Stats Man Strikes!

This is a very special Stats Man article this month. Every year Keller Williams has Red Day, which is a day where agents step out of their business and into the community for a day of volunteer work. Our office choose to help out at the Oregon Food Bank. Two weeks before Red Day, our agents at Beltran Properties Group went around to a couple of areas in Wilsonville and left grocery bags with a flyer about the upcoming food drive and a promise to come back and pick them up. Beltran Properties Group ended up with 40 bags filled with groceries and a box from Costco with two bags worth!

his city has heart! And we at Beltran Properties Group thoroughly enjoy being a part of it. In May, our team dropped off hundreds of empty paper bags (in various neighborhoods around town) to be filled with food donations for the Oregon Food Bank.

Wow, did Wilsonville respond! Thank you to everyone who participated by filling a bag. Our team was able to bring over 40 bags of food supplies to the Oregon Food Bank, where our teammates later volunteered their time. Next? How about a golf scramble fundraiser hosted by the Wilsonville Chamber? We hope to see you there!

Determining a Home’s Value: Fact & Fiction A

ppraisals may seem like a scary monster under the bed. First you decided the price of your amazing home with your BPG listing agent, then you find a buyer who agrees … and then you wait for the appraiser to come in and make their judgement on the value of your home. Nail biting! Right? Well, it doesn’t have to be, if your agent knows what to do and how to navigate this critical part of the home selling process.

Not-So-Simple Math

We at BPG have heard many appraisers take on determining value, and it varies a bit. The one thing we have always told clients is that if it was just math, there would be no need for appraisers or anyone else to determine final value. But it’s not just math, it is a combination of art and science that helps determine a home’s value.

How Appraisals Work … and Don’t work

What the typical appraiser does is look at similar homes within about a mile radius of the properties that have sold in the last 6 months. It is easy to look at price per square foot as long as the home’s finishes and quality are similar. Sometimes that is comforting, in that, it’s easy to find very similar comparables. However, this cookie-cutter approach may make it more difficult to fully take advantage of a rising market. This is a very simple and easy approach when you are in a homogenous neighborhood with brisk sales. If you are in a hodge-podge neighborhood where several builders built random homes of varying size and style, that’s when things change. That’s when the math gets tougher. When you have a unique neighborhood, pricing can be moved more by which comparables are pulled. When we sell a home, we meet the appraiser at the home. We provide the appraiser with our comparables so that he or she can see why we priced the home as we did.

Curious About Unique Properties?

One appraiser said he would have to look back years in order to find the right comparable homes (or “comps”) for unique properties. He talked about appraising a unique riverfront home. While there were no good comps for that property in the current market, what he did was find similar homes away from the river and determine that home’s value. Then he looked at other riverfront homes to see what bonus in price that riverfront location provided. He then put the two values together to determine the riverfront home’s value. See? Nothing to be afraid of here!
