INVESTING IN PROPERTY An excerpt from Andrew Henderson’s Property Investment Book ‘Property Management in Queensland – An Investors Guide’ When investing in property, the first question to ask yourself is whether you can really afford it. You need to understand and factor in all the expenses of buying and owning properties. This includes stamp duties, body corporate fees, council rates, water bills, land taxes, real estate commissions, maintenance costs, legal fees, finance and insurance costs or unexpected or prolonged vacancies. You do not want to be forced to sell your property because you did not anticipate some of the costs involved in property investments. Secondly, you need to set some goals. You need to look at both long-term and short-term objectives. In the short term, are you intending to invest in property with the intention of negatively gearing or are you investing to create a positive income stream? Negative gearing means that your costs of owning a rental property outweighs the revenue it generates. You can use this loss to reduce your current tax liabilities in the hope of generating wealth through capital gains. Positive gearing means you are earning more from rental properties than they are costing you. I strongly recommend that you get professional advice before you take the leap into buying investment properties. Far too

often I have seen people dive into the market in an excited, emotional frenzy only to find themselves soon drowning in debt or having difficulty because they did not seek expert advice beforehand. Thirdly, get your finances in order before you to start looking for a suitable property. There’s nothing worse than missing out on an ideal property simply because you weren’t ready to act. Then there’s the pain and suffering associated with realising that you have wasted your time and effort investigating properties that you simply cannot afford. Make sure you factor in future changes in the economy, changes in the interest rates, potential changes in your personal income, ongoing maintenance, potential tax implications and insurances. At first glance, it strikes me that the Lexus LC 500 is clearly a beast, waiting to be unleashed upon the road. One thing that sets the LC 500 apart from any other car I’ve driven is its almost surreal connection to the driver. I don’t sit in an LC 500; I get immersed in it. I’m impressed beyond words, by how this exquisite machine has been engineered for – somehow bespoke – tailored to – the driver. I feel as close to this engine as a jockey to a thoroughbred. Just, much more comfortably so. Deep, lush leather seats, contoured shifter, an elliptical steering wheel – this keeps getting better… One of the most surprising and memorable aspects of the LC 500 driving experience is the sound – the beautiful noise, the car’s roar. One touch of the engine start button and a symphony begins – its engine note sounds part Beethoven, part Hendrix. This is not digitally filtered amplification. It’s organic. I’ve heard overenthusiastic enthusiasts talk about being behind the wheel of a high-performance car as being in the cockpit of a fighter jet, but so far as I know – there isn’t an aircraft on Earth that is this wild, this elegant, this much pure, unadulterated fun to drive. If there was an ejector seat on the LC 500 – I would never use it. I flash out onto the road and conduct the direct-drive V8 orchestra into its next 10 movements – I mean gears. You heard it right, the LC 500 has 10 gears. The action is conducive to musical rhythm. Each transition is smooth, resonant and perfectly natural. I’m still new to this sports car, but it doesn’t require the usual learning curve. Second is as easy to attain as third as is fourth as is… Hey, I’d better watch my speed ’til I’m on the open highway. The widescreen visibility and my sense of the car’s snug position on the road continues this unique experience of driving an LC 500. As I make my way down the state road,

I execute some deft – if I do say so – passing maneuvers; but I have zero worries about the LC 500’s ability to shoot a gap. I take a sharp right turn, then a left, and another right, and the LC 500 hugs the road like a lover. That’s not exaggeration, it’s an understatement. On the interstate access road, I bank sharply left, avoiding a delivery truck that somehow forgot to signal that it wanted to turn in front of me. I marvel at how effortlessly the LC 500 sidesteps potential danger, or even inconvenience. Also, how so many drivers I pass turn their heads and gawk. Seriously, nearly everyone stares at this dream masquerading as a car. It’s an adrenaline rush watching the rest of life trying to keep up in the rearview mirror. On the ramp to Interstate 95, I punch the accelerator and seamlessly transition into seventh. Minutes later, as I slide right for the airport exit, I note the driver I just passed, apparently mesmerized by my afterburnerinspired infinity tail-lights. Suddenly, I realize – I am so not looking forward to this plane ride. A seductive notion occurs. I was going to write on the plane, but I’m ahead on all my work. Including, now, this review. What’s it to Miami? Seven hours in a conventional automobile? But the LC 500 is no conventional automobile. I might even take the scenic route. Maybe I can find some tunnels to further amplify the engine’s growl. What an astonishing ride, what a sports car, how intoxicating life becomes when you’re behind the wheel of an LC 500. I think I just experienced amazing.

If well researched, and with the right advice, a property can be cash flow neutral or positive in the current market, and may become slightly cash flow negative if interest goes up far enough but, overall, should remain quite manageable.


If you acquire several properties over time, imagine the amount of equity you can build up by the time you retire! The difficulty is the starting point, as young people rarely have enough deposit for a first property. That said, you’ll want to avoid spending loads of money on improving a property you’re soon going to pass to someone else. So how can you make improvements to outdoor spaces but that’ll bolster your selling price, but that won’t cost you an arm and a leg? Here, Matt Leacy from Landart Landscapes shares his top 8 cost-efficient tips for getting your outdoor areas primed and ready for a maximum sale price this spring.

It sets the tone for what’s to come and allows you as the vendor to get on the front foot. “One cost-effective but very impactful way to boost curb-side appeal is to incorporate verge planting into the front garden area,” says Matt. “You’ll need to get council approval first, but it’s often worth the effort because verge-planting almost always enhances the aesthetic of a front garden area, makes the property look larger and it’s much lower-maintenance and pleasing on the eye than grass,” Matt explains. “You might also consider giving your front garden a little boost by introducing some small hedges or adding a potted plant near the front door. “A hand sculptured pot in a neutral palette containing citrus, rosemary or lavender plants can also offer a really subtle and inviting aroma for potential buyers walking through the front door,” says Matt.

LOVE THE LAWN “An overgrown or dead lawn screams high-maintenance to a potential buyer, so it’s really worth making sure that all of your lawns are trimmed, tidy and green for viewings,” says Matt. “You’ll also need to fertilise in the last month of winter to get it ready to go for spring,” Matt says.

MULCH AND TIDY “Similar to lawn maintenance, one of the most cost-effective and immediate things you can do to improve

PLANT FOR QUICK COLOUR “Before putting a property on the market, you’re going to want to make sure that the gardens look as lush and visually stimulating as possible,” Matt says. “This often means injecting additional colour into the garden – and there are plenty of quick and inexpensive ways to do this in time for a spring sale.” “You’re going to want to introduce plantings that will flower in time for spring – the likes of gardenias, jasmine plus some fast-growing plants like dichondra, convolvulus and Euphorbia ‘Diamond frost’,” says Matt. “Ornamental grasses and Helichrysum also grow very quickly and can easily fill and bring vibrancy to a space.” “For a safe and impactful option, you can pretty much always turn to a good-sized, wellplaced succulent. These come in

a variety of colours, shapes and textures and look great in just about any environment,” Matt explains. “Succulents also won’t require a lot of care from the vendor when they’re trying to sell, and most potential buyers won’t have any major problems with them,” says Matt. “They’re pretty inoffensive plants that people tend to like or have no real opinion on.”

POOL MAINTENANCE “For pool owners, the most immediate thing to worry about is the pool filtration system,” Matt says. “Make sure that the system is adequate and working properly and – if that’s okay – it’s about keeping the water’s pH level balanced and removing leaves and any visible algae.”

GURNEY HARD SURFACES “One of the quickest and simplest ways to improve the aesthetic of an outdoor spaces is to gurney hard surfaces to remove algae and mold so that they look fresh and new,” Matt says. “You’ll usually find algae and mold on south-facing or lowlight areas of the property – anywhere that doesn’t get a lot of sun or that has a lot of water running over it.”
