Real Estate has always been second nature to me, as my family owned a real estate company for 60 years. As the lucky daughter of the Broker-Owner, I had the advantage of typing contracts, offers, and listings on the typewriter starting at age 5. My long term involvement in the real estate business lends to my understanding and knowledge to the industry. Over the years as a real estate agent, I have involved myself with residential sales, rentals, short-sales, farm land, commercial, and investment in the Mercer-Hunterdon County Area. BUYER’S PROCESS You’re ready to buy - or maybe you’re just ready to start seriously thinking about buying. There’s a lot you can do to prepare. With so much information available at your fingertips, you may already be doing a lot of your own research. Here are a few things to keep in mind while you get started. MAKE A LIST AND PRIORITIZE Imagine your ideal home and location. Now make a list of everything you envisioned, take that list and break it down from high to low priority. High-priority items are the things you cannot live without in your new home. (Large Bedrooms, Large Closets, High-end appliances, proximity to amenities and schools, etc.). Lower-priority items are those that are an added bonus, but not necessary. (Jetted-tub, landscaped yard).

MORTGAGE INFO GETTING STARTED Before you begin looking at various houses to find your dream home, you will need to meet with a lender to be “pre-approved” for financing. The lender representative will collect the necessary information from you to run a quick check, and tell you exactly what you can afford that you do not spend time looking at properties that are beyond your means. There are three key factors that must be considered when determining how much home you can afford 1) funds available for your down payment 2) your ability to qualify for a mortgage 3) close costs associated with your transaction. DIFFERENT TYPES OF MORTGAGES: Getting a mortgage is one thing. Getting a mortgage that best suits your situation is another. Some mortgages have less strings attached but have more strict stipulations, while others may be harder to get, but have more flexibility. It is important to have all the information about mortgages available to you before you decide to move forward in the purchase of a home. Find out how we can help you find the mortgage that best suits you. INCOME & ASSETS Most loan programs require the lender to verify all of your income sources. Typically you will need to provide pay stubs, your W-2 and copies of your tax returns. Lenders will also want to go through your assets and how much of a down payment you will have when determining your loan approval. CREDIT HISTORY All lenders review a borrower’s credit history to determine the type of credit used, the amount owed, and the borrower’s repayment history.
TRUSTED ADVICE WINDOW OF OPPORTUNITY Sellers often make the mistake of wanting to price their homes high at the start, with the assumption that they can always reduce the price to a more realistic level later on. However, interest peaks when your home is fresh to the market and often declines as time goes on.
TRUSTED ADVICE YOUR WISH LIST Many agents have trouble keeping up with your wish list and many times end up cutting corners when searching for a home that fits your criteria. There is definitely some compromises that sometimes have to be made, but it is my duty to find the ideal home in the ideal neighborhood for an ideal price. Now doesn’t seem ideal?
LOAN APPROVAL HOW TO PROTECT YOUR LOAN APPROVAL Once you are pre-approved for financing and have an accepted offer: • DO notify your loan officer if your address changes. • DO tell your loan officer if your salary or your borrower’s wage changes. • DO keep documentation for all significant deposits to your bank accounts. • DO report if you transfer funds from one bank account to another. • DO aquire homeowenr’s insurance as soon as possible after getting under contract. • DO stay current on all your existing credit cards, housing payment and other accounts/debts. • DO let everyone involved know if you have any vacations planned during the loan process. • DON’T make any large purchases on existing credit without first talking to your lender. • DON’T apply for or aquire any additional lines of credit/credit cards. • DON’T pay off or transfer credit card balances or close any credit card accounts unless instructed by your loan officer. • DON’T change jobs without consulting your loan officer. • DON’T co-sign for another person to obtain a line of credit or make a purchase. • DON’T pay off ny collections unless your loan officer tells you to or an Attorney can write a proof of funds letter and /or have current bank statements to support your offer.
INSPECTIONS & CLOSING THE PRICE IS NOT ALWAYS RIGHT It is a good idea to make sure what you think you are buying is indeed the property you are buying. It is so important to feel comfortable with your purchase during the home buying experience. Feeling comfortable starts with financing, but then leads into feeling confident that your purchase is sound. TYPES OF HOME INSPECTION: Full Home inspection, Radon, Wood Destroying Insect, Sewer Line, HVAC Inspection, Septic, Well Test, Chimney Inspection, Lead Paint/Asbestos Testing, Mold Inspection. CLOSING COSTS: The finalized amount of closing costs a buyer pays in New Jersey can vary, due to a number of factors. Generally speaking, a more expensive home will result in higher costs. But that’s just one variable that can affect the amount you pay to close on your home. As of 2017, home buyer closing costs in New Jersey tend to average somewhere between 2% to 3% of the purchase price. But they can fall outside of this range as well, in some cases. New Jersey home buyers who buy a home for $400,000 with a 20% down payment pay approximatley $6,700 in closing costs (not including pre paid expenses). Prepaids are not a fee, but are costs associated with the home that are paid in advance when closing on a loan. These include Property Taxes, Homeowner’s Insurance, and Mortgage Interest that will accrue between the closing date and month-end. Property Taxes and Homeowner’s Insurance are collected to put into your Escrow Account so that you have enough reserves to pay these bills then they are due.But again, there are quite a few variables that can affect the amount of costs you encounter. And in some parts of the state, the median home price might be above the $400,000 figure used in this example. PAID OUT OF POCKET CLOSING COSTS: Home inspection: $400-700. Appraisal $400-500
