Get the best mortgage financing deal Few people are able to walk into a home, like what they see and then pay for a house in cash. In the vast majority of home purchases, mortgages make the dream of home ownership a reality. Getting a mortgage requires research and some preparation on the part of borrowers if they hope to get the friendliest terms possible. Homes are substantial, decades-long investments, so it’s smart to shop around to find the best rates and lenders available. These tips can make the process of applying and getting a mortgage go smoothly, and may even help borrowers save some money. • Learn your credit score. Your credit score will be a factor in determining just how much bargaining power you have for lower interest rates on mortgage loans, according to the financial resource NerdWallet. The higher the credit score, the better. Well before shopping for a mortgage, manage your debt, paying it off if possible, and fix any black marks or mistakes on your credit report. • Investigate various lenders. The Federal Trade Commission says to get information from various sources, whether they are commercial banks, mortgage companies, credit unions, or thrift institutions. Each is likely to quote different rates and prices, and the amount they’re willing to lend you may vary as well. Investigating various lenders can help you rest easy knowing you got the best rate for you. Lenders may charge additional fees that can drive up the overall costs associated with getting a mortgage. Compare these fees as well so you can be sure you get the best deal. • Consider a mortgage broker. Mortgage brokers will serve as the middle person in the transaction. A broker’s access to several different lenders can translate into a greater array of loan products and terms from which to choose. • Learn about rates. Become informed of the rate trends in your area. Lower rates translate into significant savings amounts per month and over the life of the loan. Rate may be fixed, though some are adjustable-rate mortgages (also called a variable or floating rate). Each has its advantages and disadvantages, and a financial consultant can discuss what might be in your best interest. • Discuss points with your financial advisor and lender. Some lenders allow you to pay points in advance, which will lower the interest rate. Get points quoted in dollar amounts so they’ll be easier to compare. If you’re unfamiliar with points, discuss the concept with your financial advisor. The vast majority of homeowners secured a mortgage to purchase their homes. Learning about the mortgage process can help new buyers navigate these sometimes tricky financial waters.

Pros and cons to pet doors Pets quickly take up residence in their owners’ homes and hearts. Many pet parents treat their pets as fullfledged members of the family, with the same privileges and attention they devote to other family members. A 2016 Harris Poll found 95 percent of Americans consider their pets to be part of the family, and there is not much they won’t do for their companion animals. One area where pet owners may focus their attention is giving their pets more freedom to explore the outdoors. This can be achieved with the installation of a pet door. With busy schedules taking many pet parents away from home, pets may spend many hours home alone. An outdoor retreat could be just what the veterinarian ordered for pets who need more fresh air. Before pet owners install doors for their four-legged friends, it may behoove them to consider the advantages and disadvantages to doing so. PROS Pet doors can be very convenient for pet owners and pets. Unencumbered bathroom breaks is one of the prime reasons to get a pet door. Not having to wake up early in the morning or rush home from work to let out a pup can give pet owners more freedom. Cat owners may choose to have their cats soil outdoors, removing the hassle and odor of indoor litter boxes. A pet door provides a way for pets to regulate when they need to go and not be at the mercy of their human companions. This is handy when training a puppy who cannot hold his bladder for more than a few hours. Avoiding indoor accidents can be a great reason to install a pet door. Pets need exercise and stimulation to alleviate boredom and avoid destructive behaviors. Access to the outdoors promotes physical activity and mental stimulation. Cats may chase bugs or small animals. Dogs may run around the yard and play with a ball or stick. Easy access to outdoor play can take some of the burden off of busy pet owners. Keep safe during a season of holiday ‘spirits’ The weeks between Thanksgiving and New Year’s Day are some of the most festive times of the year. Family and friends socialize and exchange gifts while many people take inventory of their good fortunes. Many things are enjoyed in abundance during the holiday season, and that unfortunately can include alcoholic beverages. A 2018 survey conducted by OnePoll on behalf of the supplement company Morning Recovery revealed that, among 2,000 American respondents, the average person consumes twice as many alcoholic drinks over the holidays than any other time of year. That uptick in drinking likely has something to do with the holiday social scene. In normal, non-holiday weeks, Americans attend just one social event, but that number climbs to three when the holidays arrive. The National Institute on Alcohol Abuse and Alcoholism, a division of the National Institutes of Health, warns that the holidays can be a time when some people are more likely to drink to excess in the name of merrymaking. Despite the known dangers of excessive consumption of alcohol, many people still overindulge. Perhaps some sobering statistics can be just what people need to avoid drinking too much this holiday season. SCRAM systems, which make alcohol monitoring software systems for the criminal justice market, offer these statistics. • Seventy percent of holiday drunk driving deaths are caused by drivers with a blood-alcohol level of 0.15 or higher.

• In December 2017, 885 people were killed as a result of alcohol-impaired crashes. • A BAC between 0.08 and 0.14 causes noticeable impairment of coordination and driving skills. It is illegal to drive at this level in all 50 states. • One in eight drivers who consume alcohol say they’ve driven when they thought they were close to or over 0.08 BAC in the past year, according to AAA. • The NIAAA reports that 40 percent of traffic-related deaths during Christmas and New Year’s involve drunk drivers. Alcohol lowers people’s inhibitions and affects their judgment, potentially contributing to reckless decisions. Many people think that a cup of coffee is all that’s needed to sober up and get home safely. The NIH says even after someone stops drinking, alcohol in the stomach and intestines continues to enter the bloodstream, resulting in impaired judgment and coordination for hours after one has had his or her last drop. Impaired driving and other activities can make for unsafe conditions this holiday season. Celebrants should be aware of their alcohol intake and have responsible ways to get to and from social occasions.

How to save up for your first home Home ownership is a dream for people across the globe. Many people save for years before buying their first homes, squirreling away every dollar they can with the hopes they can one day become homeowners. But thanks to factors beyond their control, even the most devoted savers can sometimes feel like their dream of home ownership may never come true. According to the Pew Research Center, American workers’ paychecks are larger than they were 40 years ago, but their purchasing power is essentially the same. Things aren’t much different in Canada, where analysis from Statistics Canada and the Bank of Canada has shown that, since 2015, wage growth in Canada has been weaker than in the United States. Various challenges can make it difficult to buy a home. However, some simple strategies can help prospective home buyers build their savings as they move closer to the day when they can call themselves “homeowners.” • Determine where your money is going. If you’re finding it hard to grow your savings, audit your monthly expenses to determine where your money is going. Using exclusively debit or credit cards can simplify this process, as all you need to do is log into your accounts and see how your money was spent over a given period. If you routinely use cash to pay for items, even just to buy coffee on the way to work, keep a notepad handy so you can jot down each expense. Do this for a month and then examine how you spent your money. Chances are you will see various ways to save, and you can then redirect that money into your savings account. • Become a more savvy grocery shopper. Another great way to save more money is to alter something you

already do each month: grocery shopping. If you haven’t already, sign up for discount clubs at your local grocer. This is a largely effortless way for shoppers, especially those buying food for families, to save considerable amounts of money. Shopping sales at competing grocery stores also can save money.

FOOD Birds require high-calorie and high-fat foods in the winter so they can keep up their metabolism to generate warmth.

Also, since birds’ feeding habits vary depending on the type of bird, it may be necessary to place feeders at varying heights to maximize access. Feeders should be located out of the wind and in an area that offers safe refuge from predators. The National Wildlife Federation also says individuals should put out sizable feeders and/or use multiple feeders to provide ample food during snow and ice storms. These larvae of beetles can be presented in a shallow dish with slippery sides so the worms cannot crawl out. Birds typically need extra support to survive harsh winters. Offering food and shelter during these bleak months can help.

Cold weather can be particularly taxing on many of the birds individuals discover in their backyards throughout the year. Although some species migrate to warmer climates each winter, many stay put and attempt to ride out winter in their normal habitats. Birds that tend to stay put include finches, sparrows, titmice, jays, woodpeckers, chickadees, and cardinals. The Cornell Lab of Ornithology says that, in much of North America, winter days can be windy and cold for birds, and nights are even more challenging. In winter, birds no longer have berries and lush vegetation to consume and insects have died or gone underground. Since finding food can be especially difficult, and shelter may be scarce, many birds can benefit from a little help from their human friends. SHELTER Wild Birds Unlimited says shelter for birds is hard to come by in winter. Trees have shed their leaves, and evergreens may not be as abundant or protective. As a result, birds frequently seek man-made structures that can provide refuge from the elements. People can provide shelters for birds, which may include traditional birdhouses, windbreaks and snow shields. Even a brush pile can simulate the natural shelters of trees and shrubs that birds prefer. Roost boxes are another option and one that can accommodate small flocks that will group together and share their body heat. Use leaves and branches to provide natural camouflage and help attract birds to the shelter. Offer yarn, fabric scraps, cotton, and other insulating materials that birds can use to help make their shelters more comfortable.

How to protect wood floors from inclement weather Wood floors are a worthwhile investment that can improve the beauty and function of just about any room in a home. Even though wood floors are durable, and new protective treatments help seal out many of the things that may have damaged floors in the past, homeowners still need to prioritize protecting their hardwood floors. Certain seasons of the year can be more harsh on wood floors than others. For example, seasons characterized by moisture and precipitation, particularly the early spring, winter and fall, can be hard on wood floors. The experts at ServiceMaster Clean say that cold, snowy days can damage wood floors, and Lumber Liquidators agrees that winter weather can be harsh on flooring. Homeowners need not give up on hardwood if they live in an area that sees all four seasons. They just need to take a few steps to keep floors looking beautiful. • Clean up the salt. Salt that keeps sidewalks and streets clear of snow and ice inadvertently gets tracked inside a home. Hard chunks of salt can scratch wood floors, and, if left to sit, that salt can eventually cause white marks and other stains. Routinely vacuuming and sweeping up salt is necessary to protect wood floors.

• Control humidity indoors. Cold, dry air in a home can be problematic because the moisture in the wood can eventually evaporate into the air. The heat will suck that moisture from the flooring, causing it to shrink, creak and splinter and become more brittle. Think about investing in an in-line humidifier for the home’s HVAC system that can keep a moderate amount of humidity in the home. Hardwood floorboards are installed to accommodate minor temperature and humidity fluctuations. This is typically a range of between 60 and 80 degrees F with a relative humidity range of 35 to 55 percent, advises ServiceMaster. • Use the right cleaning products. Avoid excessive water to clean wood floors, and select soaps that are specially designed for wood flooring. Consult with the flooring manufacturer for a list of detergents that are safe to use. With proper care, hardwood flooring can survive rain, snow and cold weather.

The threat posed by ice dams Cold, snowy weather can present various issues for homeowners to contend with. One such problem, ice dams, can cause damage to walls, ceilings and other areas. The University of Minnesota Extension says that an ice dam is a ridge of ice that forms at the edge of the roof and prevents melting snow from draining properly. A complex combination of heat loss from a home, snow cover and outside temperatures can lead the formation of ice dams. An ice dam will be fed by melting snow above it and cause a backup at the edge of the roof. Dams can cause gutters to tear off and loosen shingles and may lead to water backing up and pouring into the home, advises This Old House. Ice dams also can contribute to soggy insulation, making the insulation lose its protective R-value and becoming a magnet for mold and mildew. Homeowners can do a number of things to temporarily prevent the formation of ice dams. Heated cables clipped to the roof ’s edge in a zigzag pattern can help prevent dams that lift shingles. Pushing snow off the roof can help. Laying an ice melt product in gutters to help melt the ice that forms also can prevent ice dams.

More permanent solutions involve keeping the entire roof the same temperature as the eaves by increasing ventilation, adding insulation and properly sealing air leaks that can warm the underside of the roof. Here is how to get started. • List the necessities. Begin by calculating the costs associated with fixed needs, including rent/mortgage, utilities, food, and any other bills you have to pay each month. • Add existing debt. Debt includes any routine payments being made to credit card companies, student loan lenders, car payments, or unpaid medical bills. • Conduct a spending analysis over several months. Budgets are easier with fixed numbers, but unforeseen variables can affect spending every month. These can include the extras for clothing, entertainment and much more. Average the cost of these expenses throughout your analysis period so you can get some idea of how much to allocate for them. • Use software or apps to help. There are plenty of resources available to help people calculate their budgets and get a picture of their financial habits. Resources such as Mint, YNAB (You Need a Budget) and various accounting programs can produce spreadsheets, pie charts and bar graphs as you work to create a budget. • Start trimming gradually. Quitting a certain lifestyle cold turkey can be jarring. Gradually cut back on your spending if your analysis suggests that’s the way to go. • Automate saving. Immediately removing a set amount from your paychecks by having it directly deposited into a separate account can remove the temptation of spending too much from your financial equation. Budgets are a key part of a financial plan and can help people reach their goals.

Did you know? According to the State of the Nation’s Housing 2018 report from the Joint Center for Housing Studies of Harvard University, nearly half of all renters are paying more than 30 percent of their income on housing. The report also noted that, between 1990 and 2016, national median rent rose 20 percent faster than overall inflation. That’s likely one reason why many people within the United States are leaving behind states that have traditionally been associated with high costs of living. An analysis of data from Realtor. com found that many Americans are leaving states with high costs of living, high taxes and lagging job markets in favor of places with more affordable costs of living. After examining data from the U.S. Census Bureau and using its own search data of homes across the nation, Realtor.com found that the state of New York had the highest negative net migration in the United States. That means more people were leaving the state of New York to live elsewhere than any other state in the country. Cost of living no doubt drives much of that migration, as a survey from the Council for Community and Economic Research found that, in the first quarter of 2018, New York was the third most expensive state to live in the United States, behind only Hawaii and California.
