We’ve got the renovation bug

While many Western Australians are buying new homes (ACTON's sales rose 47.75 percent over the 12 months to June), many people are also thinking about renovating. A recent survey places Western Australia above the national average with 46 percent of respondents considering renovations, compared with 43 percent nationally. Another survey reveals that less than half of projects went to plan, with many renovators forced to cut corners or compromise in order to complete the work. Western Australia again led the way, with projects exceeding the budget by an average of more than $6,000. The national average was $3,000. Projects often took up to 95 percent longer than expected. So if you are renovating to sell, or just to upgrade your home, what should you be aware of? Budget The survey showed that most homeowners did not plan for extra costs, with only 21 percent seeking financial advice. Your budget should allow for delays, cost increases and for you to change your mind. If you don’t leave yourself room to move you may find yourself forced to simplify your design, postpone parts of the renovation or cut back on the quality/cost of the materials. Plumbing was the most common area in which projects went over budget and over deadline (in 23 percent of projects). Labour (20 percent), fixtures and electrical (18 percent), materials (15 percent), and tools and equipment (10 percent) also went over time and budget. When it comes to your budget it is a good idea to review your finances to determine what you can afford to spend before you start the renovation. This will then provide a realistic guide as to what you can undertake at that point in time.

Get professional advice Seek advice from a range of people. If you are renovating to sell and make a profit, speak to a real estate agent. You want to find out what will add value to your home and what buyers are interested in. In this instance renovating to your own personal taste could prove costly. You will also want to avoid over-capitalisation – where the cost of the renovation is greater than the increase in value. If you are engaging a builder or individual tradesmen, ask for detailed quotes. Ask many questions – what will happen if there is a delay, what will happen if you make changes to the renovation part way through the process, how long should it realistically take, etc.? Speak to friends and family who have renovated and ask for their recommendations. The key to success when renovating is lots of research, planning and seeking professional advice before committing to a project.

While we are on the topic of renovating and upgrading a home, gardens also play a large role in a property’s appeal.

This month the State Government announced that groundwater replenishment would become the next new climate independent water source for Perth.

A recent story by Charlie Albone* from Selling Houses Australia highlighted several common garden mistakes people make when selling their homes. Problem number one is not having a clear entrance. This puts potential buyers into a state of confusion, not knowing where to look or how to appraise the property. Charlie’s advice is to create a welcoming entrance with an obvious front door. You can paint the door in a fresh shade to attract attention, or try placing a colourful potted plant or something architecturally shaped to draw the eye. If the door is at the side of the property make sure there is a clear pathway leading to it. Another problem is the perception that a lack of plants will make the garden feel bigger. This is not the case. Plants, and other items, soften the boundaries of the garden and as the eye can no longer make out the perimeter of the space, it feels larger. Sellers may also try to reduce costs by ignoring little issues in the garden, like uneven paving, old or rotting timberwork and tattered shadecloth, but it is better to invest some money in making the property more saleable so that it sells quicker. Most people give their gardens a big spruce up when the property goes on the market, but tend to let it slide after a few weeks have passed. Garden maintenance is an ongoing job and as a bare minimum you need to keep weeds away from key focal areas, keep pathways swept and windows clean. Charlie’s final point relates to paintwork – a flaking paint job can make a whole house look uncared for, with buyers assuming that if you haven’t looked after the paintwork you probably haven’t cared for the rest of your house. A coat of fresh paint can instantly update your house.

The process has the potential to supply up to 20 percent of Perth’s drinking water in decades to come. The recycling scheme uses advanced treatment processes to turn household and industry waste-water into drinking water. The water is purified before it is re-injected into natural aquifers, mixing with groundwater and undergoing natural filtrations for up to three decades before being extracted. A three year trial has already been an outstanding success, with all samples meeting strict health and safety guidelines. The initiative would initially supply up to seven billion litres of water every year and will be less expensive than a desalination plant and use about half the energy. Sprinkler ban The winter sprinkler ban applying to all scheme and bore water users in Perth, Mandurah and some parts of the South West, will end on 31 August. New bills We have heard a lot about the Water Corporations new billing process. The first billing period runs from 1 July to 31 August. As part of the transition, the first bill will have two months of service charges and up to six months of water use, depending on when the meter was last read.
