Know your reasons for investing Whether you are looking to make a quick profit, seeking regular cash flow, or planning for the future, your reasons for investing will influence the type of property you buy and the neighbourhoods you look at. For example if, like many investors, you are looking for long term results you may want to look at suburbs where capital growth might be lower, but the rental returns offer good value. Established areas that are close to employment hubs, have good transport access, good infrastructure and lifestyle amenities are attractive options. These suburbs will always be a desirable place to live. Always be guided by your reasons for investing, otherwise you could make a purchase that is likely to be unsuccessful. For example, that large block with the older home on it may be affordable and it may have great potential for redevelopment for the right investor, but it might only achieve a low rent in its current state and if your budget can't cover the costs of subdividing and building it could be a wasted investment that ends up costing you money.

Do your research There are many things you need to consider before making a purchase. What is influencing property values and trends in the areas you are looking at? What areas are in demand with tenants? What price bracket offers the best returns? The media and internet offer a range of general market information, but conditions vary from region to region and suburb to suburb. The best people to speak to are local agents and property managers. They are experiencing current market conditions and can give you an up to date idea of what type of property tenants are looking for, what areas are popular with tenants, what price you should expect to pay for a good investment and what sort of rental return you could receive. You should also research the needs of tenants when choosing a property and location. If there is a popular school nearby, look at a property that would suit a family. Expat interest high over holidays There is a general feeling that the market closes down over the holiday period and there is no point in listing your property until later in January, but this isn't really the case. While local buyers might go into a bit of hibernation over Christmas there is a lot of interest at this time of year from people in Perth for the holidays. ACTON Director Travis Coleman says that through the Western Suburbs, northern coastal suburbs and South West in particular ACTON have been busy showing properties to people back in Perth, either from the eastern states or overseas. In some cases agents were showing properties on Christmas Eve, New Year's Eve and even on Boxing Day. "Overall we've been speaking to expats who are looking to move back at some point and are buying now, either with the plan to rent the property for a period or aiming for a longer settlement in anticipation of a return home in the near future. One particular buyer was looking to rent the property out for 12 months. "ACTON South West report that at this time of year they see a lot of expats that, whilst back in the West from overseas, take a family trip to the South West. They are usually in a relaxed mode with time (which is usually at a premium when working overseas) to shop and explore investments in areas that they like to holiday in. They make up a significant portion of buyer enquiry over the holiday period. "ACTON West Coast have seen a lot of people, particularly from the UK, who are here for Christmas and the New Year and are looking to buy and invest, or buy in anticipation of returning to Perth." While traditionally there is a lot of interest over Christmas from expats home for the holidays, this year the weakening Australian dollar has given the market a boost. Buyers from the UK and US in particular now have a bit of an advantage, with the exchange rate making prices even more attractive. When it comes to attracting expat buyers Mr Coleman says the initial rush is experienced over Christmas and into early January. "If you list later in the month you will still reach those who are here for an extended stay, or a few who come post Christmas/New Year, but generally the best time to list is before Christmas rather than well into January."
