MEET IFY + CHIKA DANIELS

Ifeanyi ‘Ify’ and Chika ‘Doc’ Daniels-A are the founders and owners of Kingsman Luxury Homes (Kingsman), a one-stop shop real estate services shop that deals with land development (residential and commercial real estate development), construction, and property management, etc.

In 2015, following several unsuccessful attempts at securing personal properties, Ify and Chika began studying the real estate space. They discovered a niche in the industry, which resulted in the emergence of Kingsman. One objective that has become the epicenter of our operations since inception, is our desire to ensure that clients do not face the same frustrations that we confronted and that intending building owners tend to continue to experience today. Together, Ify and Doc constitute a formidable duo. Ify has a Bachelor’s in Human Resource Management and a Master of Business Administration (MBA) in Human Capital Development. His professional experience of over 15 years has enabled him to thrive in the industry by instilling in him the value for the client, their place and their expectation above all else. In the 7 years since instituting Kingsman, Ify has developed a passion for homes, buildings (in general), and construction.

Doc has a Bachelor’s and Master’s degrees in Architecture, and Architecture, Planning & Landscape respectively, and a Doctoral degree in Housing Policy. Over the last 7 years, alongside co-building Kingsman, Doc has managed and overseen the couple’s other businesses. Doc has held multiple teaching and research positions in the University of Calgary, School of Architecture, Planning + Landscape, been invited to deliver presentations at global conferences on Architecture, Housing and related themes, and has co-authored over ten papers in academic journals. Doc’s professional experience spans the fields of Architecture, Planning, Investment, Private Equity, Business Advisory & Development, Project & Client Management, and Research. Doc is the recipient of numerous academic and business awards; most recently, she was the runner up for the 2022 Calgary Black Achievement Business & Entrepreneurship Award. Doc brings a robust breadth of knowledge to every role; Kingsman is no exception.

PRE CONSTRUCTION Kingsman Luxury Homes has become an expert in building successful projects using the designbuild delivery method. We are committed to a highly collaborative approach that fully engages our client and designer as the project moves from programming through to the completion of construction. Our design-build teams are organized to allow for maximum flexibility yet retain single point responsibilities to ensure smooth project execution. K Step 2 P R E - CO N ST RUCTIO N ANALYS IS Once we have developed an analysis of expectations, timelines and overall design concept, we then get into the add ons that can make the property as unique as you are. From solar power, energy efficent properties to modern, contemporary designs customized to your liking, we go through the many options that make the home truly a work of art inside and out.

Step 3 B U I L D I N G P RO C ESS + TIM E LINE S Once the design is final, the building process begins! You will get a detailed understanding of timelines, procedures, expectations and various walk-thrus during the building of your home. Meetings will set up with electrical contractors, interior and exterior selections, landscaping experts and even a prfoessional stager.

K Step 4 CONSTRUCTION COMPLETE - FINAL WALK-THRU + POCESSION Once the home is completed, we will have a final walkthru 7 days before pocession and go through the home to discover any difficiencies. If any, these will be documented and fixed (if necessary) prior to pocession. We will: •

Take professional photos of any difficiency to prove it has been fixed

Notify you that we are on schedule for pocession day and that all issues are fixed

Send you the proper paperwork in advance to speed up pocession

Provide detailed information regarding city ordinances, taxes and expectations

Provide detailed information regarding home care inside and out

Provide information necessary to emergency services in case of an emergency

Provide information of grading and home settling expectations

Provide infromation on new home warranty and what is covered within timelines

OUR STRATEGY Kingsman Luxury Homes Homes uses a “two-tiered” sales and marketing strategy specifically tailored to your desired preferences when building a custom home. This strategy was developed by understanding the needs of potential homebuyers with incomes at varying afford­ability levels. Our goal is to create a high quality professionally designed and developed homewith every development we undertake. We do not want to set up a client for failure by creat­ing an unacceptable housing experience. As a result, the amount of hands-on counseling and technical assistance we provide in the sales and marketing process is driven by the needs of all prospective home buyers. More specifically, for prospective homebuyers with incomes closer to the higher end of the income spectrum we partner with a number of real estate brokers and housing counseling agencies in order to fill our sales pipeline with interested parties - and this marketing process begins very early on in the development planning process. We then coordinate with the prospective homebuyers through their Realtors to assist them in consummating the home purchase transaction. Our process works because our partners have familiarity with the target market, demographic, ideal purchaser of our housing products and the tools and resources available to help the ideal purchaser buy-in to the homeownership experience we provide. MODERATE INCOME OPPORTUNITIES For those individuals and families who have moderate incomes, and may view our housing experience as an opportunity to transition from rental to homeownership, our marketing team takes an extremely hands-on approach. Through the previously mentioned partnerships, we are able to market our developments through word-of­mouth referrals from public and private partners, area housing counseling agencies and other interaction with public and private service organizations across the area. Once we have a pool of prospective buyers, not only do we ensure that they enroll in a formal housing counseling services program, members of our marketing team advise them regarding their personal credit situation to help prepare them for homeownership.

PRID E OF OW N E R SH I P I S TH E FO UNDATIO N WE BUILD ON LAND AQUISITION Whether you already own a lot to build on or are looking for one, we can help make sure you maximize the use and value of your land. SURVEY The survey helps us define the boundary of the property and location of utilities or other external elements. SITE, DEVELOPMENT, AND BUILDING PLAN A site plan is a top view, bird’s eye view of a property that is drawn to scale. This establishes the initial development plan, and ensures that the development codes are abided by. INITIAL PERMITTING The permitting stage is when we present our development and site plan to the city to receive approval for beginning construction. FINANCING Financing is finalized and funds are forwarded to begin construction. CONSTRUCTION We begin constructing the home and keep you posted with updates about the progress. FINISHING Once construction nears an end, we begin to add finishing touches such as paint and appliances. OCCUPANCY Last but not least, your home is ready for your family to move in and make it yours.
