All buildings age. Not all buildings age well. Buildings become obsolete or blighted because materials deteriorate, upkeep is expensive, or the space cannot accommodate evolving uses. A lasting building needs to withstand environmental weathering as well as shifting community needs. Buildings which fail to do so increase the cost of affordable housing while contributing to residential instability and forced displacement of low-income renters.

“Weathering” also refers to the cumulative detrimental effect of psychosocial, economic, and environmental stressors on physical and mental health of individuals living in high-poverty urban areas (Geronimus 1972). Place-based community ties serve as an important buffer against the weathering of structural disadvantages.
