elcome our special edition of Coastline for the Coolangatta Tweed region, our community and lifestyle magazine.

It has been an exciting past few months for our team with the opening of our new office in a prominent location at 100 Griffith Street, Coolangatta. We have also moved our sales office in Tweed Mall from shop 23 to shop 58 (near Coles) as the centre is undergoing some transformation.

Coastline magazine started over 12 months ago from our Palm Beach office. We have received great community feedback since our first edition so we are looking forward to providing the same service to the Coolangatta, Tweed and surrounding communities. As summer edges closer and Spring is in the air, and we are seeing more properties hit the market for sale as they typically do at this time of the year. The suburb which has seen the most growth this quarter is Bilinga which has seen the median house prices grow by 22.2%. Coolangatta also saw substantial growth with 18.8% with the median house price now sitting at $822,500. We have included a full market update including the rental statistics in this issue. WHY ARE BANKS CHANGING INTEREST RATES WHEN THE RESERVE BANK OF AUSTRALIA (RBA) HASN’T?

e’ve had clients ask us recently why interest rates are being increased by the banks when the RBA hasn’t had a rate increase. To explain, we need to give you a bit of a quick run down on a few things.

HOW DOES THE RESERVE BANK AFFECT INTEREST RATES? The RBA is owned by the government and it issues Australian currency. An increase or decrease in the cash rate affects many factors in Australia’s economy. This includes the interest rate that you pay for

we deal with clients that are buying or selling in both QLD and NSW. It is important to remember that there are some key differences when it comes to property transactions depending on what side of the border you are buying or selling on.

QLD

In NSW, the Contract for Sale of Land is prepared by the vendor’s solicitor or conveyancer. Once it is completed, the contract is then sent to the real estate agent for marketing purposes. A Contract of Sale must contain certain ‘prescribed documents’. These documents are to help any prospective purchaser decide whether to proceed. They may include zoning documents, sewerage, easements and other relevant searches for your property. Additional searches may be undertaken by the purchaser’s solicitor or conveyancer that are not included in the prescribed searches, ie roads and transport searches to see if the property may be impacted by future infrastructure development. When it comes to your contract becoming unconditional, there is a 5 day cooling off period. There may also be conditions based on the contract becoming unconditional, like a satisfactory pest and building report. Once the conditions have been met and the cooling off period has expired then the contract becomes unconditional and is legally binding on both sides. If a purchaser decides not to proceed during a cooling off period then they may be required to forfeit a 0.25% deposit paid on the property. It is therefore important that you obtain advice prior to entering into a contract for purchase.

In QLD a solicitor can prepare your Contract of Sale but it is more common for the agent to do so. There is far less information contained in a QLD Contract of Sale than in NSW. As a result, purchasers in QLD will normally be required to undertake more searches of their own to ensure the property suits their needs. These need to be conducted early in the piece, often before exchange of contracts or in the cooling off period. In QLD the cooling off period is needed so that the purchaser can undertake searches that were not provided previously as they are in NSW. QLD contracts are also normally subject to a standard pest and building clause and finance clauses. This is not as common practice in NSW, particularly finance. While most solicitors that deal with transactions on both sides of the border will be used to finance clauses, if you are coming from NSW and your solicitor is not familiar with QLD conditions this may cause you issues. Once loan and pest and building approvals are OK then generally a QLD contract will become unconditional. There are a range of other issues that may affect your property transaction depending on whether it is in NSW or QLD. If in doubt, feel free to give our office a call.

O’Reilly’s Tree Top Walk allows you to walk through a canopy of flowering and fruiting trees covered by vines whilst you explore the epiphytic orchids and ferns surrounded by the many birds and animals that inhabit the tree tops. The Tree Top Walk, was the first of its kind in Australia, is 180 metres in length and is made up of nine suspension bridges, with much of the walkway being 15 metres above the ground. Profiles depicting the rainforest flora close by have been placed along the walkway to assist visitors in identifying the plants in the immediate vicinity. Two observation decks have been

constructed in a Strangler Fig above the walk way, the highest one being 30 metres (approximately 110 feet) above the ground. The Tree Top Walk is a unique and innovative structure that gives visitors what can only be described as an exhilarating experience - a chance to observe life in the rainforest canopy at close range for the first time in their lives. Free of charge and there is no age or height restrictions for this activity. However, parental guidance of young children during the climbing aspect of the activity is recommended.
