THE BIGGEST MISTAKES A HOMEOWNER CAN MAKE WHEN CHOOSING A REALTOR®

There’s a lot of questionable advice out there, from “personal finance experts” on TV or from friends, family. They tell you: interview 3 or 4 agents, then pick one. When somebody tells me that’s what they’re going to do, I ask: “What criteria are you going to use to compare them, judge them, and pick one?” Many admit they don’t know. They are going to spend 3, 4, 5 evenings interviewing different real estate agents with no pre-determined way to pick the one they will ultimately trust to handle one of the biggest and most important financial events of their life! Let me give you a comparison. When a company decides to hire somebody for an important job, lets say one that costs the company $100,000 OR $200,000 a year, they have a predetermined set of questions and criteria they will use to judge the people they interview. They know in advance what they are looking for. To do otherwise is to play ‘blind archery’, and that’s dangerous! They never interview a bunch of people and go with the one they “like”, or rely on “he or she seemed nice?”. No, they use reason and logic. You should not play ‘blind archery.’ You need to know in advance the kind of agent you want. The things that are most important to you. The smart questions to ask. For example, is the agent’s track record at getting top dollar more or less important to you than the commission(s) he quotes you? Is the fact(s) he is a lone wolf and may be constantly and immediately accessible to you more important than his/her ‘success percentage’, that is, the percentage of homes (s)he lists, sells? And on and on. You are hiring somebody to do a very important job for you. On the following pages, you will find a list of 17 different “Selection actions” to consider and weigh against each other. From this list, you can make your own “Short List.” The most frequent results of hiring the “wrong” agent? The home never sells, or is tied up for months and now has a “permanent” stain on it’s history, the realtor® is fired or the home eventually sells, but at a much lower price than what it should have sold for had it been marketed and priced correctly.

COLD HARD FACTS Fact: According to Real Estate Guru Todd Walters, lower commissions will not guarantee a higher net on your home sale! Fact: There is no substitute for effective and aggressive marketing for your home. Fact: Most agents put a sign on your lawn and pray another agent will sell your home. Fact: Listing a home for higher than market value will almost always result in a lower than market value and a much higher “days on market” average than a home priced right! Fact: There’s a huge difference between selling your home and Getting Your Home Sold!!

Do you have a BUYERS DATABASE? 8. How many buyers do you have in your data base? 9. How many buyers do you estimate you pick up in a given month? 10. Can I see a sample of your photography? 11. Can I see a sample of your Listing Remarks? 12. Do you do your own photography? 13. Do have an option for a virtual walkthrough? 14. Can I see an example of your virtual walkthrough? 15. Can I see an example of your brochures that you would use for my home? 16. Typically what is your Brokerage average market share? (CIR, Century 21 etc) 17. House number should be easy to read Lights on timers to ensure house is lit up after sunset Eavestroughs, and down spouts in good repair Garage/car port clean and tidy Litter picked up Cracked or broken window panes replaced Doorbell and door hardware in good repair Touch up trim paint on doors, window frames, fascia, etc. Mow, edge and weed the lawn frequently until the home is sold. Avoid repainting the entire house unless current colors are very loud or offbeat. • White or light pastels are the easiest to work with and they make your rooms look larger. • Fireplace lit in cooler weather , Air conditioner turned on in warm weather • Countertops neat and polished and Appliances cleaned 9
