PREPARING YOUR PROPERTY FOR WILD WEATHER
Australia is no stranger to extreme weather and the damage can be horrifying. Being located on the coast, Rockingham has been known to experience the full force of some of Perth’s worst weather. With fallen trees and powerlines, wild winds, flooding and flow problems, it’s no secret that storms can wreak havoc in a matter of minutes, and cost you thousands of dollars and weeks to repair. However, a little preparation can help you minimise the effects of a storm and possibly save your home. 1. Know your yard Study the way water is dispersed post-storm. If your topsoil remains sodden or your groundwater is high, it’s likely you’ll need additional drainage to help water disperse after heavy rains. If you have clay soil, add topsoil or compost on a semi-regular basis to enrich it and give the water something to soak into. 2. Remove leaf litter When leaves clog drains and gutters, water can overflow and enter your roof cavity, destroying plastering, wiring and ceilings causing extensive and expensive structural damage. Furthermore, trapped moisture encourages mould and leads to rising damp, which is often associated with breathing problems and health issues. Clean your gutters regularly to prevent clogging and build up. 3. Slow the flow Slowing the natural flow of water minimises potential damage to your home. Upgrade your hardscaping (driveways, walkways and patios) with porous or semi-porous surfaces – instead of hard, reflective concrete – which will help you retain water for irrigation as well as reduce the air temperature. 4. Keep drainage in mind Fast-running water can move all kinds of objects and can quickly pool in the wrong areas. Always ensure your storm water has an easy path to dispersal. When decorating your yard with the likes of pot plants, remember to check the placement of drains and ensure obstacles that block the drains or impede the flow of water are kept to a minimum. If you’ve decorated to hide unsightly drains, at the very least consider removing these items once you know a storm is on its way. 5. Maintain tree health Dead branches, rotten wood and infestations from insects and wildlife are all hallmarks of potential tree hazards. During storms, unhealthy trees can drop limbs, split into pieces and fall, causing extensive damage. To keep the trees in your garden in tip-top health, regularly trim the branches. 6. Look after your roof Check your roof for cracked or dislodged roof tiles on an annual basis and conduct additional checks after hailstorms. Broken tiles are dangerous in high wind and make your roof less effective against rain, so patch any defects as soon as possible. Colorbond roofs also need regular maintenance. Attend to any sign of rust or loose metal, which could be letting water in. Don’t forget to ensure the sarking has not been broken or degraded, either. Your roof may also be a source of built-up dirt, which can wash into drains, blocking the flow of water. Consider hiring a professional to do a roof check every five to seven years. 7. Batten down the hatches During high winds, unsecured objects in your backyard or balconies can easily become airborne missiles. Secure large, removable items such as outdoor furniture, non-mounted barbecues and ornaments in the shed, and make sure shutters and window shields are in working order. Seal and secure your house, and know which room of your house is the hardiest in case things get a little woolly. 8. Plan for a storm’s impact Remember that an intense storm could render you homeless, so devise a plan for where you’ll go if you need to evacuate, and what you will do with pets. Think about how to communicate with family members should you get separated and/or if phone lines and power are cut. And finally, keep your home and contents insurance up to date, and make sure your policy covers storm damage. 10. Be emergency ready If a storm is heading your way, be ready for all kinds of eventualities by taking the following precautions: - Sign up for weather alerts - Make sure you and your family have an emergency kit complete with torch, medical supplies, important documents, cash, and clean drinking water and food items - Create a list of emergency numbers you may need, including the SES, tradespeople and your insurance company. Being prepared is the best way to minimise the effects of wild weather on your home and family, keeping you safe, protecting your property and reducing the cost of recovery.
