Thank you for having me into your home, I truly appreciate the opportunity to work together. This comprehensive Seller’s guide will set out everything you need to know to make an informed decision. Selling your home is one of the biggest decisions you will ever make and I take the responsibility of assisting you very seriously.

A LITTLE BIT ABOUT ME:

I am one of rare “born and raised” Calgarians who has witnessed the growth of this amazing city first hand. I love the vibrancy and the energy of our city and as a people person, real estate was a natural and perfect fit for me when deciding to make a career change way back in 1998. Since then I have been bringing the best in award winning real estate to my clients and with their support and trust I am consistently a top producer in my office.

My relationships with my clients are my top priority. When you work with me what you get is an easy going yet straight forward approach to real estate. You have decided to sell your Auburn Bay home. You’re anxious to start the process, but you really want to make sure you have the right person working to sell your home for all it’s worth. Before anything else, it is a good idea to sit down with me to clarify your motivations and draw up a basic time frame and detailed outline of the selling process. But first, there are a few questions you may need to ask yourself before listing your home.

WHEN TO SELL?

You should immediately establish your time frame for selling. For many sellers, it is an urgent matter, and for others, not so much. Obviously, serious sellers would like to sell as quickly as possible and for the most amount possible, however, it is good to know what the most effective plan of action is before listing your home. If you need to sell quickly, I can speed up the process by giving you a complete market analysis and action plan to obtain all of your goals. If there is no pressing need to sell immediately, you can sit down with me to thoroughly review the current market conditions and find the most favourable time to for you to sell.

I have an assistant that handles all of the back end details (ordering signs, photographers, feature sheets and then handles all of the closing details with the lawyers and conveyancing staff at my office). I quickly put together a custom marketing plan with an effective price. A well priced home often generates more interest in the crucial first 1-3 weeks of being on the market. My market analysis takes into account the most actively searched prices and home values throughout your area, including expired listings and properties still on the market.

A great way to advertise the availability of your home to people with an interest in your neighborhood or those who are becoming acquainted with your community. A yard sign is one of the best ways to show your home is for sale. The RE/MAX yard sign is one of the most trusted signs in Canada, especially, Alberta. RE/MAX real estate associates are known for their high quality service and advice. RE/MAX consistently does about 40% of the sales in the Calgary market year after year. When home buyers see that sign in your yard, they understand that you’re working with a trusted brand and that you are marketing for maximum exposure.

BROKER TOURS & OPEN HOUSES:

The broker tour opens up your home to agents from other various firms. It is an effective and convenient way to expose the great qualities of your home that may be otherwise missed and for other agents to bring their buyers in to see your property.

In today’s market, it’s very common for potential buyers to view your home online rather than in person. Physical traffic into many homes for sale has dissipated and new tools and resources online have made the transition to remote marketing very seamless. I incorporate 3-D walk-thru marketing online so that potential buyers can get a real life experience of how your home for sale actually looks and feels. It’s also a great way to market your home to the masses and virtually connect with potential buyers in your area and around the world.

It’s one thing to close quickly, but most agents who have quick closings usually end up costing you more money and are typically below the market average. However, it takes a dedicated, well organized, well-informed agent like myself, to close quickly for above average list to sale price. The difference can be thousands of dollars in your pocket.

HOME EVALUATION

One of the most important question most people looking to sell their home have is: “What will my house sell for in today’s market?”

We have a very dynamic real estate market. Prices can change due to local, regional, national and international economic conditions, net migration to the city, political sentiment and of course inventory levels determined by supply and demand.

I am here to give you a comprehensive look at properties that have sold in your neighbourhood in the recent past. This is critical!

Factors that determine what your home is worth:

- Area above grade and total number of bedrooms

- Recent renovations, upgrades and/or updating

- Basement development with a bedroom and/or a suite plus walkout

- Number of garage parking stalls

- Location in the community: quiet or busy street, cul-de-sac, across from a park, views, etc.

- Condition of the home

Factors that DON’T determine what your home is worth:

- What the home was purchased for

- What the mortgage is on the home

- What the neighbours home sold for as there are too many factors that go into determining a homes value and every house is different in it’s own way

Another important factor is the opinion of value. Properties priced too high will sit on the market and become “shop worn.” Ideally, the property should be priced at Comparable Market Value. Studies continue to show that a property listed at 15% over market value has a 20% probability of sale; 10% over market value has a 30% probability of sale; 5% over market value has a 50% probability of sale. Properties priced at market value have a 95% probability of sale.

The method most often used in evaluating single family homes is the Comparable Method. A property is worth what the buyer is willing to pay for it and this is determined by the basic laws of supply and demand. These two factors are evaluated by comparing the home with similar homes that have sold within the market area, with appropriate consideration given to location, amenities lot size, condition, and financing terms.

PREPARING YOUR HOME

HOME PREPARATION - EXTERIOR

• House number should be easy to read

• Lights on timers to ensure house is lit up after sunset

• Eaves troughs, and down spouts in good repair

• Garage/car port clean and tidy

• Litter picked up

• Cracked or broken window panes replaced

• Doorbell and door hardware in good repair

• Touch up trim paint on doors, window frames, fascia, etc.

• Mow, edge and weed the lawn frequently until the home is sold

• Overgrown shrubbery be cut back to show as much of the exterior as possible

• A low-cost investment in seasonal flowers or ground cover will add a personal touch

• Inspect the roof for necessary repairs and any visible broken shingles or tiles

• Stucco water stains can be repaired using a mild bleaching agent

• Fences should be mended and painted

HOME PREPARATION - INTERIOR

• Lights should be on and drapes left open during daylight hours

• Heat set at a comfortable temperature

• Fresh flowers/plants in various rooms

• Chipped plaster and paint touched up and repaired

• Doors and cupboards properly closed

• Leaky taps and toilets repaired

• Burned out light bulbs replaced

• Squeaky doors oiled

• Mirrors, fixtures, and taps cleaned and polished

• Seals around tubs and basins in good repair

• Floors cleaned, garbage containers emptied

• Inside of closets and cupboards neat and tidy

• Valuable property, out of reach, out of sight, or locked away

• Pets absent, where possible, or contained during showings

• All torn screens should be repaired or replaced

FIRM SALE? NOW WHAT?

LEGAL REPRESENTATION:

You will need to involve a lawyer for such items as title transfer and mortgage discharge. Property title transfers between sellers and buyers must be recorded at Alberta Land Titles to protect the new owners. All documents will be signed in the lawyer’s office before the possession date. Select a lawyer early in the selling process that way you can consult him or her throughout if you have any legal questions. I can refer legal representation or you are free to hire anyone you wish should there be a lawyer you know or have worked with before.

INSURANCE AND UTILITY COMPANIES/ADDRESS CHANGE:

Once you have a firm sale, you will also have a firm possession date! You can now call your insurance company, utility companies, and cable/internet providers, ect. to let the know when to disconnect your services and arrange transfer to new property if needed. The buyers will arrange themselves to have their own services ready for the possession date. You will also want to have your mail forwarded to your new address.

CLEANING, KEYS, APPLIANCE MANUALS, DRAWINGS:

The cleanliness of the property is something that is not written, but expected as a nice gesture to the new owners! Once all your belongings are moved out you will want to do a final clean or we can arrange a house cleaner for you to do a move out clean. If there are any large holes from pictures, or TV mounts you are expected to patch and touch up those as well. I will keep the key you originally provide us in our office until closing date. You will want to leave all extra keys, mail keys, garage door openers etc. on the counter or in a drawer for the new owners. You may also want to leave appliance manuals, builder drawings, or anything else that you would no longer need but would be helpful to the new buyer.
