Bullitt Foundation Living Building Challenge Office Building : Ecotect futurist

This Capitol Hill Seattle Office building is designed to meet Living Building Challenge prerequisites, addressing power, sewer, water and other issues directly in the design. This particular area of Seattle has a highly fragmented urban canopy - amounting to little more than lone trees in parking lots. Flood stage asphalt abounds.

completely inaccessible to the public - and even to building occupants. This building acts like topology - intuitively inviting the public to climb and explore.

The project seeks to create a micro-ecology that will become a pearl on a string of pearls to come eventually linking together with other green spaces to create a wild life corridor through Seattle.

A skyway privileges pedestrian and bicycle traffic, offering safe passage over flood-stage asphalt nearby. Inspired by the New York City Highline pedestrian park, this is envisioned as a similar offering for Seattle.

The western facade also blocks hard western sun with the help of exterior fixed shading, which is integrated into the larger aesthetic.

I incorporate lessons learned from historic thin buildings, but construct a new vernacular based on local topology. I used topology to drive street traffic to the site. This means I created a hikeable hill-park that makes an irresistable invitation to view the city from the roof. The western facade, (below) which was screened in the Traditionalist approach, becomes the invitation to climb in this building-as-topography. There are no stairs to the upper two f loors; they gently slope to the first f loor, which follows the rise of the site. Below in the basement, intensive aquaponics supply an organic market place. The greenhouse in this design acts very much like the greenhouse in the traditionalist approach, capitalizing on available winter warmth, uses water as a heat sink, and offers performance support to office workers.

A 5 story garden... that doubles as an office building. Greenspaces have been studied and found to have significant impacts on our ability to maintain healthy concentration cycles. Providing “soft fascinations� which effortlessly capture, rest, and restore human concentration, greenspaces enhance human performance over the course of a work day.

3D Printing, on the Cheap After building a 3 dimensional computer model of this project, I wanted to create a physical model for presentation purposes and to further test the design.

Using a plugin to “unfold” the 3D model, I created 2D laser cutter files which could be exported into Illustrator, and then to a laser cutter. The laser cutter made multiple cut sets, from which I built several models, with the knowledge that I had extra parts in reserve if I mangled something.

InHill Residence / Retail and Performance

Coquille, Oregon


The owners of InHill wished for a unique combination of residential and retail living. As owners of an art gallery, they take particular pleasure in living near the hubbub and social activity of an art and retail theater. With a private residence, a performance and display space, a series of invitation-only retail shops, a great space featuring landscape architecture melding into interior architecture, InHill is a truly unique experience. Social functions frequently spill out from the great space onto the wide stone pavement and generously proportioned stairs. The structure merges into the hill behind, settled and grounded in the land.

The idea of invitation only retail relationships is not as exclusive as it may sound. It is a way to leverage social networks to target market segments which will be most keenly interested in the value of specialty retailers and art dealers. A retailer invites an initial, carefully selected group of customers to a special evening of art and musical performance. The group is selected based on their Klout scores. This group of people is allowed to invite up to four others, initially, with more invitations given out at the discretion of the shop owner. The long term vision is to establish partnerships between retailers and community segments, and to create a very personal relationship between buyer and seller.

The owners act as hosts for InHill, forming personal relationships with many customers. They consider the community to be their larger family, and take a pronounced delight in arranging social functions and opening their family to their community. In this small community in southern Oregon, InHill stands out as an anchor and friend to the city.

The client desired a downtown location for a new College campus, with a powerfully stated classical schema. In the main facade at left, symmetry and hierarchy overtly and unapologetically rule. Massive composite columns with vernacular black iron work capitals span three f loors in the entry way. Red brick warms overcast winter days. A perspective section study relates the entry sequence at lower left to the Great Hall at upper right.

High atop a hill in the cascade mountain range sits the Lookout, an observation perch with an accompanying cabin to facilitate long-term research. Most of the timbers are light enough to be carried in with pack animals and assembled on site.

Good Samaritan Regional Cancer Center: BIM MANAGEMENT


Over the course of this fourteen month project, I provided BIM assistance, and eventually full BIM management of a regional cancer center project, totalling more than 17,000sf. I created intelligent, self-documenting custom components from casework to curtain walls. I created schedules with components that auto-reported themselves and necessary details. I defragmented and streamlined the main model, reworking walls, foundations, ceilings, roofs

and windows to meet project requirements. I solved deep lists of building demands, dealt with specifications, researched building components from elevator systems to door suppliers, addressed structural and mechanical conflicts and detailed the majority of the bid set.

I own a personal copy of Revit 2013 which I use to work from my home office, and to continue training on the software.

Mysterious structural curbs were detected on the service level - showing clearly as a conflict in the 3D model, but less so in many 2D drawings.

The knife-plate on this structural column base protruded through the building’s skin in places. Because the knife plate was buried in a late-surfacing structural detail, this would not have been obvious until it was in construction phase. By modeling important, but easily overlooked structural components, I saved headaches on the job site.

When a large hospital wanted to remodel its Women’s Imaging center, they needed more sophisticated renderings for user input and fundraising. Working from CAD, I built and rendered these raytraced views of the architect’s proposal, very closely approximating the actual materials specified in the schedule by using textures directly from the manufacturer.

I also generated a walkthrough video to be used at a fundraising gala. The green way-finding carpet squares were, shall we say, -striking- in the color specified by the interior designer, and the clients appreciated the chance to see the color in “real life.”

I have peformed other work for this hospital which I do not feature in this portfolio, involving CAD support for two Hospital Administration remodels and an as-built CAD background for clinic remodel. I can provide documentation from these projects upon request.

Using BIM, any structure tied to a gridline will “flex” when the gridline moves. This makes it easier to explore quick schematic changes than is typically the case with a Sketchup 3D model, where complex wall joins have the potential to “break” when moved.

I painstakingly measured the existing building to create a base 3D model. This model served for demolition, shell construction, TI and leasing phases. I learned that remodeling an existing structure is much more involved and time-consuming than building from a blank slate.

This extensive commercial center remodel began life as a sort of 1960’s feral Taco Time, complete with giant arch window. As Project Lead it was my intention to completely transform this structure with the budget we had. The clients liked my first pass and the contractor was confident we were in budget.

Shortly later we learned we were several hundred thousand dollars over budget. Simultaneously, the client decided they wanted a sort of New-England cape cod look, and flood plane, seismic and unforseen new financial pressures suddenly arose.

The value of using a 3D model for construction documents is hard to overstate. This particular project was small enough to work fine with Sketchup Pro and Layout. I updated the model to reflect changes from contractors, clients, the city and our engineer, and the 2D layout sheet set magically updated to reflect these changes.

This design uses Advanced Framing, which improves R values, and saves labor and material costs. It does, however require contractors to pay attention to stud layout. I stored important structural calculations in the 3D model itself, which prompts me to recalculate when there are changes.

I assisted Neil Richardson, Architect, during a client meeting with live, interactive 3D modeling. I created a 3D model from scanned in blueprints, and then updated the model to reflect Neil’s design work.
