When you walk into the reception area of the Kensington Gardens Clubhouse, you get an immediate sense of comfortable living. To the left is a plush conversation corner while straight ahead is the hospitality bar.

s you wander around the clubhouse, much more opens up that is on offer to the residents of Kensington Gardens. There is a large auditorium with a stage and dance floor and a commercial-grade kitchen that links in with the outdoor barbeque and entertainment area. Down the hall, is an 18 seat cinema and beyond that is the heated indoor pool and spa next to the fully equipped gym. Kensington Gardens is more than a place to live, it is about a lifestyle that suits people over 50, casual, relaxed and accessible entertainment to suit all demands. While each house in the village has its own garage, the centre also has a well-equipped open workshop where residents can work together on various projects such as making up produce boxes for

the local Eco Store in Shepparton. In the clubhouse, a number of women living in Kensington Gardens collaborate in creating craft projects that have raised thousands of dollars for charity. The Kensington Gardens village now has around 140 homes with a further expansion underway that will enable 16 new homes to be constructed. New owners can get to choose from 15 house plans with a wide variety of building materials available or they can move straight into an existing house when available. Kensington Gardens manager, Peter Stanbrook said, “We offer a wide range of premier lifestyle opportunities and encourage potential residents to drop in and compare for themselves.”

That’s the key message from Kensington Gardens estate manager, Peter Stanbrook, ahead of the annual Open Day event. “We’d love to see you at the open day – it’s something that has become more popular over the years,” said Peter. “It really opens your mind to what’s possible and for an hour or two out of your day it could change your life. “It really is about getting the vibe from our residents about the lifestyle on offer. “Staff will be on hand to answer any questions from visitors on the day but the main focus will be the chance to meet and

chat with our residents informally about their experiences without sales pressure. “The ‘lock up and leave’ lifestyle means residents can head north for the winter with peace of mind and not worry about leaving home behind. “Come and enjoy the day, inspect our facilities and mingle with our residents – you will be pleasantly surprised by what our independent living village has to offer.” If people can’t attend the Open Day but are keen to inspect Kensington Gardens they are also welcome to make an appointment for a personal tour.

Pre-loved and ready to go Getting into a new house is exciting and when one does so at Kensington Gardens, you have the opportunity to select colour schemes and some of the materials but that does take some work to coordinate it all over time.

A

nother option is to purchase one of their existing houses and move straight in when they are up for sale. At times, for one reason or another, residents move on and an existing property becomes available. Of course, they are all well maintained and can be upgraded with a new paint job as required but they are ready immediately, the gardens are all done so all you need to do is move

in all of your furniture and then sit back and enjoy that first cold drink on your outdoor setting and listen to the birds singing in the bushes. At the time of going to press, there are currently three pre-loved homes in the village that are now available for purchase. If you are ready for the move, you only need to contact Doug to tour through these existing homes.

Staying busy in the workshop Every house in the Kensington Gardens village comes with a garage or workshop, depending on how the resident might decide to fit it out, yet for those that like to create their handiwork in the company of others, there is a community workshop.

O

n any day, the shed will be open and up to half a dozen residents can be found pounding away at a piece of wood to fashion into something of added value. One thing they have been busy doing over the years is putting together thousands of produce boxes for the Eco Store in Shepparton. If not making boxes they can be making shelves for a resident or even fabricating picture frames to house a large painting.

The shed has a broad range of equipment, often added to when residents move into the village and pool the few tools they might have had. The urn is always hot and the fridge is always cold and when they are not making sawdust, the men in the workshop might be drinking coffee or tea and discussing new projects that they might attempt to make. The knitting circle Imagine if you will, a dozen ladies sitting around a large table, some knitting, some sewing, some crocheting, all chatting, some laughing and others intent on their task. It paints a picture of the lifestyle of the craft room at Kensington Gardens.

A

s with most ladies engaged in textile crafts, there is always a need for new projects no matter how many are already on the go. The ladies at Kensington Gardens are no different but then, they are. A lot of the work they do is directed towards their craft stall where they sell their output to raise funds for various charities in the region. So far,

they have raised more than $22,000. But it is not all hard craft, it is social and open. Residents can come and go, some preferring to knit in front of the TV in their own homes and deliver to the stall when finished. In the rhythm of the needles, there is music for the soul and the craft room at Kensington Gardens has a lot of soul.

Play in the dirt Gardening is perhaps the slowest of the performing arts but with over 142 gardens to manage, the gardening team at Kensington Gardens are constantly on the move.

s you drive into the village, it is difficult not to notice how well maintained each of the gardens are kept. Ian, Peter and Bailey have become a fixture across the estate, cutting lawns, trimming edges and hedges and generally keeping the place looking like a million dollars.

While the gardeners do the heavy work, residents still get to plan out and maintain their own spot of paradise. One of the more delightful things about a garden is the anticipation it provides. A home at Kensington Gardens offers that anticipation.

A good relationship between the managers and the builders The relationship between the builder and the developer has a special interest to a property owner. In the case of Kensington Gardens, they have had a consistent relationship with Alatalo Bros for more than a decade.

A

latalo Bros general manager, Tony Moyle said, “Having an open mind to suggestions and ideas on both sides allows us to construct a building that meets the demands of our client, Kensington Gardens, and the residents.” Site supervisor, Andrew Croxford has recently joined the team coming on-board as a licenced builder and carpenter. “Construction here is fairly unique since we only have to move into the next home to be on the next job. With very few exceptions, all the subcontractors and suppliers are Shepparton based so it gives us a good chance to manage

the process in a timely fashion and preserve the quality we are pursuing,” he said.
