GLANBIA PLC. KILKENNY ADCO were awarded a contract to refurbish the Headquarters of Glanbia Plc. in Kilkenny. The overall scope of the work included demolition of a number of loadbearing block walls to provide open plan office areas, installation of steel supports, removal and replacement of floor coverings, suspended ceilings and complete redecoration of all of the ground floor offices, circulation areas and first floor circulation areas. The reception area was completely refurbished and extended with the installation of curtain walling a circle slide door at the main entrance and glass walls internally. The canteen was also completely refurbished. Air conditioning cassette units and new data cabling were installed throughout the building and wiring was replaced to all the ground floor offices while the building remained in use by Glanbia. CHALLENGES FACED 

 

The building was fully occupied by a staff of over 80 people for the duration of the project and on a daily basis meetings were being held by Glanbia personnel and clients. All noise generating work had to be carried out before 08am and after 07pm which entailed working night shifts. The week that Phase 1 was due to be handed over a major change to the stairs access to first floor from reception was introduced but ADCO managed to handover on date agreed.

INNOVATIONS 

It was agreed to carry out the work in 3 phases. For Phase 1 the reception area and a number of offices were temporarily relocated to 2 meeting rooms. On completion of this phase one of the meeting rooms was then used as a temporary canteen while the other was used by staff whose offices were being upgraded under phase 2. Phase 3 was the upgrading of the circulation areas and agreement was reached with the client that this work could commence prior to completion of phase 2 on the understanding that the majority of the work be carried out in the evenings and that there would be no disruption to the client by the work being carried out during the day.

SUCCESSES    

The project was completed within a very tight programme of 14 weeks. There was minimal disruption to the Glanbia operation. The staff are very happy with their new offices and particularly their canteen. We have been advised that ADCO will be invited to tender any future refurbishment work in Glanbia offices.

The Project value was approx. â‚Ź1M including mechanical, electrical and data works. The design was modern and contemporary, high end with attention to detail especially on internal finishes. We found ADCO to be an extremely competent contracting firm from Senior Management down to site based management. On appointment we were very impressed in the way they set about the task. HEDGESERV – NR. 6 GEORGE’S DOCK DESIGN & BUILD PROJECT

ADCO were awarded a contract to design, manage and construct a 10,000sq.ft. fit-out within a live office rd building on the 3 floor, providing services for the open plan space, office and meeting rooms, fitted kitchenette/canteen area plus Mains IT Comms room, to include installation of Access Security, Fire Suppression, AC Cooling, UPS & Generator Backups CHALLENGES FACED    

Working within a live environment around other end users. Restrictive access/egress for heavy plant and equipment installation. Daily communication of works between Tenants and Landlord Representative to ensure no works impact or down time for other users. Programme of works was condensed from 8 weeks to 6 weeks necessary to meet the client’s requirements.

INNOVATIONS  

Re-design of the AC system to eliminate the costs for road closure licenses & cranage providing a cost saving to the client’s budget Re-design of Comms/Canteen and meeting rooms’ locations to reduce M&E costs in pipe and electrical runs without impacting on the general overall design and brief, again a cost saving to the client’s budget.

SUCCESSES 

BELFIUS, 6 GEORGE’S DOCK, IFSC, DUBLIN ADCO were contracted to complete alteration works on Belfius Bank’s ground floor office. Works included complete office fit-outs to the ground floor, installation of a new kitchen, as well as the design and construction of a wet room in accordance with new Building Regs 2010. CHALLENGES FACED  

Verification testing had to be completed to all M&E services and a detailed dilapidation report prepared prior to commencing works on site. The building was occupied by existing tenants, which meant specific invasive activities had to be coordinated out of hours within an already tight program. Limited access to comprehensive as-built service drawings made M&E coordination even more difficult. All existing services had to be protected and maintained as they served several businesses on the upper floors. Tanking concrete floors to the shower and kitchen proved difficult because of the amount of existing HVAC and electrical services, which had to be relocated.

TECHNOLOGIES 

The complete refurbishment and upgrade of internal finishes throughout the ground floor offices included the installation of Bene single glazed office partitions. The refurbishment also included the installation of state-of-the-art Eco FCU units complementing the heating and cooling arrangements for the new tenant. The scope of works included a complete new M&E installation. Part of this was a heating installation integrated with the existing system serving all five floors of the building. The output on each floor had to be tested and recorded prior to any works commencing. A controlled rebalancing of the system had to be carried out on completion to confirm the correct distribution of heat output to each floor. A new communications room was fitted-out to include fire suppression.

SUCCESSES   

The project was delivered within budget and on time, allowing the client to move in immediately. There were no reportable accidents. Based on ADCO’s attention to detail and excellent relationship with the client, ADCO have since completed other small works and upgrade projects for the client.

HEDGESERV, STEPHENS GREEN, DUBLIN In 2012, ADCO were awarded the contract to fit-out the first floor office space in two phases for HedgeServ, one of the world’s leading fund administration companies. The remit of the project was to create an aesthetically pleasing and innovative office layout, affording HedgeServ employees a comfortable workspace to inspire and increase productivity. CHALLENGES FACED 

As the building is a fully occupied office block, works were carried out in accordance with the landlord’s strict guidelines in order to minimize disruption and noise. The project also held a number of logistical challenges as the building is located in the congested Stephens Green area and all deliveries, including 160 number 3m lengths of glass, had to enter through an underground carpark and up three flights of stairs. Constant care had to be taken to ensure that there was no damage during fit-out and that all common areas were protected during delivery of goods.

TECHNOLOGIES  

The fit-out incorporated a sophisticated data network infrastructure designed specifically to meet the client’s IT and communications requirements. The contract covered the supply, installation, testing, commissioning and handover of the project scope, including: structural, building fabric works and builders’ works; architectural design of the space layout, colour schemes and finishes; full height glazed single offices, stud partitions and doors; and, internal decoration, floor coverings and blind installation.

SUCCESSES 

 

Elements of Phase 2, such as wet works and any works that would disturb the client’s staff, were completed during Phase 1, so as to avoid damage to finishes and carpets and to ensure no further drying out periods in Phase 2. The project was completed one week ahead of schedule and within budget with no reportable accidents. The high standard of finish exceeded HedgeServ’s expectations. The client appreciated ADCO’s focus on quality, professionalism and proactive approach to delivering the project.

BIOTRIN, SANDYFORD, DUBLIN ADCO were contracted to undertake a complete refurbishment of Biotrin’s manufacturing facilities in Sandyford. Works included clean room and cold store installations, production warehouse upgrades and full M&E fit-out. CHALLENGES FACED 

   

Installation of stainless steel underground services within the existing clean room facility proved difficult. Great care had to be taken to avoid damage to existing services whilst installing new services. In certain locations underpinning of existing main structure elements was required as a result of hitting mass bedrock in excavations. The project’s intense program was further complicated by long lead-in times on specialized materials and extensive fit-out works. Work was carried out and handed over in stages to coincide with the release of the client’s new production lines. Owing to the close proximity of the neighboring live production companies, works were carried out during restricted working hours. During the civil works stage, constant noise and vibration monitoring were undertaken by ADCO to ensure there was no disruption or damage to neighboring facilities.

TECHNOLOGIES  

All elements of the cold store fit-out were prefabricated allowing for very quick onsite installation. Walk-on ceilings were installed in all clean rooms and fitted with ATEX rated lights, electrical and HVAC installations.

SUCCESSES 

 

The completed project exceeded the client’s expectations. Biotrin’s General Manager, Des O’Leary commended the ADCO team for its professionalism and the high standard of finish achieved. The project was completed on time and within budget with no reportable accidents. The good relationship built with this client has resulted in ADCO securing further contracts, including the development and implementation of a maintenance programme.

MERCK SHARP & DOHME, SWORDS, DUBLIN ADCO completed this upgrade project for Merck Sharp & Dohme’s Bulk Tabletting clean room production facility in Swords. The refurbishment included the complete replacement of ceilings and the upgrade of clean room walls in the facility’s first and ground floor production areas. CHALLENGES FACED  

 

Development of as-built drawings for each area was necessary to accommodate pre-manufacturing of the clean room panels. Works were carried out within a clean room environment beside live equipment. Risk assessments, approved method statements and a strict permit system were employed to maintain a safe and controlled environment. The overall project included two shutdown periods, which required careful micro-management and coordination. ADCO were extensively involved in coordination meetings 10 weeks in advance of each shutdown, which took place in April and October respectively. Construction man-hours peaked at over 8,000 for the two shutdowns with no accidents reported on site. Close proximity to live production areas during the shutdown meant that works were carried out during restricted working times to minimize disruption.

INNOVATIONS  

A walk-on clean room ceiling was installed and included new ATEX rated lights, electrical and HVAC installations. A pre-manufactured component clean room paneled system was adopted by ADCO allowing for fast installation on site to ensure programme dates were met.

SUCCESSES   

The project was completed on time and within budget with no reportable accidents, including during the intense shutdown periods. The high standard of finish on this build exceeded the client’s expectations and complete works met their objectives. Over the course of the project ADCO developed a good relationship with the client. As a result of this ADCO have now secured a place as one of Merck Sharp & Dohme’s framework contractors

MERCK SHARP & DOHME, BALLYDINE, CLONMEL ADCO were contracted to carry out works to the Warehouse Extension, the upgrade of a waste laydown area and construct a new Dock Leveller for Merck Sharp & Dohme in Ballydine, Clonmel. Works included the installation of new underground double contained drainage, structural steelwork including cladding, concrete works including floor slabs and concrete paving which included stainless steel drainage channels. CHALLENGES FACED  

 

Works took place around existing live services around the existing sprinkler warehouse area. Any works carried out in existing warehouse needed tight supervision with hot works permit in place due to highly flammable liquids stored in warehouse. Co-ordination with the on-site Mechanical & Electrical subcontractors. A substantial amount of rock had to be broken for the construction of the Dock Leveller & Drainage lines.

INNOVATIONS  

An extensive underground survey of existing services was carried out by specialist subcontractor. An anti-static Trazcon floor was installed in the Warehouse Extension.

SUCCESSES   

Project was completed with no reportable accidents, on time and within budget. Despite some design changes of works, ADCO achieved all targets set. The ADCO team worked closely with Jacobs to ensure the project objectives were achieved. KEY INFORMATION PROJECT VALUE

LEO PHARMACEUTICAL, DUBLIN This was a design and build contract to construct an aerosol manufacturing facility with an ATEX Zone 2 rating for Leo Laboratories. During the course of the project ADCO also held the role of PSCS. CHALLENGES FACED  

 

 

In addition to design and build, the project included a mechanical in-house design. ADCO was extensively involved in the foundation design with PM Group. Existing ground conditions prevented the use of traditional foundation details. A combination of Pad Foundations and Raft Slab were used to address the problem. The tight schedule allowed for the design, fabricate and construct on site for the building steel structural framework within six weeks. Works were carried out in close proximity to explosive gas holding tanks and a Nitrogen generation plant. Risk assessments, approved method statements and a strict permit system were employed to maintain a safe and controlled environment. The site was surrounded by the facility’s main roadway on one side and by an existing live building on the other. Restricted access times and restricted working times were implemented due to the close proximity of the building to a large residential area.

TECHNOLOGIES   

The building is temperature controlled with GMP temperature mapping. A high gain insulated paneled wall system with 60 – 60 fire rating integrity was installed. Anti-static floor coatings were applied to remove harmful static in this controlled environment.

SUCCESSES 

 

The completed project exceeded the client’s expectations. ADCO received high praise for its professionalism and the high standard of finish achieved from the client’s Project Engineering Manager, Martin Carmody and his team. The project was completed with no reportable accidents, on time and within budget. The good relationship built with the client has led to ADCO being awarded additional projects.

LEO LABORATORIES, DUBLIN Leo Laboratories manufacture and produce topical medicines from their facility in Crumlin, South Dublin. After successfully completing earlier projects with the Client, ADCO were awarded the contract to carry out a high spec office refurbishment, external building overhaul and landscaping packages. The work was undertaken in a live working environment with a strict construction timeline. CHALLENGES FACED 

Works were undertaken in the midst of a major logistics route through the busy warehousing and distribution section. Traffic management and coordination with these departments played a crucial role in ensuring an uninterrupted logistics operation The construction program set by the client was demanding with all works designated to be completed prior to Christmas. To enable ADCO to fully meet the Clients expectations ongoing communication between all the parties concerned was of critical importance.

INNOVATIONS 

 

The use of prefabricated and colour coordinated aluminium flashings brought a modern feel to the façade of the building while at the same time providing a maintenance free roofing detail. The existing dated internal staircase was upgraded using a combination of selected hardwoods, stainless steel and glass balustrades to give the entrance lobby a modern and open look. The carefully designed landscaping has resulted in the feel of “an office within a garden” The installation of a cedar covered spiral staircase has lifted the dated façade of the building whilst ensuring full compliance with the Building Regulations.

SUCCESSES  

Project was completed on time and within budget ADCO received an excellent reference from senior project management post completion as well as a lot of praise from various employees and contractors with regard to the positive visual impact the refurbishment has made on the site.

CLEARSTREAM TECHNOLOGIES, ENNISCORTHY, CO. WEXFORD ADCO were contracted to upgrade the existing reception and canteen areas for ClearStream Technologies in Co. Wexford. ClearStream is a pharmaceutical manufacturing facility employing approx. 230 employees. During post tender negotiations ADCO were asked to price additional works to the conference room on the understanding that if successful that this work would be completed within the same programme of 2 weeks. CHALLENGES FACED  

The plant works a five day week with two ten hour shifts, therefore all demolition work had to be carried out over the first weekend of the project. As it is a live plant and there was a lot of interface with personnel a detailed access and escape route plan had to be drawn up and approved by the company Safety Officer prior to commencement of work, with signage and hoarding being erected throughout the work areas. As work progressed it became apparent that some of the existing services were inadequate and had to be upgraded to comply with current regulations. Changes and decisions were made throughout the contract to further enhance the finishes.

INNOVATIONS 

The client had a dedicated Site Project Engineer assisted by the Maintenance Manager to liaise on an ongoing base with ADCO so that no time was lost when decisions had to be made regarding changes and that there was no downtime to production when services had to be relocated or new supplies brought in.

SUCCESSES 

Although the value of the work increased by over 50%, the contract was completed within the two week time frame which included a bank holiday weekend. The staff are delighted with the new canteen facilities and many favorable comments have been passed about the reception and conference room areas.

The projects varied from fit-outs to equipment installation in live production areas. COVIDIEN, DUBLIN Covidien is a bulk pharmaceutical manufacturing plant. In 2012, ADCO completed an upgrade project to the canteen/kitchen, circulation corridors, adjacent labs and toilets together with reception, stair and office areas. The project comprised the removal and replacement of existing flooring, including all necessary preparation; painting and decorating of all walls and ceilings; installation of new ceilings; removal and replacement of existing doors and frames; installation of new storage cupboards; and, removal and refitting of commercial kitchen equipment. CHALLENGES FACED    

 

All works were executed in a functioning office, laboratory and canteen / kitchen environment whilst all services remained live and running throughout. Ninety percent of works were conducted outside of normal working hours. As the building is operational 24/7, all facilities, including the canteen, had to be available to both 9-to-5 office staff and 24/7 shift workers at all times. Cleanliness and a dust free environment were critical as the facility produces bulk pharmaceuticals in a clean environment. Great care was taken to ensure the office areas, laboratories and the canteen remained clean throughout construction. A six week programme was developed to complete works and included phasing the works to suit the client’s needs. Numerous client changes to the design midstream required that new materials be ordered and works be reorganized and completed out of hours.

TECHNOLOGIES  

Laminated prefinished and pre-hung door sets complete with ironmongery were installed. Rapid set, fast drying, floor levelling compounds were used to achieve a 48hr window available to lift and relay floor coverings in critical areas.

SUCCESSES    

ADCO accommodated major design changes midprogramme and still achieved the original programme completion dates. The project was completed with no reportable accidents, on time and within budget. The high standard of finish exceeded the client’s expectations and complete works met their objectives. The good relationship built with the client has led to ADCO being awarded additional projects.

COVIDIEN, DUBLIN ADCO were contracted to install a new CCTV security system and new perimeter lighting at Covidien’s plant facility in Damastown. The project also included a complete upgrade to the exterior and interior of the client’s existing security building. CHALLENGES FACED 

 

Limited availability of comprehensive as-built service drawings made planning and installation of new services difficult. As such, hand dig was required around areas where existing live services were laid. A traffic management plan was put in place and monitored every day by the Security and Facilities Departments on site. 24/7 occupancy of the security building meant all upgrade works were completed on a phase-byphase basis around security.

TECHNOLOGIES  

New electrical cabling and twin wall pipework was installed to house CCTV. Pre-manufactured manhole chambers and gratings were utilized for faster installation on site.

SUCCESSES   

Pre-manufactured manholes resulted in considerable savings to the client. The project was completed with no reportable accidents, on time and within budget. AMGEN, PM1-PM2 LAB UPGRADES, DUBLIN ADCO were contracted to upgrade three labs within Amgen’s existing main facility. Works included careful demolition of the existing fit-out, the installation of new M&E specialist services, modification and installation of clean room panels, installation of new ceilings and construction of bulkheads and service shafts, as well as redecoration to all areas. Each lab was fitted out with bespoke lab furniture. CHALLENGES FACED 

   

Works were carried out within close proximity of a live operational plant, limiting access to work areas at times and restricting working times to facilitate production slots. There was also limited space for set down of construction materials. Demolition and fit-outs were carried out whilst services such as lighting and fire alarms remained live through the works. An extensive underground survey of the existing process line drainage was undertaken and the decommissioning of these lines ensued. A strict traffic management control plan was enforced by ADCO and monitored every day by Security and the Facilities Department on site. Works took place within the core of the facility, which meant materials and waste had to be manually handled through the live facility whilst ensuring GMP standards were adhered to at all times.

TECHNOLOGIES   

Each room was fitted with state-of-the-art clean room walls, ceilings, specialist floor coverings, and fire rated walls. The rooms were finished with a chemical resistant epoxy wall paint. Bespoke service columns and bulkheads were installed according to the architectural design.

MERCK SHARP & DOHME, CARLOW ADCO were contracted to construct a new car park and connect it to the existing car park. Works included the following; stripping of topsoil, installation of drainage including gullies and manholes, electrical and communication ducts, kerbs, concrete footpaths, tarmac and line marking, grading embankments and landscaping, re-instating permanent fencing and timber fencing including crash barriers around the perimeter of the site. Total area approx. 5,000sq/m

AMGEN, DUBLIN ADCO were contracted to reconfigure Amgen’s existing maintenance workshop into a new UPS and Switch room. Works involved the reconfiguration of an existing truck underpass into a new maintenance workshop, which included casting a new floor slab, constructing of internal walls, fitting-out and decorating the entire space. The project included the design and installation of new custom made multiple level steel platforms for a WFI and CIP vessels and equipment. Watertight concrete bunded areas in various configurations were constructed. Numerous floor surfaces within the PM2 facility were upgraded and recoated with specialised floor coating products. CHALLENGES FACED 

 

The construction of an extensive steel structural WFI platform around live services, with no available as-built service drawings required careful planning by ADCO management in conjunction with Amgen’s strict permit to work system, which included the completion of detailed method statements for the works. Works took place within the core of the facility which meant materials and waste had to be manually handled through the live facility whilst ensuring GMP standards were adhered to at all times.

A state-of-the-art chemical resistant floor coating was applied as per the client’s strict specifications. Gypsum fire rated walls were also installed.

LEO LABORATORIES, DUBLIN This project comprised the removal of the redundant water generation system, all associated pipe runs & electrics and the installation of a new Pure Steam Generator. ADCO were designated as PSCS and appointed as Project Managers managing the civil, mechanical and electrical scope of works. CHALLENGES FACED 

Works were undertaken in a highly sensitive live production area, directly adjacent to the plants water generation systems. It was critical that there was no possibility for the building works to contaminate the plant water systems. The new machinery had to be installed through a purpose built ope in the building façade with extremely tight tolerances due to the presence of existing structural steel members. With a tight construction program that had to encompass all civil, mechanical and electrical works within a 6 week window it was necessary for a detailed and micromanaged construction schedule to be implemented with ongoing communication between all sub-contractors.

INNOVATIONS 

The implementation of daily whiteboard meetings ensured that the optimum level of manpower and resources were utilized in such a tight space to ensure maximum productivity. The design and fabrication of all mechanical piping systems off site allowed for the civil and electrical contractors to complete their scopes and have all systems ready to receive the mechanical plant Due to the extremely tight tolerances for the installation of the new steam generator, a dry run of the installation was carried out in advance of the installation to ensure all plant and systems were compatible Rapid hardening cement mixes were used on the concrete works to ensure subsequent phases of work could be undertaken without delay

SUCCESSES  

Project was completed on time and within budget. The new process tie ins were carried out with no disruption to Leo production.

AYRFIELD MEDICAL CENTRE, KILKENNY ADCO were contracted by the Women’s Health Group to fit out the part ground floor of an existing four storey Medical Centre which caters for Kilkenny and the surrounding area. Work included the following; construction of waiting areas, scan rooms, consultation using metal stud, acoustic insulation and soundbloc slabs. A high degree of privacy was required due to the sensitive nature of the type of consultation/treatment that is carried out. 2 Total Area – Approx. 250m CHALLENGES FACED 

Supply and extract ducting from the new air conditioning units, which had to be positioned on the roof of the building, had to be brought down through an existing service shaft which could only be accessed through public areas and a pharmacy. This necessitated carrying out this work and demolition works outside normal working hours. Access to the working area was through a controlled public carpark so all deliveries had to be pre-planned and a traffic controller provided for each delivery.

INNOVATIONS  

IPS panels were used in consultation and scan rooms to conceal services and yet provide easy access for maintenance. Coffered ceilings with LED lighting and curved Corian reception desk gave an appealing but yet a very practical solution to a confined circulation area. Liquid DPM provided to floor slab due to insufficient time frame for drying out of slab

Project was completed within time and budget There was no disruption to the personnel/public using the existing Medical Centre. The staff working for the Women’s Health Group is now relocated from 3 separate buildings which has led to greater efficiencies and increased cliental.

DUBLIN AIRPORT, DUBLIN ADCO were contracted to undertake various fit-out and refurbishment works for the DAA at Dublin Airport. The project was split in two phases. Phase 1 required the construction of a new boardroom and upgrade to existing administration offices, as well as an upgrade of M&E services and internal finishes. Phase 2 comprised the installation of a new goods lift to PLF24 in Terminal th 1, to accommodate the new food hall on the 4 floor. Both sites were airside and required advanced planning for schedule of works / deliverables and extensive security vetting. PHASE 1: CHALLENGES  

Daily Work permits to include COSH permits were required for all building works and new M&E installation. The programme required work outside of normal working hours and the implementation of night shifts to accommodate the live working environment.

 

New timber glazed office partitions with a fire rating of up to 60 minutes were installed and given a decibal rating. New design in raised access floor was developed to accommodate existing live services, which could not be relocated. ADCO assist in the design and sourcing of top end furniture finishes shipped from Italy.

 

ADCO provided structural engineer practice to assist with the constructability and demolition of the existing mass concrete shaft walls to accommodate the new lift and builders works opening. The structural engineer also certified all civil works. The existing cargo lift had to be kept live at all times to accommodate goods in/out to the remaining floors, requiring ADCO to work around the DAA commercial weekly deliverable schedule when constructing internal lift scaffolds, civil works and installation of the new structural steel re-instatement works. External cladding had to be stripped and re-instated to accommodate new fire integrity construction details and the weathering of new external lift doors. External pavement was removed and re-instated with new drainage services to eliminate the potential of floodwaters entering the existing lift shaft.

ADCO assisted in the design and provided substantial Value Engineering to accommodate the construction of the new lift shaft that gained access th onto the 4 floor food hall area.

Cost saving was achieved for the client during Phase 2 by providing in-house value engineering to re-use the existing lift shaft walls. Both projects were handed over on time and to a high standard for the client, meeting the client’s objectives and exceeding their expectations. There were no reportable accidents. A good relationship was developed and the DAA approached ADCO to complete further works. As the works involved did not match ADCO’s business model, ADCO felt it was in the best interest of the client to work with a different contractor.

LABURNUM ROAD, CLONSKEAGH  ADCO were awarded a contract to carry out refurbishment and extension of a 3 bedroom semi -detached house. The work consisted of the demolition of adjoining garage and lean too buildings, the removal of existing ground floor slab and the rear wall of the dwelling. A structural steel frame was installed to carry the rear elevation and the new flat roof extensions and these were cladded with a 327mm cavity wall with Ibstock brick outer leaf. The new construction was carried out to a high specification with polished concrete and timber floors with under floor heating throughout. The client wanted to retain as many of the original features as possible so doors, skirting cornices etc. were removed for storage or replicated. New double glazed painted windows to match existing were installed and the existing external walls were lined with insulation and plaster slab to comply with the new building regulations. Double glazed mahogany arched windows and patio doors were installed in the brickwork extensions and these were roofed with either zinc or built up paralon roof covered with a sedum blanket. CHALLENGES FACED    

Demolition work associated with a semi-detached house on one side and adjoining garage with a shared party wall on the other side. Poor ground conditions encountered resulted in mini piling of extension footprint Access to rear of site. Temporary support of existing walls.

INNOVATIONS  

Garage roof propped (shared party wall) saw cut into 1m sections and slabs removed with teleporter. Original foundation proposal was for part strip foundation and raft foundation. Due to poor ground conditions it was agreed to use mini piles and ground beams and suspended slab. Demolition of rear wall carried out after construction of new slab so this could be used to carry the propping system.

SUCCESSES  The project was completed within a very tight programme of 26 weeks.  Neighbors on either side were kept informed of what was happening on a regular basis and consequently we remained on good terms for the project duration.  Client is delighted with the project and due to their recommendation we were awarded another house refurbishment project.  Repeat requests from the Architectural practice involved to tender further projects.

PFIZER, GRANGE CASTLE, DUBLIN ADCO were contracted to fit-out Clean Room Suites 2 and 4 in Pfizer’s main production facility in Ireland. CHALLENGES FACED  

 

The project was carried out under an intense program of works with short lead-in time for deliverables. Limited detail on design required a “hands on approach” to site-specific items, including hand dig around specific areas where existing live services were potentially laid. Double shift work was required to micromanage the program of works alongside the M&E subcontractors to ensure the project completion date was achieved. Daily work permits and SPAs were required and daily white board progress review meetings held to maintain tight control. Because the building was occupied, there was limited access within the existing suites for the construction and installation of underground services. ADCO overcame this problem by constructing temporary clean room walls to isolate work from the production areas.

TECHNOLOGIES   

Stud / dry lined clean room and firewalls up to 7 meters were installed as part of the upgrade. The project required the installation of clean room doors to include interlock systems, as well as clean room floor and ceiling finishes. Complete internal civil services were implemented, including steel gantries, concrete bunds, underground double contained stainless steel st nd drainage lines and in-fills to 1 and 2 floor concrete slabs. Works included complete M&E builder’s work openings installation from plant rooms to process lines out onto the main roof structure.

DEPARTMENT OF DEFENSE, DUBLIN The project comprised the construction of a Fire Brigade road to the perimeter of the existing Baldonnel Casement Aerodrome Airport. CHALLENGES FACED  

A Construction Traffic Management Plan was developed, reviewed and implemented in conjunction with Air Traffic Control on site. Through careful pre-planning and coordination with the asphalt plant, ADCO were able to ensure that the final asphalt coating could be laid over the weekends. Advance planning with management, Airport Police Security and operatives’ vetting forms ensured all personnel were approved for access prior to any works commencing on site.

TECHNOLOGIES 

ADCO collaborated with Air Traffic Control to develop a construction programme, which allowed a continuous install of the hot roll asphalt, eliminating broken joints on the finished road surface.

SUCCESSES  

The project was completed with no reportable accidents, on time and within budget. The works were completed to a high standard and exceeded the client’s expectations. The client was impressed by ADCO’s proactive approach to working with ADCO approved key suppliers to ensure a seamless final finish was achieved. CRESCENT BUILDING, PARK WEST, DUBLIN 12 The Crescent Building was constructed in three phases and comprised a seven story structure, containing 232 apartments with 9 cores and a considerable ground floor podium slab over parking. Mick Foran was the Contracts Manager for this project and won the prestigious “Construction Manager of the Year” award for his successful delivery of the project. The overall scheme comprised 450 residential units with retail space at podium level and had a value of €80m. CHALLENGES FACED 

The contract was awarded as a RIAI Blue Form without quantities. It was a fixed price contract and cost control was of utmost importance to the client.

The programme was tight, requiring delivery of the project within 22 months and left no scope for contingency.

Careful consideration was given to production management and quality control ensuring that the building was watertight at an early stage.

The complexity of the design meant there was considerable potential for buildability problems. Intensive forward planning was necessary to avoid potential risks in identified areas.

The curved shape of the building presented a challenge in terms of cutting and fitting the steel roof beams to match the contours of the structure.

The overall setting out on the building had to be very precise to ensure all pre-cast techrete panels fitted exactly once they arrived on site.

Most challenging was the installation of the punch-out window areas. Projecting approximately one metre from the face of the already-fitted techrete panels, these cantilevered areas comprised a concrete / stone and insulation sandwich panel with a further steel frame over the base, carrying limestone face work and window infills between the stone pilasters. This required considerable on and off-site coordination with subcontractors.

The complex design consisted of 5 arcs for setting out with a faceted slab edge.

Wide spans, large faceted techrete panels, significant window systems, boxed out steel balconies and steel backed stone clad projections on the top two floors added to the complexity of the project.

The attention to detail and quality of the project exceeded the client’s expectations, which reduced snag lists and facilitated the early closing of the units.

The project was completed one month ahead of programme and within budget. The final account was agreed 3 months before the end of the project, which reflected the tight control of costs.
