There is always a lot of debate about whether it is best to buy or build. The decision is a very personal one, but the following points may help you decide what is right for you: Location, location, location If your preferred location is an established suburb that may be close to work or family, or offers a particular lifestyle, you may not have the option of building unless you can find that rare vacant block or a house that can be demolished. Unfortunately most new subdivisions are usually a little out of town in less established areas, and the infrastructure and lifestyle amenities may not be fully developed, so if you decide to build you may have to compromise on location and the associated features. However in some cases, when you choose an established location, you may have compromise on the type of property you buy. For example, if you want to live close to the City, your budget may allow for a villa or unit, while the same budget could let you build (or buy) a house in the outer suburbs. Move now or later? With an existing home you can move in as soon as the property settles, while the wait for a new home can feel never ending and you can face delays. Make your own choices When you build you get your choice of everything, not someone else’s choices, including layout, colour schemes, curtains, floor coverings fittings and fixtures. You also have the advantage of using more energy efficient and safe building materials. The flip side is that many new homes lack what we call ‘character’. Hardwood floors, vaulted windows, high ceilings, built-in cabinets and other design nuances give older homes a certain individuality that is almost impossible to copy. However you can incorporate these elements into your new home.

It is also worth remembering that when you buy an established home you are free to renovate and redecorate to suit your personal style. Landscaping Nature takes time to mature, so you can’t expect your newly built home to have fully grown trees, robust shrubs, rose bushes, formal pathways and a water feature from day one! Landscaped gardens are one of the advantages of many established homes. All the hard work has been done for you. It is important to remember when you are considering the cost of building versus buying to factor in the cost of landscaping your building site. Ultimately the decision is yours and will probably depend on whether or not you can find an existing home that meets your needs, or a block of land in your chosen locale.

Prices are booming or are they? REIWA’s announcement that the median price had risen to a record $535,000 for the three months to November has caused a bit of a media frenzy. It is worth remembering that the median is just the middle price and more sales in higher price brackets (which is what is occurring) can lead to a higher median, while more sales in lower price brackets (such as when first homebuyer activity is high) can see the median fall. An increase in the median doesn’t necessarily mean that prices are surging out of reach. However, we are starting to see prices rise slightly and conditions suggest that further modest price rises are on the cards. Overall, a boom is not expected, and sellers cannot just ask whatever they like for their property; buyers are still cautious about price and careful with their finances, they won't pay inflated prices. Speak to your local ACTON agent to get a more accurate picture of price activity in your area.
