“THE ARCHITECTURAL PROJECT AND ITS VALUE AS A MEANS OF URBAN RENOVATION” FINAL DEGREE THESIS INDIVIDUAL WORK
The intention presented in this Thesis "The architectural project and its value as a means of Urban Renovation" is to make contributions in the domains of knowledge on various aspects of design, in order to deepen and clarify the architectural and urban issues, starting from the analysis of the city in a fragmented condition. It tries to propose solutions to these problems, looking for both the revitalization of urban space and the recovery of traditional values in marketplaces. For the purposes of this study and from a theoretical basis the thesis appeals to the Market + Hotel + Exhibition Center project, in order to advance in the knowledge, approach and theories formulated. Through design proposals / intentions (morphological, metaphorical, sustainable) the idea is to justify the importance of the traditional market as opposed to the concept of shopping center, and it’s quality as a social condenser. At the same time there is an analysis on the forms of interaction between different uses (Market + Hotel + Exhibition Center), and the advantages that a hybrid project creates in the quest to obtain a dialogue between the various parties. Finally the project is approached from a totality to demonstrate the relationship that is built with the environment, achieve a sense of unity and rebuild the city's image. analysis is incorporated reference projects to demonstratesimilar conditions situations and consolidate the theories presented; these intent through the extension of the dissertation to generate a parallel frame than the previously studied. The notion of architecture as an art is at a full state of decay . The actual cities seem to show an inability to absorb the dynamics of change , creating an urban fragmentation. " The fragment is irregular and arbitrary; it tends to separate the parts that conform a totality. If we take the concept of totality to an urbanistic context, then we are faced with an urban degradation that dilutes the city’s identity. This fragmentation presents first in the behavior of citizens and then in the city . It is from these statements that the present thesis can be elaborated. The objective , on one hand , is to investigate the possibility of building a project based on the analysis of the traditions . And on the other hand , is to suggest the idea of a project analyzed from the understanding of the urban environment , to obtain a result able to dialogue both with the environment and the city. In this way the topic of study is " The architectural project and its value as a means of Urban Renovation ", seeking to resolve the problems addressed . In a first instance , in the first chapter " The Market: Reusing the Past" , the origin of markets and its use/ function is analyzed, exploring both regional and global transformation. There is a comparison between the concept of market with the mall. The second chapter " Market + Hotel: Hybrid Architecture " tries to demonstrate the potential benefits arising from the mix of uses within a project. The historical course of hybrid projects is analyzed in order to define the types of existing hybridization. Forms of coexistence are then screened , showing the mutual benefits created. Again, reference models that act as e The third chapter " The Project: Relation with the Urban Fabric " explores the urbanization process in the City of Buenos Aires. It gives a clear picture of the current composition of the urban city , getting into a brief analysis of the Belgrano district , project site for Hotel + Market + Exhibition Centre . The inclusion of both local and international references shows the variety of design resources to achieve the final goal : to rebuild and revitalize the city. From these observations we proceed to link the three previous chapters with the project Hotel + Market + Exhibition Center , developed during the last year, putting into practice the theories presented . This link is formalized in a fourth chapter , fusing all ideas to understand and enrich the essence of the work. Finally, a conclusion is elaborated completing the arguments and theories developed. If the City Finall acquires a “sense of identity” when it satisfies people’s needs, architects will have to project and design for the users as well as for the city itself. This will generate a new “urban identity”, focused on reinventing cities and urban spaces, to ensure the success of a heritage preservation and to build people’s pride to their residential area.

DESIGN STRATEGIES AND PROCESS FORMA Y COMUNICACION I INDIVIDUAL WORK 1st Year The main focus on the first year was to learn and master hand sketching by establishing relations between perception, imagination and representation; different techniques and drawing tools were used to accomplish this objective. The ideas of line and form, tone and texture, configuration and structure, and space and depth were schieved through observation and interpretation. The control of architecture and human scale were fundamental for the initial approaches to design.

CENTRO DE ESTUDIOS UNIVERSITARIOS (University Centre for Studies) Location: Tigre, Buenos Aires, Argentina PROYECTO II (Project II) INDIVIDUAL WORK 2nd Year - 1st Semester The project is located in Tigre, Buenos Aires next to a river. It consists of a University Centre including two independent volumes with the learning facilities, different leisure outdoor spaces and a main path covered by a canopy which articulates the different programmes and leads to a pier. The project design breaks with the concept of orthogonality by using the environment’s various angles and diagonals, generating new spaces with different directions. The main idea behind the project is to integrate both hand and digital skills by designing and creating a mock up, and through a digital process incorporating an evironment. The project design focuses mainly on the exterior buildings aesthetic, general landscape and urban planning rather than interior distribution and details.

CENTRO DE ACTIVIDADES ACUATICAS (Water Sports Centre) Location: Vicente Lopez, Buenos Aires, Argentina PROYECTO II (Project II) INDIVIDUAL WORK 2nd Year - 2nd Semester The project is located in Vicente Lopez, Buenos Aires next to a beach. It consists of a Water Activities Centre including two main volumes; one containing a restaurant/ bar with an exterior observation deck, and the other including windsurf’s storage. A canopy acts as distributor leading to a pier with an observation deck. The design intregrates straight lines, diagonals and curves generating different tensions. The projects focuses on encouraging internal/external communication by including expansions and areas of relaxation. The incorporation of different materials such as glass, wood and steel shows the design’s versatility and power of adaptation to different circumstances and programmes. The idea is based on designing a mock up and incorporating digital tools for an integrated result.

CENTRO DE GESTION Y PARTICIPACION (Public Service Centre) Location: Caballito, Buenos Aires, Argentina PROYECTO III INDIVIDUAL WORK 3rd Year - 1st Semester The project is set in Caballito, Buenos Aires. It consists of two main volumes connected by a two-story base. Dividing the building into different volumes of moderate height allows the overall volume to integrate into the small-scale surroundings. The project boxes its floors sandwiched between thick slabs of concrete. The programme includes: Offices, Auditorium/ Convention Center (1500m2), Bar/ Cafeteria, Library, City Clerk’s Office and Play Center. Glass incorporation plays a fundamental role in the design, as transparency and permeability favor natural ilumination and strenghten the environment views. The project includes green walls consisting of a series of panels that simulate continuous green facades. The panels present the following components: polypropylene containers, geotextiles, irrigation system, growing medium and natural vegetation. One of the advantages is the temperature protection. This is achieved by reducing temperature variations of the building and consequently reducing expansion and contraction of materials. Another advantage is the reduction of heat-island effect. Green walls reduce energy consumption levels and heat generation. A third advantage is the reduction of carbon dioxide through the vegetation photosynthesis process. Finally these green walls act as sound and vibration insulators reducing cracks and noise pollution.

MASTER PLAN VIVIENDAS COLECTIVAS (Master Plan Multi Family Housing) Location: Ciudad Autonoma Buenos Aires, Buenos Aires, Argentina PROYECTO IV GROUP WORK 4th Year - 1st Semester The project is located in the city of Buenos Aires. It extends through various neibourghoods including Belgrano, Villa Urquiza, Coghlan, Chacarita, Villa Ortúzar, Colegiales, Palermo, Almagro, Villa Crespo, Balvanera, Parque Patricios and Nueva Pompeya. The intervention area is formed by a row of 15 blocks in which most of the lots are expropiated by the GCBA for the construction of the AU3 . For this project only 4 blocks were intervened. The basis of the concept is creation of orthogonal buildings with a moderate height along the blocks, which will unite the objects of nature, culture, residential spaces, transport networks, and will reconstruct the urban scene and facades. All buildings incorporate roof terraces providing additional outdoor living space. Both the lanscape and urban design were planned to integrate with the buildings. Within the project it is expected to create two types of landscapes, one public and another semi public. The public landscape incorporates diagonal bicycle paths that unite green territories into a single system. Semi-public lanscape adequates to the buildings orthogonal shapes, standing for its function over form. The main objectives for the project’s development are: - Plan for Development and Urban Recovery to enrich the public space and the neiborghood quality. - Plan for Occupancy Solutions to guarantee urban reinsertion and guide social development of families. - Plan for Patrimony Recovery to mobilize the resources that public constructions represent. Worked as an equal member of a four person team to analyze the project’s site and determine the best strategies for the Master Plan development. My main contributions had to do with the landscape design and its ability to integrate with the urban fabric generating a sense of identity, and the rendering process.

ENVIRONMENT The use that the surrounding properties recieve is diverse. The majority of constructions are residential houses and buildings. We can also find commerces, services and educational establishments.
EXAMPLES Different interventions on the projects create irregular situations where blocks alternate and generate better illumination and distribution ideas.

DESARROLLO TORRE DE OFICINAS (Office Tower) Location: Puerto Madero, Buenos Aires, Argentina PROYECTO IV GROUP WORK 4th Year - 2nd Semester The project consists of a 32-floor mixed-use tower with a connecting base. The programme includes: Offices (standard floors 500m2), Auditorium/ Convention Center (1500m2), Restaurant (350m2), Gym/ Recreation Room (200m2 for personnel), Commercial Stores (15m2 each), Public Bathrooms and Underground Parking garage (200 cars). The tower presents a particular design, with an uneven diagonally-angled front facade and six-stories height shaded “sky gardens�. The connecting base surrounds the lower floors acting as the anchor for the project; it includes the main entrance with a double-height lobby and provides all of the leisure and retail facilities. Both the tower and base present double-skin facades to improve thermal performance, to enrich the design with its aesthetic and to maximize views from work places. Worked as an equal member of a three person team to design a tower that could integrate both form and function, and present a cutting-edge design becoming an important landmark. My main contributions had to do with the general design of the tower and its structure, incorporation of technologies such as double-facade, and drawing of views, sections and constructive details.

SEGURIDAD Y EQUIPAMIENTO URBANO - CONCURSO GCBA (Security and urban Equipment) Location: Ciudad Autonoma de Buenos Aires, Buenos Aires, Argentina Design Contest Gobierno de la Ciudad de Buenos Aires GROUP WORK 5th Year - 2nd Semester Urban Strategy / Intelligent Circuit Over the years , both the vehicle demand and use have potentially increased causing congestion, delays, accidents, environmental pollution and excessive increase. Currently the city of Buenos Aires presents significant density and traffic nodes. The area considered downtown, stands out as the main problematic node. BICILOCKER Security - Urban Equipment The parking system BICILOCKER works as a security mechanism. This system generates an integrated bicycle network which simplifies movement, reduces environmental chaos and promotes bicycle use. The main idea is to reduce the quantity of public parking spaces. BICILOCKER has the same dimensions as a car parking space: 5m x 2.5m. The inclusion of solar panels gives BICILOCKER a unique condition of auto sustainability, enabling an easy transportation between places. A mobile application is used for users to know where the stations are located and their availability. The use of bicycles is increasing because of the advantages it generates. The benefits from bicycle use and parking are varied. On one hand it reduces dangers, promotes health and quality of life, provides daily cardio exercise and improves social relations. On the other hand it offers an inexpensive and eco friendly alternative to cars and other means of transportation. Occupancy rate is reduced by replacing 1 car for 4 bicycles. BICILOCKER offers individual private storage and prevents theft and vandalism acts by incorporating high resistance materials. Its extense network connects different areas in a city, offering easy access to schools and universities, healthcare centers, cultural centers and other attractions. With an easy registration process and simple fingerprint system, users can have access to all BICILOCKER storage points. W orking as a member of a three person team, my main contribution to the project was developing the main idea and designing the object and its functionality.

HOTEL + MERCADO + CENTRO DE EXPOSICIONES (Hotel + Market + Art & Exhibition Center) Location: Belgrano (C), Buenos Aires, Argentina TRABAJO FINAL DE CARRERA (PROYECTO V) GROUP WORK 5th Year - 1st & 2nd Semester The mixed-use project is located in the area of Belgrano, Buenos Aires. Address: Av. Juramento 2527 Section 39/ Block 091/ Parcel 00 Zoning: C2 - Main center These are zones destined to location of of administrative, commercial, financial and institutional equipment in an urban scale. They develop together with high density public transport routes.
This project injects diverse programmes into a full block. The main intentions for this project are: recomposing the area’s urban fabric, expanding the exterior spaces and integrating the uses. The first intention is achieved by proposing a rational design with clean lines. The project develops three simple, orthogonal, independent volumes that reconstruct the urban scene and facades. The second intention is achieved by spreading these volumes along different street’s frontages. This maximizes outdoor spaces. The third intention is accomplished by incorporating a thin-shell structure which acts as a canopy, bringing the volumes together and unifying the whole project. As a member of a three person team, almost all of the project was done in group. My main individual contributions were proposing the aesthetic design, including the thin-shell structure and drawing the sections and part of the renders.

The bicycle parking system BICILOCKER is incorporated to the project, combining design with security and urban equipment. The project, therefore, integrates with this new eco-friendly bicycle network.
The side view shows the monumental dimensions of the canopy acting as an urban hall for interior activities. Each volume recieves a different facade treatment depending on the intention and programme. Steel and glass are the main materials used. The idea is to lighten the core and shell, free up space and generate a wide span structure covering long distances.
