From the Director’s desk. Presentation pointers When it comes to preparing your house for sale it’s all about attention to detail. Go over your house with a fine tooth comb and take note of all the things fussy buyers are likely to notice. The first step is to tidy up inside and out. A lot of people forget about the outside areas, but you need to remember that buyers look at these too. Sort out the garden shed and have a good look down the sides of the house – those areas where we tend to store ‘stuff’. Inside, it’s time to clean out the cupboards and reorganise the contents so they are neat and look spacious. Home offices are often forgotten – remember buyers look everywhere, so you need to tidy up the paperwork. Children’s rooms need to be neat and tidy. Posters, stickers all over walls and doors, and an excess of stuffed toys are a big turn off for buyers, so they need to be removed and put away while the house is on display. To show buyers that there is room to play put out some toys at the home open, but keep it simple. The next step is to give everything a really good clean. Wash windows, wipe down walls, sweep away spider webs, and give the cupboards a good clean too. Give the outside of the property a thorough going over – try to wash any oil stains off driveways, remove any mould from brickwork, pull weeds, etc. First impressions are always important so now you need to cast a critical eye over the property. Look at the paintwork on the guttering, if it is dated or flaking it can make the property look old and tired. Internal paintwork also needs to be reasonably current and in good condition, and consider investing in some new accessories such as new doormats. In the bedrooms get rid of old, dated doonas. White bed linen can make the room look bigger and you can add colour with cushions or bed throws. Consider getting fluffy new towels for the bathrooms. In the kids’ bathroom you can coordinate the towels with the tiles or use them to add colour if the room is neutral. In the ensuite you can coordinate with the colours of the main bedroom. You can also use designer soaps and add a quality shower curtain, and if you have a glass showerscreen make sure it is spotless. Empty spare bedrooms can look small, so set up a bed to make it look bigger. It is easier to sell a furnished house, so if yours is completely empty try to borrow or hire furniture, at least for the lounge, bedroom and main living area. Fix any little issues that you have been ‘willing to put up with’ for a while – like blown light globes, dripping taps, torn flyscreens – buyers won’t be so forgiving.
