STATUS OF RESIDENTIAL LAND IN THE CITY OF EDMONTON JUNE 30, 1978 TECHNICAL REPORT INTRODUCTION The "Status of Residential Land in the City of Edmonton" Report is prepared quarterly by the City Planning Department. The purpose of the Report is to provide current information pertaining to the quantity of registered vacant serviced residential land in Edmonton and to summarize development trends. The report for the third quarter of 1978 should be available in December, 1978. The subdivisions and neighbourhoods referred to in this Report are as follows: I. Older Areas Development.

The maps attached illustrate the areas described above and show generally where development has occurred to date. Several terms used in both the text and the tables may require some clarification. Brief definitions are therefore provided. Registered Land: "Registered" refers to the legal establishment of parcels within a subdivision plan. Vacant Serviced Land:

refers to registered parcels of land which

have been released by the Realty Development Office for the issuing of building permits. This reflects 100% underground servicing with minimally gravelled roads.



refers to the estimated Potential Multiple Family Dwellings: number of dwellings that would be created if a specific parcel of land zoned for multiple family housing were developed. The figures are derived by multiplying the area of a zoned parcel or parcels of land by the average number of dwellings per acre for that zoning category, as established by the Zoning Bylaw. SUMMARY Table lA indicates that between March 31, 1978 and June 30, 1978, services were extended to 424 single family lots and a potential 785 multiple family dwelling units. During the same period, building permits were issued for development of 1,189 units of single family and 1,117 units of multiple family housing. Table 1B shows that as of June 30, 1978 there were 4,018 single family lots and land for a potential 7,322 multiple family units vacant and serviced in the developing areas of Edmonton. In the reporting period, there was an increase in registered land for a potential 1,234 single family and 1,756 multiple family dwelling units. Tables IC and ID provide a summary comparison of single and multiple family land development. DETAILED STATUS OF RESIDENTIAL LAND 1. Single Family Land Development Activity New Registrations Table III indicates the location of single family lots registered up to June 30, 1978. Of the 1,234 single family lots registered during this quarter 463 are located in Sakaw in the Mill Woods Outline Plan Area. The Castle Downs neighborhood of Beaumaris accounted for 280 lots, and Clareview neighborhoods 4 and 5 together accounted for 279 lots. UnL.arviced Lots As of June 30, 1978, 1,140 registered single family lots remained unserviced. These lots are located in the Outline Plan Areas of Mill Woods (41%), West Jasper Place (22%), North East Edmonton (19%), Kaskitayo (9%) and Castle Downs (9%).



Vacant Serviced Lots The number of vacant serviced lots has decreased from 4,815 as of March 31, 1978 to 4,018 as of June 30, 1978. Mill Woods contains the greatest supply of these lots (49%). Lot Development The status of single family lot development in the individual subdivisions is provided in Table IC. Of the 1,189 permits issued in the reporting period, 44% were issued in the Mill Woods Outline Plan Area. The West Jasper Place Outline Plan Area accounted for another 18% of the total building permits being issued for the reporting period. 2. Multiple Family Land Development Activity* New Registrations Table IA indicates that land for an additional 1,756 potential multiple family dwelling units was registered in the recording period. However, it should be pointed out that this is a 'net' figure. There are two factors reducing the number of potential dwelling units. These are rezonings and the adjustment from "potential units" to "actual units" created as building permits are issued. Table V indicates that parcels of multiple family land were registered primarily in Primrose, Neighborhood I in West Jasper Place (711 P.D.U.'s). Beaumaris in Castle Downs accounted for 343 registered P.D.U.'s and Clareview Neighborhood 5 accounted for 217 lots. Unserviced Land A total of 785 potential multiple family dwelling units were serviced in the reporting period down 1,320 in the last quarter, leaving registered land for a potential 4,545 multiple family dwelling units unserviced. Most of this unserviced land is located in the North East Edmonton and Mill Woods Outline Plan Areas.



Vacant Serviced Land The amount of vacant serviced land decreased from a potential 7,372 dwelling units as of March 31, 1978 to 7,322 potential dwelling units as of June 30, 1978. Most of this vacant, serviced land is contained in Mill Woods (34%), Northeast (27%), and West Jasper Place (20%). Land Development As shown on Table ID, permits for 1,117 dwelling units were issued in the reporting period. Of these permits 44% were located in West Jasper Place. As well there were permits for 532 potential dwelling units (32%) issued in the older areas of the City, bringing the total Multiple Family Development to 1,649 P.D.U.'s
