Once they explain their financial goals, I’ll find a solution for their renovation or construction loan with comfortable terms and payment. Many people worry they’re going to be stuck with a peculiar loan their friends warned them about,” Hawkins says. “They’re concerned they’ll have a second lien with a very high payment, or they won’t have enough money to do what they really want with their home. But, in most instances, that’s not the case.”
Many homeowners don’t realize that when planning a home renovation, they don’t need to rely on the value of their existing home to determine how much can be borrowed. Instead, Hawkins says City Bank uses the “future value” of the renovated home as a basis for the new loan amount, providing a more accurate picture of what their remodeled home will be worth.
