Ongoing Strategy We will be consistently reviewing the amount of showings and taking into account the feedback from them. We also review open houses, and the online presence of your home so we can monitor where your home is at in relation to the current market. Within 2-4 weeks or 10-15 viewings, it will be time to consider new pricing in order to stay ahead of the curve. It’s of utmost importance to listen to what the market is telling us. This way, we can develop a sound strategy moving forward and create an up-to-date plan of action that leads to the overall successful sale of your property. We believe that if you plan ahead, you will alleviate most of the commonly found problems that arise throughout the entire selling process.

Offer & Negotiation When someone decides to write an offer, you will be contacted by us and we will present it to you at your fist opportunity. We will negotiate back and forth, obtain signatures and/or initials and if we come to an agreement, final signatures will be required. The goal in a successful negotiation is to come to a win-win solution, but also taking into account: • Purchase price • Deposit amount • Inclusions
• Conditions • Possession date • Additional terms, if any
Sold Congratulations on the firm sale of your home! Now we will prepare for closing and the last few steps. We will need to pass your lawyers information to our brokerage so they can send over the relevant documents in a timely fashion. You will meet with your lawyer two weeks prior to possession to go over and sign all the relevant documents. A week prior to closing we will arrange to get your last keys in preparation for possession day. Possession takes place at noon, as on the contract, and we will receive a notification from your lawyer as to when they receive the closing funds and then we can allow the release of keys! We will contact you directly as soon as we have this confirmed.
