Great Estates OF THE
Goulburn Valley
It starts with Home By Struan Jones
HOME is everything. It’s the starting place of love, hopes and dreams. It’s where our memories are made, the place our kids will remember and hopefully come back to again and again.
C
reating that place, starting with choosing a lot and building your dream home, is the theme of the Great Estates Magazine. It’s a milestone moment you will remember forever. In putting together this magazine we’ve spoken with professionals from across the industry, from real estate agents to developers, builders, solicitors, tradespeople and buyers. We’ve visited estates, display homes, and people in their homes, and a common thread is the level of optimism around new developments. The property market in the Goulburn Valley is hot right now. In the nine months to March, an incredible $124 million was spent in Greater Shepparton on new homes or home improvements alone. There is so much on offer. Whole communities are being built, designed with ultimate liveability in mind.
BUILT THEIR DREAM HOME... From left, Leigh, Quinn, Emma, Airlie, and Charli Martin built a new house in the Goulburn Valley Photo: Sharelle Jarvis.
Government grants, from both the State and Federal levels are on offer. By choosing to live regionally, first home buyers may be eligible for $20,000 from the State Government. Add to this the Federal HomeBuilder initiative, providing eligible owneroccupiers (including first home buyers) with a grant of $25,000 to build a new home or substantially renovate an existing home. We hope this publication sparks your imagination and provides the inspiration and information you need to build a home in our beautiful Goulburn Valley. Good luck to you. We trust the following pages help you make a wonderful choice for you and your family’s future. - The Great Estates of the Goulburn Valley Magazine team.

Great Estates OF THE
Seven Creeks Estate
Goulburn Valley
Picturesque plots with plenty to come at Seven Creeks THE estate is already home to a steadily expanding community of families, couples and individuals who appreciate the very best of both country and city living. With a premier display village just off the Goulburn Valley Highway, the estate is well worth a visit.
“We’re all about building better communities” Peter Mintern, Development Edge
F
eatures of Seven Creeks Estate include well-integrated, easily accessible, and informal parklands, complemented by wide walking and cycling paths that offer seemingly endless picturesque views. It’s easy to understand why the estate holds such a broad appeal, and that is only set to increase, with future plans which include: • A pathway around the reserve and connections to Shepparton’s path network • Further improvements to Raftery Road including street lighting, a footpath, and neighbourhood entrance signage • A new play space and shade structure • The installation of a drinking fountain in the reserve • Annual neighbourhood Christmas party

BEAUTIFUL LOCATION… Seven Creeks Estate offers a great lifestyle opportunity with large park areas and bush land. Photo: Katelyn Morse.
The Great Estates Magazine spoke with director Peter Mintern of Development Edge, the developers responsible for the estate. “We’re all about building better communities,” he said. “We have a vision for the Shepparton region and are trying hard to lift the bar for better family living at our land developments. “Seven Creeks Estate is a major part of our vision with a twofold effect: creating liveable communities and trying to make Shepparton great.” Further to his point, Peter added, “New land will soon come on stream next to Seven Creeks, which will triple the size of the whole development.” Clearly there’s plenty of reasons to invest in Sevens Creeks Estate, a premium lifestyle choice for growing families and with 158 blocks still available and a further 104 coming soon, buyers are encouraged to get in quick, before the opportunity expires. Making a home in Kialla Lakes
WHEN researching for the Great Estates Magazine, our team came across a couple who had recently bought land and built a home for themselves in the heart of one of the Goulburn Valley’s most iconic housing estates.
K
evin and Colleen Borrman, a couple coming up on their first year in their new home, had their house built by Hotondo Homes in Kialla’s iconic Kialla Lakes Estate. The couple has a long history in the area, and their move into their new Hotondo home comes after Kevin retired from a career in the gas industry. Colleen, a hairdresser, still works in Shepparton. The Great Estates Magazine caught up with the couple in their stunning new home. Why did you choose to move to Kialla Lakes? Colleen: We lived for 35 years on a larger property in Kialla, and we wanted to downsize. Not house-wise, but property-wise. I was born in Shepparton, and we love the area. Kevin: Kialla Lakes has got everything here. We’ve always lived in the south of Shepparton and now we’ve got neighbours right next door, great neighbours. I know the bloke who lives next door, he’s a friend of mine. There are good people all around. How long did the build take? Colleen: It was pretty quick, eight or nine months from start to finish. Hotondo finished in the time-frame they said they would. How was your experience building with Hotondo Homes? Kevin: The whole process has been really good with Hotondo Homes, and the reason I like
PART OF A COMMUNITY... Kevin and Colleen Borrman of Kialla Lakes have spent the last year in the new home they built with Hotondo Homes. Photo: Struan Jones.
Hotondo is the diversity. They let me utilise the stone masonry skills of my son to complete the stonework we wanted. I could go onsite and look at the progress. The tradespeople they used were very good, and even after completion if there were little things that needed to be done, Hotondo helped out and sent someone around. Did you find Hotondo Homes flexible? Colleen: We felt like we could ask Hotondo anything, and they’d offer us a couple of options of what we could do. We could customise the house the way we wanted. They were great. They said: You can have whatever you want. We changed a few things and they were quite accommodating. They said ‘No worries, we can do that for you’. They were really good, all very helpful, very approachable. It’s been wonderful, this past year, living here in this home. As one of Victoria’s most trusted builders, Hotondo Homes has been building beautiful new homes across Victoria for more than 30 years. Their flexible range of home designs has something for everyone. If you’d like to take the first step towards your dream home, start in the right place. Visit the Hotondo Homes sales office and get inspired by the elegance of the designs and the richness of the interiors. Then, start a conversation with Hotondo Shepparton and find out how they can help. Contact Hotondo Homes Shepparton on (03) 5831 2250, or drop into their showroom at 4/228-232 High St, Shepparton.

Great Estates OF THE
Goulburn Valley
Property infrastructure firm on the rise ONE of Shepparton’s highly successful and growing businesses is making its mark, not just in the Goulburn Valley, but also across the Eastern seaboard of the nation.
F
ounded 30 years ago, SPIIRE now employs more than 250 staff across three states and territories. The firm, headed by managing director, Mark Breuer, and executive directors, Stephen Nolan and Michael Lewis, is one of the largest property and infrastructure consultancies in Victoria with a growing presence in NSW and the ACT. When Great Estates of the Goulburn Valley Magazine caught up with Sheppartonbased director, Michael Lewis, his enthusiasm for the region was intoxicating. Michael is the firm’s connection across the company’s major projects in the Goulburn Valley, regional Victoria, NSW and the ACT. He enjoys being heavily involved in various aspects of these communities and believes a strong relationship with residents and businesses helps a community to grow. According to Michael, Shepparton has ‘come of age’, with a lot more interest taking shape in the region, particularly with the advent of the COVID-19 pandemic.
TEAMWORK AND GROWTH… From left, Spiire Shepparton business unit manager, Jeramy Blight, principal planner, Jane Macey, associate engineer, James Espagne and director, Michael Lewis at Providence Field. Photo: Katelyn Morse.
“The move was already on with people looking to relocate to the country, however COVID-19 has sped things up for people wanting to settle here,” Michael said. “Shepparton is attractive to investors as well as those wanting a tree change from the city.” One of Michael’s, and SPIIRE’s, proudest achievements was winning the Urban Development Industry of Australia ‘Consultant of the Year’ in 2016 for the delivery of The Boulevard Estate in Shepparton. The staff at SPIIRE are proud of their ongoing association with many successful Goulburn Valley land development businesses. One of Northern Victoria’s premier development companies, Development Edge, is one such business which has opened substantial land across the region with an aligned thinking and philosophy of ‘building better communities’. When asked about the Federal and State Government’s recent grant announcements, Michael said the grants had sparked exponential growth in recent months with record land sales throughout the region. “The grants have made a huge difference with land sales, which will flow on to home building and the growth of related businesses, which will make a significant contribution to our local economy,” he said.

as Michelton, Fowles and Tahbilk, and train services to Melbourne, it’s no surprise Nagambie has experienced population growth of 2.9 percent over the past 15 years, higher than the State average. Estimates from the Shire of Strathbogie expect the town’s population to grow from 1800 to 4000 over the next 15 years as more people choose to call the region home. Only 90 minutes from Melbourne’s north and 40 minutes from Shepparton, Nagambie is becoming a popular tree-change destination. Hallmarc chief executive officer, Michael Loccisano, said Elloura’s Stage 9 release had sold out successfully over recent months, and was now pleased to be releasing Stage 10, with immediate construction available in the last quarter of this year. “The town’s growth is part of our vision,” he said. “And we’re dedicated to seeing Nagambie continue to flourish as it has over the past couple of years.” Lakeside land enquiries are welcomed by contacting Hallmarc in Nagambie on (03) 5794 2000.

RIGINALLY from the western suburbs of Melbourne, John, a lawyer with Victoria Police, and Chelsea, who works in early childhood education, lived in Bendigo for a period before making the move to Shepparton two years ago. When they realised building their own dream home was within their grasp, they jumped at the chance and used the State Government’s First Home Buyer’s Grant to make up part of their deposit. With a young daughter, Penelope, coming up on her second birthday, the decision to put down roots was an easy one to make. John: “We love it. Seriously, we’ve had the opportunity to move back to Melbourne, but this is where we want to be. The fact it takes me seven minutes to get from my doorstep to work, it’s unbelievable.” Chelsea quickly made friends with other young mums in the area, and John joined a local cricket club. The pair have immersed themselves in the community. Their new four-bedroom home, built by SouthernVale Homes, is due to be completed in October. They couldn’t have been happier with the build so far. Chelsea: “We looked at all the display homes along Sanctuary Drive in Kialla Lakes and the SouthernVale home was our favourite. We actually found the house we wanted first and the block later. “The builder has encouraged us to ask lots of questions. We haven’t felt we were pushed in any direction. At times we’ve said: This is what we want and this is our budget, and they’ve managed to find a way to make it work. It’s been wonderful.” Compared to their previous lives in Melbourne, the couple couldn’t be more comfortable living regionally in the Goulburn Valley. Gesturing to the space around her new family home, Chelsea said, “It’s not so rushed; everything is not tense. You can breathe here.”

How long has the solar installer been in business for? Solahart has been in business for more than 65 years, starting out right here in Australia. What kind of warranties does the solar installer have? Solahart warrants the products we install, so if you have a problem, you can contact Solahart. Even if your solar installer isn’t around anymore, Solahart partners with local businesses in your area, so you can always call them if there is

business, and not all solar companies are the same. Solahart has installed more than one million solar systems around the world, and are widely considered Australia’s solar energy experts. With the Hot and Cold Shop, every enquiry into installing a new solar energy system starts with a free on-site assessment, and will talk you through your options. They also offer solar hot water, solar power, battery storage and Solahart PowerStore - Australia’s first solar-smart electric water heater. Even though solar energy will save people money, they can be nervous about dipping into savings to pay for a new solar system. Are there payment options available? Jade: We know times are difficult for families and businesses at the moment. That’s why Solahart can offer flexible payment terms, whereby the savings made on your energy bills can go directly towards paying off your new solar system. Better yet, you won’t have to pay anything up front. You can literally buy now, save now, and pay later. We can provide up to 60 months’ interest-free financing on all of our solar products. With nothing to pay upfront, we can help you to start slashing your electricity bills. Terms and conditions do apply, so please see us in store for details. Buying a solar power system is an investment in your future, and according to Jade, it pays to go with a well-established, trusted name. State Government support helps first time buyers enter the market IN A STATEMENT from the State Treasurer, Tim Pallas, in April, the Victorian Government announced the $20,000 regional First Home Owner Grant (FHOG) would be extended for a further 12 months to June 30, 2021.
T
he regional grant, which had been due to end in June this year, was extended to assist Victorians through the Coronavirus pandemic. “We know the Coronavirus pandemic is making it even tougher for young people to achieve their dreams of homeownership. That’s why we’re extending the grant, which has helped so many regional Victorians,” Mr Pallas said. “Owning your own home shouldn’t be a pipe dream. We’re helping out with the financial kick-start they need to make it a reality.” The extension gives more Victorians the opportunity to continue to live locally and enter the property market for the first time, while channeling work to the regional building and construction industries as we continue to deal with the economic impacts of the Coronavirus pandemic. To be eligible for the FHOG, the purchaser (or purchasers) must be first home buyers buying or building a property valued at under $750,000, which must also be

The grant is available for first home purchases across 48 regional councils, including Shepparton, Benalla, Campaspe, Moira, and Strathbogie shires. The First Home Owner Grants are only available for a limited time, and with demand on the rise, the potential for land availability to move into short supply is likely to happen quickly. To take full advantage of the current government grants available, applicants must be: • Over 18 years of age • An Australian Citizen or Permanent Resident • Be planning to live in your home for the next twelve months • Have never owned a residential property in Victoria or anywhere else in Australia • Have never received the grant anywhere in Australia before To check your eligibility or apply for the First Home Owners Grant, visit: https:// www.sro.vic.gov.au/fhogapply

“W
ith a large number of visitors over the weekend, we were very pleased with how the opening went,” Dennis Family Homes northern regional manager, Jason Watts, said. The opening of the three Inspirations Series homes on display – the Sandford 343 Hamptons, Heathcote 313 Savannah and Olinda 263 Verve – had been eagerly anticipated by interested new home buyers in the Shepparton region, due to its high visibility to traffic on the Goulburn Valley Highway and the eye-catching Hamptons façade on the Sandford 343. “People loved all three homes,” sales consultant, Jackie Taplin, said. “We also had a lot of people travelling from other regional areas just to see the Hamptons façade.” The Hamptons façade is one of two firsts for the Shepparton display. “It is the first time the new Sandford design has been built anywhere and it is the first home to feature our new Hamptons façade,” national design manager, Kelvyn Rowley, said. “The Sandford is particularly well suited to the larger block widths enjoyed in

Seven legal points With Shepparton lawyer, Michael McIlroy.
P
urchasing a new block for your dream home is a joyous occasion, however it may come with some legal technicalities, and to make the process stress-free, it may be worth consulting a trusted legal team. The Great Estates Magazine discussed the topic with Michael McIlroy, a director at Camerons Lawyers, a team of legal experts who can help with advice on property and conveyancing transactions. We asked him what were some of the most common questions asked when purchasing property... 1. Is the land on a separate Title? If the Plan of Subdivision that your future parcel of land is within is not yet registered, it may take some time before you are able to settle and become the registered owner of the land. You should enquire with the developer how long they anticipate it will take for the Plan of Subdivision to register (so the land you are purchasing becomes a separate title
of land, so settlement of your purchase can occur). 2. Have you measured the block? You should compare the measurements shown on the Plan of Subdivision with the land you are purchasing. If the land is already fenced, you need to ensure that the fences are on the Title boundaries in the plan. If the land is not yet fenced, ensure that survey pegs are in the ground, so that you are able to confirm the measurements. 3. Do you have your finance in place? Speak to a broker or banker regarding funds to be borrowed for both land and building and seek pre-approval for your land purchase. Advise your lender if the Plan of Subdivision has not registered. Also, ensure that your purchase contract is subject to your finance being approved. 4. Have you checked the local planning provisions? • All land is subject to a Planning Scheme, which is governed by the local council. Zoning and any applicable overlays will
34 | Great Estates of the Goulburn Valley Special Keepsake Magazine - Brought to you by The Adviser - August, 2020
to consider when purchasing your new block determine how the land can be used, for example: • Are there any Overlays? Areas of the Goulburn Valley are affected by inundation or flood overlays, and these overlays could affect your use of the land and your ability to build. • Is the property in a designated Bushfire Prone Area? This can affect your building costs as you will need to comply with certain construction requirements, such as using fire-retardant materials. 5. Are there any easements on the lot? An easement provides access and/or use rights to another party over land, such as the water authority, council, telephone, power or gas company. You should not construct buildings over an easement. 6. Is there a restrictive covenant? Covenants are imposed by the developer and registered on all lots in an estate to create a level of amenity within the subdivision, such as minimum or maximum house and shed size, fencing and roofing or construction materials.
POINTING OUT SOME OF THE MORE IMPORTANT POINTS TO NOTE WHEN BUYING PROPERTY.... Director of Camerons Lawyers, Michael McIlroy lists off a few. Photo: Steve Hutcheson
7. Is there a section 173 agreement? These agreements are usually registered on behalf of the council and will contain further restrictions on the entire development and/or your particular lot. Your solicitor or conveyancer will advise if your lot is subject to a section 173 agreement. Of course, the information above is of a general nature only, and should not be considered specific legal advice. For specific advice regarding purchasing your block and building your new home, contact the Camerons Lawyers team on (03) 5832 1000, located at 128 Maude Street, Shepparton.
