s a lot to choose from). The band are hailed for their eclectic mix of styles, and they acknowledge influences that range from R. Kelly to The Beatles. They’ve now expanded their resume even further, having recently headed up a residency at Manchester Central Library in November. ‘Chaos To Order’ showcased several other talented artists from a range of backgrounds, with free interactive events over the course of a week. The band described their mission to explore and disrupt the ‘normal working processes of a library and seeing what the building and its users are capable of ’. As if this wasn’t enough of a treat, they announced that their third album was going to be recorded during their week at the landmark library. These guys have a skill for moulding and re-appropriating different spaces and sounds to create something unique, and hail Manchester as the perfect base from which to do so. If the chance to stumble across such a unique performance isn’t enough incentive to get down to a library, then we don’t know what is!
JEREMY AND JONATHAN, YOU STUDIED AT SALFORD TOGETHER, DO YOU HAVE A FAVOURITE MEMORY OF STUDENT LIFE IN THE NORTH WEST? I think the memory of the gradual realisation that Jonathan and I were good together, basically. We were very close artistically and in terms of ambition, and also sort of made up for each other’s failings. We sort of filled in the blanks for one another, and that made us want to form the band together. We’d played in a couple of bands whilst studying, and worked on other things together; our first band Pilgrim Please, the actual coursework, a fairly bad but charming math rock album as Modern Bison, two films that Jonathan had written and directed that we both ‘starred’ in. It seems quite prolific and creatively diverse now. It definitely made us both think we were capable of a lot together.
WHAT WAS IT ABOUT MANCHESTER IN PARTICULAR THAT MADE IT YOUR BASE AS A BAND? It was easy really as we were already there, and we’d grown so used to the
music infrastructure and its proclivity that we didn’t really consider anywhere else to start. Jon was able to persuade his old friends Michael Spearman and Alex Niven to move to Manchester. Plus the rent was and is amazingly cheap for such a culturally rich city.
DO YOU HAVE ANY PLACES TO GO OR PARTICULAR EXPERIENCES THAT YOU’D RECOMMEND FOR YOUNG PEOPLE WHO WANT TO GO OFF THE BEATEN TRACK TO EXPLORE MANCHESTER? All the places I could list are already covered by the dozens of city guides and freshers week information packs. Find your own version of the city. It took me a while. Whatever your version is though, it should probably include Namaste Nepal on Burton Road in Didsbury. The best curry house in the world. Alex looks upon it as his Gentlemen’s club.
YOUR FIRST GIG WAS AT NIGHT AND DAY CAFÉ IN THE NORTHERN QUARTER, WHAT ARE YOUR OTHER FAVOURITE VENUES TO PLAY IN THE
CITY? IS THERE ANYWHERE YOU’RE DESPERATE TO PLAY? The Apollo is one of many great old former music hall / cinema venues in the UK and we like it there. We had some great shows at Academy 2 (or Manchester Debating Hall, to give it its proper name). The Albert Hall is easily the most beautiful venue in the city so I’m looking forward to hopefully playing there at some point. Night & Day obviously holds a special place in our hearts. I think we played there around 10 times between 2007 and 2010.
FOR A MORE RELAXED EVENING, WHERE IS YOUR FAVOURITE HAUNT IN MANCHESTER? Volta in West Didsbury, on a week night.
WHAT WOULD BE YOUR BEST PIECE OF ADVICE FOR STUDENTS WANTING TO FORM A BAND DURING OR AFTER UNIVERSITY? Value one another. The people you’ll meet at university are its most valuable asset.

YOUR ARTIST RESIDENCY ‘CHAOS TO ORDER’ WENT DOWN A STORM AT MANCHESTER CENTRAL LIBRARY THIS MONTH, WHAT WAS IT ALL ABOUT? Lots of different performances, explorations and experiments from many different artists in many different mediums. Some of it was planned and scheduled and choreographed. Much of it was not and just ‘happened’. For us it’s partly [been] about disrupting the normal working processes of a library and seeing what the building and its users are capable of, as well as enjoying the talents of various friends who have responded the ‘Chaos to Order’ brief in really varied and interesting ways. Everything Everything were interviewed by AFS Team member Lou Budd, who is a Masters Student at the University of Manchester.
