PREPARING YOUR HOME FOR SALE HOME PREPARATION - EXTERIOR PAINT: Most important item inside and out, paint should be fresh ideally within the last 3 years. #1 exterior color choice is Sherwin Williams Alabaster (paint code SW7008) and this is also the color I paint my personal homes. LANDSCAPING: Should be cut, fertilized, manicured, and any defects corrected. Sprinkler heads should all be operational, and fresh mulch should be put down ideally espresso or chocolate brown colored. Gutters and downspouts should be free of dents and caulked prior to listing (leaking gutters is a favorite of home inspectors to harp on).

HOME PREPARATION - INTERIOR PAINT: I can not stress enough how important this is. My job is to advise you as if it were my own home going on the market. If paint is dated repaint the home #1 color choice is Sherwin Williams Repose Gray SW7015 if your home is heavy Mediterranean use Sherwin Williams agreeable gray SW7029. Additionally all baseboards and mouldings should be touched up.

Landscape lighting is a huge plus, as are fresh flowers, and designer touches like high end mailboxes & house numbering.

All exterior defects should be remedied such as stucco cracks, deteriorated window caulking, any broken windows, rotted doors or door frames, broken doorbell, trash etc.

LIGHTING: The second most important item you can control and this one is practically free! Every bulb in your home should be LED period. It is also important that you have the correct light temperature and color. The three primary types of color temperature for light bulbs are: Soft White (2700K – 3000K), Bright White/Cool White (3500K – 4100K), and Daylight (5000K – 6500K). You pretty much want daylight bulbs in every area of your home except maybe your master bedroom, daylight bulbs wash everything in a clean bright light that can make even dated colors feel bright and fresh. The first thing I do to any home I purchase is switch every light to a daylight LED bulb. SCENTS: There is a billion dollar industry predicated on the fact that smells can illicit buying responses. If you have some favorites that bring you back to your favorite vacation great lets use them, if not I have some favorites from Ritz Carlton that will push our potential buyers over the edge. DEFECTS: Again fix anything you know is broken, if a door doesn’t latch correctly or a slider takes extreme effort to close, get it taken care of prior to going on the market. * I will also provide you wxf the top most reported things on a residential home inspection, my job is to not only get your home under contract but to make sure it stays under contract.
