From the Director’s desk HOW TO SAVE A DEPOSIT FOR YOUR FIRST HOME Before you start saving for a deposit, speak to your bank or a financial advisor about home loans and other associated costs. This will help you determine how much you are willing to spend on your first home and how much of a deposit you will need to save to get your foot in the door. Until you know these details, we have put together some tips to help you budget and save for your first home. 1. Work out a budget
The easiest way to see where you can cut back is by doing a budget. Write down your essential costs and subtract this amount from your income. What is left over is what you could potentially save for your deposit.
Essential costs include: • Board or rent • Insurance - for example, health, car and home • Phone and utility bills • Petrol or transport costs • Groceries • Credit card debt or other loans
By working out what you must pay for each week, fortnight and month you can look at what unnecessary expenses you can cut and how much you can put away for savings.
2. Factor in the costs of buying a house
Aside from saving for a deposit, consider the other cost factors involved in buying your first home and whether you need to save a little extra for these. For example: • • • • • • • • •
Stamp Duty Mortgage Insurance - if applicable Building Inspection Fees Pest Inspection Fees Solicitor/Conveyance Fees Loan Application Fees Property Valuation Fees Utility Services - ready when you move in Strata Fees - if applicable
3. Get on top of your debts
It can feel hard to think about long-term saving if you’re struggling just to keep on top of the debts you already have. Consolidating your debts can be a smart way to create a way forward out of multiple payments and interest rates. The fewer debts you have will help increase your borrowing power.
4. Get a high interest savings account
Once you know how much you can save, make your money work for you. If you leave it in your everyday transaction account you may be tempted to spend it. You will also earn less interest than you would by transferring your savings to a high interest savings account. If you find a savings account that offers bonus interest for every month you don’t make a withdrawal, you’ll be less likely to touch the money unless it’s an emergency.
