Sunny outlook for Spring

September 2013

A change of season usually brings a review of the past few months and a look ahead to the future. Predictions are always difficult, but the general outlook for Spring is very optimistic within the ACTON Group. The signs are certainly positive for all sectors of the market: interest rates are at historic lows, buyer demand is strong, and we are experiencing good economic times. Listings Listings are slightly higher than they were earlier in the year, but only marginally. Stock levels are sitting around 9,000, which is below the 12,000 that is considered the balance between supply and demand in the Perth market. However listings have been fairly stable at this level for some time and there is neither a chronic shortage of properties nor an oversupply. Historically more properties do come onto the market in Spring and many of our Regions are hoping to see more properties listed for sale to meet the demand in their areas. This ranges from key first homebuyer areas to the Western Suburbs. Prices and sales Properties are selling faster in most Regions, and we are seeing less discounting. It's true that some properties have sold within days of being put on the market, and some are selling above their asking price. These examples make great media stories, but they are not indicative of the entire market. Similarly, REIWA statistics indicate that the median price has risen, but this represents increased upgrader buyer activity in higher price brackets, rather than a significant rise in prices. While some areas are experiencing gentle price growth, pricing still remains the key to a quick sale. Sellers should listen carefully to their real estate agent, who will provide accurate sales evidence for their local area which will help determine a realistic price for their property, rather than relying on overall media commentary that may have no relevance to the particular value of their property.

Falling dollar a bonus While the fall in the Australian dollar may have a negative effect on internet spending and overseas holidays, it's actually having a positive effect on the property market. The Western Suburbs and premium north coastal region are seeing an increase in interest (and purchasing) from overseas buyers. Tenants from the UK who were renting while waiting for the pound to strengthen against the dollar are now buying, while purchasers from the Asian regions are also returning to the market. When it comes to forecasting it is worth remembering that Perth is not just one market, but a range of smaller markets, all experiencing different conditions and market sentiment. This means that blanket statements, such as the latest ABS index showing that Perth house prices climbed by 11.0 percent over the past year, cannot be applied to all suburbs. The best advice we can offer is to speak to your local ACTON agent to get a more realistic picture of what is happening in your particular area.

ACTON gives Ceinwen a hand

Liveable Perth

Western Australian open water marathon swimmer Ceinwen Roberts is aiming for the "triple crown" of open water swimming and ACTON are helping her achieve her goal, sponsoring her Catalina Island swim in September.

It's easy to complain about traffic, or the cost of living, but we need to remember that when you look at the whole picture, Perth is a great place to live.

Ceinwen has already swum across the English Channel from Dover to Calais - 34km against strong tides in 15 degree water without a wetsuit. In June she completed the Manhattan Island swim - a distance of 46km in cold, polluted tidal waters. She was one of only 11 finishers out of a field of 40, taking out first female and placing 4th overall. Knowing she was fit and had done all the training, she felt the time was right to tackle the Catalina Island crossing in Los Angeles this September. A successful swim will place her among only three Australians who have successfully completed all three major swims, and among 70 people in the world. "As a proud Western Australian company we like to support local endeavours wherever possible," said Travis Coleman, Director of the ACTON Group. "Ceinwen has some incredible achievements, including becoming the first woman to complete a triple crossing of the Rottnest Channel, and her dedication and commitment to excellence are something we greatly admire. "We're delighted we can help out and wish her all the best for this swim." While she is aiming for the “triple crown� as a personal goal, Ceinwen is also swimming to raise awareness of Walk Free, an organisation dedicated to eradicating slavery worldwide. This month it placed 9th on the World's Most Liveable City list 2013. Melbourne topped the list, followed by Adelaide (5th) and Sydney (7th). Perth has been in the top 10 for several years now. Issues covering stability, healthcare, culture, environment, education and infrastructure were considered in the survey. The worst ranked cities were Tehran, Douala (the capital of Cameroon), Tripoli, Karachi, Algiers and Harare, Lagos and Port Moresby.

Career path Do you know someone who dreamed of being a real estate agent when they were young? A survey of 2,000 15 years olds found that none put real estate agent on their future career list.
