HOW TO PREPARE YOUR HOME FOR A WINTER SALE

Serious buyers are always looking for the right property, even in the cooler months of the year. Here are some specific considerations to keep in mind if you’re looking to sell your home this winter. Let in the light Winter days can be overcast, so you need to make sure that you maximise the light in your home – both natural and artificial. Pull up the blinds, open the shutters, push back the curtains on every window (unless the view or outdoor scenery is particularly undesirable). Turn on every light in the house, including appliance lights and closet lights and brighten dark rooms by placing spotlights on the floor behind furniture Also be sure to choose your home open times carefully, basing them around the amount of natural light available.

Make everything sparkle Washing the windows enhances the precious daylight hours. Clean out cobwebs and dust furniture, ceiling fan blades, and light fixtures. Polish chrome taps and mirrors. Wash or polish floors and vacuum daily; if you have plush carpeting, vacuum in one direction. Empty rubbish and recycling bins every day.

Evoke a sense of summer. Place vases filled with flowers around the house. Display photographs showcasing flower gardens and lush green lawns.

Ease Up on the Scents Many people are allergic to certain scents and deodorizers, so don’t spray the air or plug-in air fresheners. Don’t burn candles or spray perfume in the bedroom for the same reason.

Drains and gutter maintenance The last thing you want is embarrassing pools of water forming in front of potential buyers. Make sure you have all your drains and gutters cleaned so that if there is a sudden downpour, storm water will wash away quickly. You should be really conscious of moisture and dampness inside your home too which can be a red flag to a potential buyer.

Turn up the heat You want potential buyers to feel instantly at ease and there’s nothing like the embrace of a warm, cosy home. Make sure your home is at a comfortable temperature during your open house inspection. If you have an open fire, put it to good use – a roaring fire is emotive, heats the space and adds atmosphere.

Create a mood You want rooms to appear warm, cozy, and inviting. Make your living room romantic by placing two champagne glasses near a champagne bucket on the coffee table; toss a throw rug across the arms of your sofa. Dress your dining room table for a dinner for two. In the bedroom, set a breakfast tray on the bed containing a coffee cup and saucer, napkin, and reading material. Turn your bathroom into a spa by hanging plush robes on the door, placing wash-cloths and towels in baskets, arranging a grouping of soaps, lotions, and shampoo. IMPORTANT: This is not advice.
