It's always interesting to take a look at the latest research and see what people are thinking. Who knows, it may influence your decisions when selling, buying, investing or renovating. Two recent survey focus on what buyers want. Location Location, location, location is the golden rule of real estate, but just what is it about a property's location that makes it attractive? Research published last month* suggests that Australian home buyers rate proximity to schools as a top priority, while the condition of the property is less important - after all, we can renovate or redecorate as long as the location is right. When broken down into gender, Australian women placed schools at the top of their list - and this didn't necessarily mean key private schools, but being close to a school of choice - while men who live in capital cities made proximity to the CBD their number one priority. 18 to 24 year olds also rated distance to the City as important, while 25 to 44 year olds preferred car parking and public transport. In Perth we rated: 1. Close to schools 2. Close to transport 3. Close to work 4. Close to shops 5. Physical position 6. Size of land 7. The neighbourhood 8. Number of bedrooms 9. Condition of the property When it comes to marketing your property these results may mean you need to place a greater emphasis on its location in relation to these points, rather than just focus on the features of the home. In terms of investing, the research suggests it will be easier to attract tenants if your property meets these location criteria.

Other preferences Other research has offered an insight into more property preferences**. This survey found that homebuyers and renters valued a good neighbourhood over any other property feature (70 percent of respondents). The garage (63.7 percent) was the second most sought after feature, just beating a modern kitchen (63.4 percent). More than half said they were on the lookout for big bedrooms, airconditioning and a modern bathroom. Lifestyle features like a swimming pool (11.3 percent) and a home theatre (3.9 percent) were low on the wish list. What turned buyers off a property? Tobacco odour, a busy street location, a dirty interior and noisy neighbours were all high on the list. While some of these issues, such as odours and cleanliness, are easier to fix than others, you can take steps to minimise the impact of other negatives and make your property more attractive. Baldivis is booming and is very sought after by investors, and first homebuyers in particular - in fact Baldivis was the most popular suburb for first homebuyers in 2012/13.

The ‘48 hour clause’, now more properly known as the ‘Two Business Day Condition’ is an issue that buyers might occasionally come across.

While the area has undergone a lot of development since the 1990s it still offers rural properties and larger lifestyle homes, which are also very much in demand. To meet the increasing demand from buyers and sellers, ACTON have opened a new Region in Baldivis. The new office will work in conjunction with ACTON Rockingham who have operated in the area for a number of years, but ACTON Rockingham Director Roger Moorhouse felt it was important to have an office in Baldivis to service the growing population in what is one of Perth's biggest suburbs. This clause is normally inserted when the buyer wants to make an offer that is conditional upon the sale of the buyer’s existing property, but the seller wants to continue marketing their property in the hope of receiving an unconditional offer on better terms.
