Stats Man Strikes! $1,000,000 +

Homes In Wilsonville This month I looked at the higherend of the Wilsonville market. For homes over $1,000,000, RMLS shows 4 currently pending and 106 sold all-time (according to RMLS records, which appears to only go back to the year 2000.) Sales have picked up since then. 62 homes were sold over $1,000,000 in the last ten years and 21 sold in the last two years. Interestingly, the average and median square footage has gone down. For all of the sold homes the average square footage was 5,815sf with the median at 5,546sf. In the last two years, it was 5,260sf and 4,500sf respectively.

Let’s Talk Transactions B

uying or selling a home is a huge undertaking. Since it’s not something most people do very often, many people may not know what to expect. As your local real estate team, it is our responsibility to ensure our clients are privy to each piece of the operation, from start to finish. Here’s what goes on behind the scenes after an offer is accepted and a contract is signed by buyers and sellers ~ let the transaction process begin!

1. Paperwork Checkpoint! If we’re representing the buyer, we receive paperwork, typically via email, from the listing agent with all signatures in place. We review the documents and make sure all the signatures are in the right spots, and nothing is missing. If we are representing the seller, we would send the accepted offer paperwork to the buyer’s agent. And we confirm all the dates and figures are accurate. 2. Escrow Begins! We send paperwork to title/escrow, and to our administrative team and the listing agent to get escrow opened and all parties on the same page for important dates and timelines. 3. Disclose, Disclose, Disclose! The buyer reviews and signs off on the seller’s disclosures. These disclosures vary based on property type, but often include things like known defects, prior improvements or repairs, and potential environmental hazards. Sellers may see making disclosures as beneficial to themselves, and believe that buyers will build these pre-disclosed facts into the contract price, but this is not always the case.

4. Due Diligence: We schedule inspections if we

represent the buyer, as soon as possible, depending on the home inspector’s schedul. If we represent the seller, we’ll ensure all housekeeping items are taken care of, such as confirming approved smoke detectors and carbon monoxide detectors are installed, water heater straps are mounted, etc. (things we know will be required for the appraisal). The buyer has a set amount of days in which they may conduct inspections and communicate any problems found to the seller.

5. Earnestly Seek Earnest Money! We make sure

earnest money is turned in on time and get receipts from the title company for our clients.

6. More Due Diligence! Review preliminary title report, address any issues the title company may have.

7. Inspect What You Expect! Perform home inspections – this can consist of a general home inspection, radon testing, well testing, sewer scope, and more.

8. Negotiate Repairs: If the buyer finds anything disagreeable in the home inspection report, they can report them to the seller and terminate the contract (and provide any relevant inspection reports upon seller’s request), or they can ask the seller to remedy the defects they found (or provide closing cost credits to

cover the repairs). Sellers may agree to all of the buyer’s requests, offer a modified solution, or decline to make any amends. In response, the buyer can to continue to negotiate, accept the seller’s position, or walk away. All of this is done in writing.

9. Appraise The Value: Lender orders the appraisal for the property. We receive final loan approval from the lender after the appraisal report is received.

10. Final Review! Review all information and remove any contingencies.

11. At the Signing Table: Signing for your home - Final

loan documents are sent from the lender to the title company, and a settlement statement is reviewed by the buyers and sellers. You’ll sign for the home a day or two before actual closing, and we prefer to attend all our clients’ signings with them. This is not the movies; you don’t get the keys at that moment.

12. Buyers’ Funds: Loan documents are signed by all parties, any monies owed are paid by the buyer. 13. Closing, then Keys! Closing happens when the title

company has received the money and the deed is recorded with the county. Then we deliver keys to our buyers or to the other agent for our sellers.

Learning the process can eliminate unnecessary stress, and help you approach each step with confidence, especially with a team of professionals to help guide you every step of the way! 4 Home Tips for Empty Nesters

ransitioning into life as an empty nester? Lucky you — it’s such an exciting time! Think about it. You’ve raised your kids to adulthood and they now have the skills to take care of themselves. That means it’s time to focus on creating the life you’ve been waiting for. “Emptynesterhood” comes with a change in routines and habits, but can also spark change in your physical space. It’s often a time of downsizing the family home and moving to a new neighborhood, or remodeling your existing home. But before you transform your
