elcome to the sixth edition of Coastline, and our first anniversary for the magazine!
I am humbled by the great community feedback we have been receiving and am glad we can provide this service to our community.
It has been a busy few months, as we recently acquired the LJ Hooker Coolangatta/Tweed office. The office was run by local families Peter Walmsley and Kel Judd who will be staying on the team as Sales Agents. We are planning to open a new office in Griffith Street, Coolangatta as well as maintaining our presence in the Tweed Mall Shopping Centre. Spring has sprung, and we are seeing more properties hit the market for sale as they typically do at this time of the year. The suburb which has seen the most growth this quarter is Tallebudgera Valley with 27.3% growth in the house market and Currumbin Waters had the highest growth at 34% for units. We have included a full market update including the rental statistics further in this issue. W
hat if happiness was an outcome rather than a life goal? You’ve no doubt read a lot of hype in recent years around the concept of happiness. Where to find it, how to feel it, how to keep it. Well here’s my take on it: first, we don’t need to be happy all the time, and second, if you’re not happy it doesn’t mean you are sad. I know! Breaking news. A full life encompasses it all, the entire gamut of emotions, the plethora of feelings and the richness of emotional experience. Love, fear, joy, sadness, surprise, anger – that’s life! In a society obsessed with the constant quest for happiness, you can find yourself dissatisfied and feeling like an underachiever. We’ve become so inundated with ‘think positive’ messaging that we are almost fearful of feeling anything other than happy. The word ‘happiness’ alone can incite anxiety. Why aren’t I as happy as everyone else? Importantly, happiness can be momentary. You might in fact be setting yourself up for unhappiness if you live your life in a way that expects happiness to be long lasting. START MAKING RESILIENCE A FOCUS AND THE HAPPINESS WILL COME ANYWAY. Being resilient doesn’t mean you aren’t allowed to have a bad day, or that you walk around spouting inspirational quotes to anyone who will listen. It does mean being conscious of the fact that your most trying moments in life can be the greatest life lessons and that a traumatic experience can become your personal triumph. Happiness is a consequence of how we manage and how we feel about what happens to us, and it’s the people who have resilience who are happiest. The people who ‘bounce back’ better and faster spend less time down and more time up – that’s logical, right?

HOW TO GET STARTED IN PROPERTY INVESTING — EVEN ON A LOW INCOME
P
roperty investing is possible for low income earners. In addition to the traditional ways of getting into property investing on a limited income, crowd funding now enables aspiring property investors to buy a share in a property for as little as $2,500. Let’s look at some of the options for property investing for low income earners. JOINING FORCES WITH FRIENDS AND RELATIVES This option will boost attractiveness for banks. For example, a young person living at home earning $45,000 a year with savings of $30,000 is not an attractive client for banks. But if you can get three people with combined incomes of $135,000 and provide a deposit of $90,000, it’s a totally different story. If you choose this option, you must have a written agreement in place, and you must split the loan along ownership lines. Some companies specialise in agreements for situations like this — one example is Pod Property. For example, if you buy a new townhouse and your loan is $360,000 including buying costs, each of the three buyers can have a loan split of $120,000. One may pay interest only, one might make principal and interest payments and one could make large extra payments. When the property is sold — per the sale date in the agreement — your net proceeds will vary depending on your loan balance at the time of sale. FAMILY PLEDGE LOANS A family pledge loan can work for low income earners buying a low-priced property, particularly those living at home as no rent means you can borrow more. Essentially if you have a family member with equity in their home, they can let you use that equity as a deposit to buy your first home or investment.
You will need to show the bank some savings history but you can borrow 100% of the cost of buying the property. (I cover this zerodeposit option in more detail in my book, The Formula to Successful Property Investing). CROWD FUNDING — AN EXCITING NEW OPTION DomaCom is an example of a company offering property crowd funding. Their model enables low income earners to invest in direct property in a new way.

Now you can put your savings into a share of a property and likely get a higher return on money than bank interest plus the capital growth as well. You might have some money inside a selfmanaged super fund that you can use to invest in property instead of shares. Parents or grandparents who want to put money aside for the future of young ones can now put that money into an investment property instead of shares or a bank account.
HERE’S A BRIEF OVERVIEW OF HOW IT WORKS: A property is loaded on to the DomaCom platform, and through your financial advisor, you nominate to buy a percentage of that property. Your investment can be from $2,500 to any amount you like.Each month you receive your share of the rent. Every year the property is revalued so you know how it is performing from a capital growth perspective. After five years all owners vote on whether to hold this property for a further five years. The vote must be unanimous — if you vote to sell and the other owners vote to hold, they have 30 days to buy your share, otherwise the property is sold and your share is paid to you. At any time in those five years you can offer your share for sale through the platform at whatever price you and the buyer agree.
With this crowd funding model, you don’t need to invest in one property — you can buy shares in multiple properties or a portfolio of them that are listed as one package. You also get to choose the property type you think will work best for you.

et as I sit and write this, I wish I were somewhere else…southern Italy to be precise. And somewhere not overrun by crowds of noisy tourists! The province of Puglia, the heel of Italy’s boot is not so well known to most Australians but that’s all changing. The time to go is now, before it changes…with many of us looking for new pastures to play in. You won’t hear many Aussie accents there, yet. So, what’s the attraction? Well, Puglia encompasses several distinctly different regions ranging from the Salento in the deep south, to the Valle d’Itria in the middle and Gargano in the north. They’re all different, and when contemplating a holiday in Puglia you need to do your homework and research what each region offers. Look for the major areas around Monopoli, Polignano, Brindisi, Lecce, Otranto and Gallipoli (not the one in Turkey!)

Our choices were the Itria Valley and the Salento for the contrast, and frankly, to compare for future holidays. Here are a few suggestions depending on what kind of holiday you have in mind: VILLAS For us, this is the ultimate Puglia experience. You can find a villa for any number of people from two upwards and of course the more guests, the cheaper it gets on a per-person basis. Most villas are rented in weekly blocks, Saturday to Saturday but in the off-peak seasons you may be able to negotiate shorter stays. However the joy of not packing and moving every few days can’t be underestimated. Most villas have everything including the kitchen sink…including English satellite TV and a pool. Or a fireplace for the cooler months. Cooking lessons can be easily arranged (great fun for a group) or
better still, a dine-in chef will do it all for you. And there’s always a great restaurant or trattoria not far away… this is Italy! There’s a reservation service called The Thinking Traveller who specialise in villa rentals for English-speaking guests and they do an incredible job organising everything to your specific brief. They booked us at Terrarossa near the town of Fasano, close to Monopoli and it was perfect…we were met by the villa owners and

andart Landscapes’ Matt Leacy shares his top tips for creating safe and engaging outdoor spaces that not only look great, but that kids can enjoy weekends and holidays. “You don’t need to compromise your outdoor aesthetic to ensure a safe and fun backyard; with smart and strategic landscape design, you can achieve both – and it doesn’t have to cost you an arm and a leg,” says Matt. SOFTEN SURFACES “If you have kids running around frequently, it’s worth looking at how you can soften surfaces to decrease the chance and severity of damage that can come with falls, accidents “Cut back trees and plants with sharp branches – and consider introducing some soft plantings, hedges and groundcovers to act as barriers around potentially dangerous garden beds and hardscapes.” “In terms of plantings that look great and work to soften the environment, the best choice depends partly on your particular outdoor space and aesthetic,” Matt says. “Wooly Bush (Adenanthos) is the softest most beautiful plant to touch. Kids love them because they look a little pine-like and spikey, but when you touch them they are soft and silky.” “For groundcovers, I recommend Dymondia, Zoysia and Dichondra, as these can be walked over without being destroyed. “They are also relatively hardy and able to contend with cooler weather conditions.” “Synthetic grasses are also another good option for softening hard ground surfaces,” Matt says.

“They can be laid directly over concrete to help soften and green-up an area.” “If you have lots of slippery surfaces in areas like patios, walkways and swimming pool decks, you might consider adding some non-skid, non-slip surfaces such as pavers or rubber flooring to reduce the risks of falls,” says Matt. “Also, avoid any potentially toxic or prickly plants. Steer clear of varieties like cactuses, Oleander (as a general rule, anything with white sap) hydrangeas, chillies,azaleas, agave, and some succulents – to name a few.” DESIGN AND ZONE YOUR LANDSCAPE TO ATTRACT KIDS TO SAFE AREAS “Kids will be less likely to hang around dodgy areas if you’ve created a safe and engaging outdoor space with lots of fun and engaging activities. As a starting point, think about what your kids love to do and then introduce elements accordingly,” Matt says.

“If they love to draw, you might look to install a little wall or fence for them to use as a chalk board. Large format pavers can also double as hop scotch squares and on-ground chalk boards.” “Other kid-friendly outdoor features include swing sets, rope swings, in-built trampolines, sandpit areas and mounted and stationed cubby houses,” Matt adds. “If you’re open to using synthetic grass in a kids’ zone, a putt putt green can also a fun option to help keep the kids occupied and develop their hand-eye coordination. Minigolf is also an activity that can be done in a group or individually, so it’s perfect no matter how many children you have. “Add some comfy beanbags, pillows and camping chairs to the kids’ zone, and your children will have little reason to spend time anywhere else. “When deciding where to create a kids’ zone in the backyard, it’s important to consider several factors,” says Matt. “Think about what area will work best in terms of
preserving your existing outdoor aesthetic, as well as where you’ll be able to easily supervise the kids and ensure they’re properly protected from the elements – rain and sun included. “Areas surrounded by large, secure trees can work well, but you’ll need to be diligent with pruning to prevent dangerous falling branches and the like – especially in windy conditions and environments. “And if you don’t have much access to natural shade or wind-cover, man-made options like retractable awnings, big beach umbrellas and gazebos can be options worth considering so that the space can be used by kids regardless of the weather.” POOL SAFETY ESSENTIALS “Every Australian state and territory has jurisdiction-specific pool fencing laws aimed at reducing risks associated with pool drownings,” says Matt. “All pools need to be fenced in compliance with local building codes and registered with local council.”
“There are also minimum requirements pertaining to the height and size of security latches, gaps and horizontal pales. Note that pool fence rules can differ depending on what state or territory you live in, so it’s best to contact your local council if you’re unsure about what requirements apply to you,” Matt adds. “When installing a pool fence, it’s also worth taking the time to properly consider the design of the fence and how it will affect the existing space – both from a practical and aesthetic perspective,” says Matt. “An ugly pool fence can significantly degrade the look, feel and value of an outdoor space – so it’s advisable to engage a professional pool and landscape designer to ensure you get the choice and process right. “A professional designer will help to marry compliance and design, matching the need for safety with the need for a fence that enhances your overall outdoor space. “They’ll consider things like the ideal material for the fence, as well as how factors
