2003 STATUS OF SUBURBAN RESIDENTIAL LAND IN EDMONTON INTRODUCTION The 2003 Status of Suburban Residential Land in Edmonton report provides summary information of residential land development activity in Edmonton suburban areas in 2003. The information includes subdivision plan registration activity, land servicing activity, approved building permits, and total amount of vacant serviced residential land. The first table provides summary information by area structure plan (ASP) or servicing concept design brief (SCDB). Registrations and servicing activity are for single-family residential lots. Building permit and vacant lot supply information is broken down into single-family, row, and apartment units. Subsequent tables provide neighbourhood-level information by ASP or SCDB, in alphabetical order, followed by maps of the plan areas. This report is prepared annually by the Planning and Development Department. HIGHLIGHTS • • • • • • • • • •
Building permits for multi-family dwelling units increased 51% over 2002 to 2,820 units. This increase is also the second straight year in which permits increased by 50%. The number of single-family building permits issued was down 18% from 2002 to 3,410. Overall, building permits for suburban residential dwelling units were up by 4% to 6,230. The 2003 year-end total single-family lot supply decreased by 40% to 3,069 lots. The 5,089 lots at the end of 2002 was the highest number of lots in the last decade. Year-end lot supply between 1993 and 2001 ranged from a low of 2,583 to a high of 4,096. The number of single-family lots serviced was up 2% to 4,968. The number of single-family lots registered in 2003 was down 18% from 2002 to 4,347. The number of building permits issued for single-family units was highest in Heritage Valley and Terwillegar Heights, at 495 and 444 respectively. The Lake District had the third highest number of permits issued at 431. The number of single-family lots serviced was highest in Terwillegar Heights and Heritage Valley at 796 and 723. The Meadows, Pilot Sound and Ellerslie followed at 649, 567 and 547 lots respectively. The highest increase in registered single-family lots was in Pilot Sound at 488 lots up from 99 in 2002. This increase is due to the Britnell neighbourhood coming on stream. Heritage Valley and Terwillegar had the largest number of single-family vacant serviced parcels at the end of 2003 (514 lots and 353 lots). These SCDBs were also the areas where the most single-family lots were serviced and building permits were issued.
