2002 STATUS OF SUBURBAN RESIDENTIAL LAND IN EDMONTON INTRODUCTION The 2002 Status of Suburban Residential Land in Edmonton report provides summary information of residential land development activity in Edmonton suburban areas in 2002. The information includes subdivision plan registration activity, land servicing activity, approved building permits, and total amount of vacant serviced residential land. The first table provides summary information by area structure plan (ASP). Registrations and servicing activity are for single-family residential lots. Building permit and vacant lot supply information is broken down into single-family, row, and apartment units. Subsequent tables provide neighbourhood-level information by ASP (in alphabetical order) followed by maps of the plan areas. This report is prepared annually by the Planning and Development Department. HIGHLIGHTS • •

The number of single-family lots registered in 2002 was 5,325, up over 150% from 2001. The number of single-family lots serviced and single-family building permits issued were both up significantly in 2002. Single-family lots serviced were up 96.5% to 4,981 and single-family building permits were up 50.5% over 2001 values to 4,147. As a result, the 2002 year-end total single-family lot supply increased by 97% to 5,089 lots, more than replenishing the decreasing supply experienced in 2001 when permits exceeded registrations by 30%. Building permits for multi-family dwellings increased by nearly 50% over 2001 to 1,865 units, exceeding 1993's high of 1,486 units. The number of building permits issued for single-family units was highest in the southwest sector (1,042) and in the southeast sector (897). The number of single-family lots serviced was highest in the southwest (1,605) and southeast (1,051) sectors. The highest increase in registered single-family lots was in Terwillegar Heights (784 lots more than in 2001 at 934 lot registrations) followed by Heritage Valley (increased by 580 to 812 lot registrations). The Meadows ASP and The Lake District ASP had the highest number of single-family building permits issued at 593 and 560 respectively. The largest number of single-family vacant parcels are found in Terwillegar Heights (908), Heritage Valley (767) and Ellerslie (601) plan areas. If the rate of development continues as is expected, this constitutes a one and a half to two year supply of single family residential lots.
