This is the most common question. Everyone wants top dollar and has an emotional attachment to their home, how can you put a price on that? First, let me tell you most Realtors will offer a CMA (comparative market analysis) for free. Yes, we want your listing, but a good agent will make sure it benefits you, too! How is a CMA created? A seasoned professional will do this similar to the way an appraiser determines the value, a good CMA should consider the current market and the following factors: supply of homes, amenities, location, competition, what percentage of buyers could buy your home, and your timeline.

What are the steps in selling my home?

Determine the value and possible repairs. Knowing what loans will most likely fund your buyer’s purchase can make a big difference in repairs, since different loans have different requirements. Also knowing what repairs are worth making will allow you to have a better net profit. Making sure buyers are qualified for the price with a reputable lender is important. Then there’s the seller’s disclosure, purchase agreement, inspection, repair addendum, repairs and finding contractors for bids and repairs. Attach required addendums, appraisal and finally the closing cost. On most loans there’s a document prep fee, tax service fee, tax prorations, recording fees, fees to insure title, paying off the loan and exchanging the money.
