As the year draws to a close we showcase some of the very best firms, and the individuals driving them, from across the construction and real estate markets. Among this number is Edinburgh based MNM Developments, a family run residential development firm specialising in high end properties and high quality buyer support. In addition, we showcase the work of BKK-3 Architektur ZT-GmbH, an Austrian architectural company founded by our Architect of the Year Franz Sumnitsch, who proudly talks us through his work and how he aims to achieve excellence in every project. An Enthusiastic Vision Kruunenberg Architects is an independent architectural firm based in Amsterdam. We invited Chief Architect Gerard Kruunenberg, Architect of the Year, Netherlands, to talk us through the firm and how it constantly strives for excellence in every project.
ruunenberg Architects, chartered by the Royal Institute of Dutch Architects, is one of approximately twenty architectural firms in Amsterdam united by a similar architectural philosophy, which join together to maintain an informal bond, cooperating on larger projects by sharing skilled staff, knowledge and experience.

Under the experienced direction of Gerard, a small team of highly trained and enthusiastic employees and trainees undertake diverse projects, mainly for housing corporations and developers as well as municipalities and individuals. Gerard provides more detail on the firm’s projects and the approach it takes to ensuring the outcome always meets the needs of the client. “Kruunenberg Architects is a versatile practice, and therefore although we specialize in housing and projects that combine commercial and residential spaces, our portfolio also includes utility and small-scale urban design projects. In addition to construction projects we also conduct feasibility and other studies. In recent years we have come to focus in particular on transformation, renovation and restoration projects offering a creative and inventive approach. We pride ourselves on our working method characterized by structure and precision balanced by flexibility. Creating quality buildings is a team effort, and as such every member in the team, from client to carpenter, should inspire, challenge and appreciate the input of other members. In order to do so you have to be aware of personal qualities and, sometimes hidden, forces that effect the project. “To achieve a perfect urban setting is an important goal, as we strive for beauty, sustainability and usability. Each project is centered around combining this focus with the client’s aims, and therefore at the start of every new undertaking the first thing we do is research into things that are relevant to the project, including the location, the existing building, the history, the status in relation to legislation etc. Following this we make an offer which includes an extensive job description. In order to do so I always have to contact the client on multiple occasions in order to get things clear so that the overall outcome is always in line with their vision.” One of the projects Gerard is proudest of is Furore-Blok A, an apartment building with commercial spaces in Amsterdam, which he is keen to discuss in more detail.

“Furore-Blok A is a large building within the 19th century city ring in Amsterdam, around the corner where I grow up. Although the scale and gallery access, the building perfectly fits in the urban setting. The use of rough melted glass gives the building a special touch of its own. The five-meter high base that decorates Blok A at the ground level emanates a solidity that is typical of an autonomous building. Yet in the execution of the design there is refinement expressed in the juxtaposition of clear and rough melted glass. The upper section of this base serves as a balustrade for the French balconies of the first-floor residences. Both building units, which stand on the shared base, resemble independent lines but they are connected by walkways and a glass sound screen erected to deflect traffic noise. The brick surface of the two buildings is graced by the rhythm of vertical fenestration and square openings cut into the facade where it continues up to form a high roof ridge. The rhythm is enriched by accents in the form of ‘flower frames’; large windows which are shielded from the traffic noise by sliding glass panes set flush to the masonry. The fact that the facade openings form an oblique rather frontal composition enlivens the face of this complex. “From this project, I learned that the client should hire local architects as often as possible, as we are able to understand the surrounding area and the history of a building and its setting more than someone from another town.”

Looking to the future, Gerard’s aim is to grow the company in order to continue to produce projects which are creative, innovative and unique. “My aspiration for my company is to help it to grow and to pass on my skills over to the younger generation. Architecture is a profession that stands on the shoulders of elder generations but we also need young designers to develop it. “Current projects include the renovation of three early 20th-century monumental housing blocks in Amsterdam and as an architectural consultant to make Amsterdam school buildings healthy and sustainable. An Eye for Detail Blue Sky CAD Limited, winner of the BUILD Leadership Awards, is an architectural design practice based in Hampshire, which has worked nationally since its foundation in 2012. Operating from a converted Town Hall, Blue Sky CAD is a young and enthusiastic team that has established a high reputation as a professional practice that refuses to compromise. If we get a new project for a previous client the project is still treated as if it were for a new client. This ensures our organised, logical and detailed approach is employed on every project from the start. “A close collaboration with our clients is fundamental in understanding their needs and achieving the highest quality end product. Our range of technical and managerial skills may be used at all stages of a project, from preliminary sketch schemes at time of land appraisals, to technical approvals and site supervision.” Skilled presentation coupled with successful results have enabled Blue Sky to achieve their aim of providing a quality service to their clients, and they are determined to continue to build upon this. Through offering fully integrated feasibility study, planning design and technical service packages, which can be tailored to suit the individual needs of the client, the firm has a proven strength of achieving the balance between commercial ‘buildability’ and design excellence. In order to foster greater innovation, and maintain their successful track record in spite of the youth of their firm, the Blue Sky team strive to attend CPD events and construction-based trade shows and conferences, in and around their area. This, Mark says, is an
important factor in their mission to continue to provide an excellent range of services; by learning from each project and evolving their design processes. The firm can then ensure they always offer a cost-effective product range, informed by the very latest knowledge that their industry can impart to them. In addition, even though they are currently extremely busy with a high level of repeat clients, and recommendations from past customers; Blue Sky finds time to contribute towards this development and dissemination of knowledge by ensuring their social media pages are continually updated with projects and industry-related news and blogs. Blue Sky CAD’s client base for housing is extensive, ranging from individual bespoke companies offering multi-million-pound luxury detached homes; national house builders who provide anything from starter flats through to family homes; to private individuals who require large extensions or new houses entirely. “We were involved from start to finish with a private house development in Ashtead, Surrey, where we were approached by the client directly and asked to build a team of consultants to design and build a 10,000-square-foot house for his family. From this project, we have learnt how important a good-working relationship with a contractor is. We have gained valuable feedback on our own product; learning how we can improve our drawings to make the construction process as smooth and efficient as possible.” Over the last few years, the team at Blue Sky have focused on luxury houses, and the firm has since seen the quantity of these projects reduce for a number of reasons. “Due to this change in the market,” Mark states, “we have transitioned into doing more multipleunit sites with smaller developers. We are also constantly working on smaller, domestic extensions for private homeowners. We expect this market to increase as people look to stay in and renovate their existing homes rather than move house, in the current economic climate.” Moving forward, in order to continue providing excellent quality designs and drawings, Blue Sky have plans to begin offering 3D Revit images for the domestic extension projects. This will help their

clients to visualise changes and recognise the full potential of their homes, thus acting as an enhancing factor in the firm’s customer relations. Solutions Over Disciplines Sophie Green Interior Architecture is an award-winning architecture and interior design practice, based in Brussels and Munich, and are recognised as such as the Interior Designers of the Year, Brussels, 2016 through BUILD Magazine. Its multidisciplinary team, comprised of architects, designers and communication experts from an international background with a passion for creating inspiring spaces, works on international commissions including public and private spaces, offices, hospitality, healthcare, boutique hotels, restaurants, retail spaces, fair stands and expositions. don’t think in disciplines - we think in solutions.” This is the key motto at the heart of Sophie Green Interior Architecture. Being on-time and on-budget are vital attributes to consider when it comes to delivering a successful project, but this is not enough for Sophie Green; on top of this, perfection to detail, rather than simple attention, and a drive towards maximising sustainable solutions, are just some of the firm’s goals as the team makes every effort to specialize their services turning space into a communication tool, visualising their clients’ identities.

“We create build relations,” says the eponymous Sophie Green. A highly-qualified interior architect of GermanAmerican lineage, her appointment to the European Parliament as an ‘Experienced Interior Designer’ lends considerable weight to her knowledge of the industry and her ability to provide clients with the network of highly experienced professionals that they require. “I want to, and have proven able to, create spaces that communicate visually and emotionally with its users or visitors. By showcasing brands and identities, and by communicating messages through orchestrated moments of experience, we add deep, meaningful value through the spatial communication of identity, and this results in spaces for people in which to work, live, and simply be.” Sophie and her firm see their main markets in Germany and Belgium, though they are also open to work elsewhere. As Sophie herself comments, the competition in Germany is diverse and highly specialized, with big offices of identity architects specializing in brand communications lending an additional level of challenge to engaging in business there. In Belgium, meanwhile, the architecture market is still more traditional, less specialized, more open to bespoke identities. Sophie’s knowledge of the industry, particularly in the vastly different architectural disciplines of these two countries, allows her boil down her observations of current trends to two main points. Firstly, the creation of unique moments between the design space and the customer becomes more and more important, especially as its allows for momentary experiences and, as she puts it, “sharable selfie-moments”. Secondly, there is increasing prevalence towards the merging of sectors, to create amalgamated spaces that serve two complimentary purposes; examples of these include home and hospitality, work and home, student and elderly housing, student and hotel, hotel and care, and shop and event. Also, the merging of client interactions co-working and networking in corporate
communications as well as user experience is becoming more noticeable. “We address these trends by working with an extensive network of engineers, architects, designers and communication experts, so as to allow us to respond in a flexible and cost-effective way to emerging trends and demands.” In addition, a high level of creativity, supported by a divers multidisciplinary network with an intercultural multi-local background, provides Sophie Green with a tremendous distinguishing factor to separate her interior architectural endeavours from those of her competitors. In particular, providing sustainable and environmentally responsible interior architecture without compromising on aesthetics is a truly futuristic ambition that is not fully embraced by the wider industry, but which offers ample opportunity to make real headway in the creation of visually and emotionally stirring architectural spaces. “Green architecture can and should be a thing of beauty,” Sophie states passionately. “We make conscious choices throughout the construction and engineering stages up to the materials and final finishes chosen – of course, we retain our ability to achieve on-time and on-budget delivery, as well as perfection in detail and a maximisation of sustainable solutions. Spaces that communicate visually and emotionally with its users, showcasing brands and identities, are able to communicate messages through these orchestrated moments.” This philosophy, together with a design process based on research and experimentation, along with the conscious choice of materials and carefully crafted details, allow Sophie Green and her team to create unique and beautiful spaces. It is also true that while attending events and exchanging ideas and concepts with colleagues, visiting fairs and expositions are great ways of gaining a professional insight into the next big trend. In addition, “traveling, reading, and being generally curious whilst walking through the world with open eyes is part of our creative process, and helps us to come up with innovative solutions to maintain our success.” Stepping back to appreciate the natural world is increasingly important as technology and products continue to change rapidly and without apology for those that are left in its way. “What remains behind,” Sophie explains, “is the human as a scale – his needs, habits and desires. A brand is nothing without its customers; a

company cannot strive if the staff are not happy and do not feel the company’s identity and spirit. We as architects and designers need to embrace innovations to answer the humans needs.”

Moulding Buildings to Perfection Miguel Arruda Arquitectos Associados is a multidisciplinary design studio developing offering a range of services across the sculpture, design and architecture sectors. Miguel Arruda, Architect of the Year, Portugal, discusses how the firm aims to create timeless designs which draw on the firm’s vast array of skills. ffering a multidisciplinary approach, Miguel Arruda Arquitectos Associados has received international recognition for its projects. Miguel outlines the factors which he believes are crucial for the success of any project and how his firm aims to ensure right from the beginning that the outcome of every project will be a success.

“Here at Miguel Arruda Arquitectos Associados we consider that the final quality of an architectural project to depend on a strong plan, which should be implemented right from the beginning and encompass every aspect of the project. To create this, we conduct an in-depth study of the workplace in order to be able to properly understand their spirit and their physical characteristics. “In addition, technologies used throughout a building need to be appropriate to both the program and the physical and geographical characteristics of the project site. Once all of this has been analysed and the plans created we are able to draw on our artistic skills to work around the needs of the client and create a truly spectacular vision.”
“The integration of the initial drawing with the threedimensionality of our models constitutes a determining process in the collection of information to enhance our work. Alongside this, our sculptural experience is of special importance in that it allows us to manipulate the volumes with spatial freedom and on the other hand to allow us an extensive experimentation of materials. Our design experience also comes into play here as we are able to integrate the minutest detail into our work and have an eye for the smaller aspects of a building that make a great deal of difference.” One of the firm’s most successful projects was the Vila Franca de Xira Library. A spacious and light building, the design is open to the public and provides society with a beautiful work of art which will be enjoyed for generations. The result of the firm’s dedicated plan and multidisciplinary approach is a building which meets the needs of both those who commissioned it and those who use it.
Alongside client satisfaction Miguel states that the firm is constantly focused on creating projects which are cohesive and enhance the landscape around them. “Our objectives revolve around the integration of our building into the landscape, reinforcing its beauty rather than hindering it. As part of this we always begin our projects by observing the project site, which allows us to collect a set of information that helps us to make a start on the plans for the overall project. “From this starting point the project grows through our projective responses to the environment and the emotional attitude we have at the time of creation.

Built for the People BKK-3 is an architectural company based in the heart of Europe, in romantic Vienna /Austria and was founded by architect Franz Sumnitsch – named herein as Architect of the Year – in 1999 and winner of Architect of the Year, Austria 2016. All along from the first year BKK-3 starts with the planning of a prototypical project in collective housing called “MISS SARGFABRIK”. Completed one year later, this experimental project boosted BKK-3 into worldwide recognition. The award-winning architecture produced by Franz and his team sets new standards in social housing and especially in innovative common rooms. KK-3 is short for ‘Collective of Building Artists’, and the name is demonstrative of its comprehensive philosophy when approaching architectural discipline. For many years, Franz Sumnitsch has been working hard to create a co-operative atmosphere among his team so that they operation very much as a group.

“Our ideas, drafts and plans are the subject of constant development,” Franz says, “which is a result of our discussions about principles, new ideas, concepts and suggestions. Our strength lies in our ability to conduct informative and influential internal dialogue that helps us to uphold the quality of our building designs. “When developing new building designs, BKK-3 principally endeavour to create a kind of social architecture, which they achieve by weaving together expressive content with dramatic form. In doing so, they try to incorporate emotion, fun and life into an actual built reality. By adhering to these philosophical guidelines, BKK-3 have realised social housing buildings, apartment buildings, offices, headquarters, student homes, retail areas, kindergartens, and event halls, as well as numerous interior design projects that required a certain bespoke quality that only they could provide. In the last few years in particular, the Collective developed an especial strength in urban planning solutions, like master plans for mixed use and urban districts, up to a size of 250,000 square metres. Today, BKK-3 is a remarkable and innovative player in residential architecture across the innumerable variants that make up the European architectural industry. The company is now responsible for creating more than 1,000 flats in Austria and Germany, which are either already under construction or in the stages of planning. Franz details the process that BKK-3 go through when approaching a new client. It is, of course, important for him and his colleagues to establish the firm’s intentions as honestly and professionally as possible, in order to best assure the client that their every need in the project is being handled sensitively. “Firstly, we aim to find out every detail of the content. For example, we example what the function of the completed project will be, as well as the sociological, ecological and economic aspects. “We are content-driven architects above all else, and we love to discuss the project without always having to stick to a particular, definite form,” Franz adds, uncovering a new
depth in BKK-3’s avant-garde approach to architecture. We are used to work with big groups of people, various stakeholders. In this case, you have to communicate and discuss every detail. But the point is, that planning with a group leads to better and innovative architecture. This process is essential for combing out weaker ideas, and it supports good solutions so that they stand a chance of becoming reality. “When we are working with a single client,” Franz continues, “we are always asking for more participants to uphold the quality. The discussion continues where the individual is bound to stop thinking. “By anticipating the impossible, the arguments and various concepts presented by BKK-3 become more concise and focused. The desired objectives are clearly defined and tightly attached to solutions. Since their projects have gone through a process of fierce discussions and vigorous criticism, this means that they are not easily shaken once they leave the studio, and gives them a sense of a unified vision that, once fully coalesced, will offer up the direction in which to progress with a project, seeing it through until completion. “As these ideas have already undergone all conceivable criticisms in these discussion stages,” Franz expands, “they are very difficult to challenge beyond that. The opportunity of making them become reality is tangible, and what is more, that is their own unique strength. This means that the client gets a strong project, with lot of qualities that represent the very best architectural principles and practice.” Franz explains that he and his firm already have two quality standards for all of their projects. “The client should be satisfied – but in an analogous manner – as the eventual user of the building,” Franz says. “For example, when we are doing freehold apartments, they have to sell quickly. That is the business model that the developer has adopted, and we support this with outstanding architecture and marketing pictures. “However, the user is the one that is going to be living there for the foreseeable future, and that means that we bear the responsibility for the long-term usage of the building. If both of these parties are happy with the building, it is by far the best way to measure our success. “In my opinion, it is all about true architecture, appreciation and respect for the needs of our partners. We consider it an enormous reward that our tenants can fully identify themselves with the building in which they live. As architects, we enjoy the benefits of increasing our knowledge about the

real needs of those who are the beneficiaries of our designs. As a designer, one needs to be in touch if one wants to learn. When reflecting upon BKK-3’s most successful previous endeavours, Franz refers to what he considers to be the most important such project: the collective housing project known as ‘SARGFABRIK’. Despite it being a somewhat morbid name, meaning ‘coffin factory’, Franz refers to the whole seven-year planning process behind it as being, in contrast, “very lively.” An extraordinary building complex was formed, including flats, a kindergarten, a restaurant, an event hall, a seminar room, a garden, a telework chamber, a common kitchen, and of course a library and swimming hall, alongside a clubroom especially designed and build for teenagers, roof garden. A real prototyp of future living. Critically, when designing these spaces, Franz makes it especially clear that there is not just one sole overall, all-comprehensive idea. To him, and to his colleagues, architecture means pouring in continuous work, and he recognises that something that is very important, even if it is not always easy, should be fun. “Only when fun and nonsense are given a chance can we work seriously,” he surmises. All fun and games aside, Franz’ kur key interest lies in the future of habitable dwellings, and overall in the future of architecture. The observance of technical standards, which he already considers to be minimum standard for professionals in this industry, such as lowest-energy consumption, low-temperature heating and healthy materials, will be complemented by the reflection of societal values. In addition, BKK-3’s overall strategy revolves around one factor of change: content. Pre-fabricated marketing ideas only provide short-lived impulses, and Franz instead believes that reality can only be transformed in a sustainable way if content and long-term programmes are provided. These programmes eliminate the concept of mere ‘sleeping units’, and create an interwoven pattern of dwelling, working and living. “We believe that this societal aspect is indispensable. Architecture without content and intention will degenerate into shallow design. “A new situation emerges when the dwellers agree upon organising the common area. It demands their own participation to maintain it. This results in a stronger reference to the house and a closer communication between the tenants.” The big difference to other projects is participation, in Franz’ purview. A case in point are the sloping floors which account for approximately a third of the overall area. An ordinary developer would not have been prepared to take

this marketing risk. There were five people in the group who were really enthusiastic about this experiment. And it turned out that it were this flats with the sloping floors which were rented out first. This principle of participation heralded a new path in residential architecture. We learnt that this deep involvement of future users is the biggest chance for new architecture. All things being considered, the real-estate industry is, as Franz describes it, “a big immobile ship. Change is coming, to be certain, albeit very slowly. But let us first focus on the short-term outlook. “We have to differ in places, with real demand for housing, as is the case in most big cities across Europe. For example, Vienna has to integrate over 40,000 people annually. About 15,000 new flats will be needed each year. There is a robust market, and today you can sell or rent nearly everything that is build – such is the demand.
What does Franz expect BKK-3 will be able to do to contribute to this alleviation of a shortage in housing, and the resulting squeeze on middle- to low-income families? “Of course, we have a lot of dreams floating around as to how we might be able to help,” he says helpfully. “One is to work on futuristic space sculptures. For this to become more than just a vision, it is ideas that we need more than anything; big volumes of ideas, enough to fill a museum, a hangar or a skyscraper.” The next dream that Franz expresses is to support nature with intelligent technical infrastructure and architecture. For example, he points towards a recent study conducted by BKK-3 for Dubai to change the air coolers in buildings from electrical power to natural cold deep-water. “A enormous waste of energy could end with this renewal energy solution,” Franz asserts.

“But, conversely, there are also other places outside of the urban centres, such as mid-sized towns, which have experienced the same strong increases in apartment prices within the last few years. If interest rates rise any further over the space of the next 12 month, this will mean that money will be drawn back from real-estate to instead be refocussed around stock exchange.” Franz anticipates that a small-town bubble situation would be the result of this short-termism, and that could potentially be bad for not only the market, but also on a macro-economic scale. But what will the future bring? Franz believes that BKK-3 will experience a rebound in social housing programmes in response to this squeeze. “Because of the difficult situation faced by tenants everywhere, the governments of these nations have to react now. Within the next few years, public institutions in Germany, France and even in the UK will need to be setting up a great number of new structures in order to be able to support affordable housing.”

Hitting It Out of the Park! Amusement Logic Based in Valencia, Amusement Logic specialise in the design, planning, development and construction of all types of tourist and leisure complexes. We spoke to Paco Caudet, Business Development Manager at the company, to find out more about their exciting industry. 016 marks our 20th year in business. In 1996, we were founded by an interdisciplinary group of experts from the leisure industry. Our success didn’t happen overnight, and is due to the hard work of each and every one of our staff. Our business philosophy is based on honesty and building on our previous project experience. We are aware that the majority of clients who come to us do so without having a knowledge of the sector, so it is our job to make sure that they are in the best hands possible. For each and every project, the designs have to reach a balance between creativity and profitability, and this can only be achieved if the designers have gone through the experience of making this happen before. This is perhaps our biggest asset when it comes to working on new projects. From our experience, project briefing is crucial. We take great care in being thorough and informative right from the outset. The more information we can obtain in the early stages of design, the more effective the process of decision-making and problem-solving will be. This will include aspects such as local regulations, planning requirements or other external restrictions. We were behind Europe´s first immersive zoo, the world´s first artificial Canyoning Park, the Middle East´s first waterpark. All of these firsts have been conceived for the benefit of human beings. With 2017 on the horizon, we are very optimistic about the future of our company. At the moment, we are working intently on the development of new theming concepts for hotels. The experience of staying at a hotel may be reduced to functionality in a minimalist environment, or it can be part of the overall holiday experience. Themed hotels do not have to be restricted to unusual imagery or the extension of outside themes into the accommodation, it can be a theme in itself. We see an interesting future in this kind of concepts. More specifically, we are working intently on projects related to Qatar’s 2020 World Cup, such as the creation of an artificial island resort near Doha. This will be a game-changer in the architectural approach to reclaimed land projects as it focuses on quality development instead of the overbuilt real-estate projects found in other destinations. We believe that artificial islands provide an opportunity to create improved landscape environments. Watch this space! It is very important to us that we maintain a high standard of sanitation in our pools, so using these innovations in various combinations is the best way for us to build these pools in the correct manner.” A lot of these dynamics will be expected to change the industry in ways that a lot of Shelly’s competitors will not have enacted upon. A Personal Professionalism Landscape Collective offers a cohesive approach to landscape planning, combining expertise in landscape strategy, landscape design and arboriculture. A relatively new practice, the small team of Landscape Architects has skills and knowledge gained from many years of working in the private and public sectors. “For instance,” suggests Stephen Wadsworth, Director, “being able to use arboricultural knowledge for design work and design expertise for suggesting inventive solutions for any assessments we undertake. We use state-of-the-art software to capture tree survey data in the field. Using iPads on site, we later transfer the survey data to Vectorworks using bespoke software to prepare solutions for our clients such as BS:5837:2012 compliant drawings and associated schedules. This maximizes our efficiency, benefitting clients and resulting in a userfriendly format for reports.” Being a registered practice with the Landscape Institute, Stephen and his colleagues take to heart a commitment to imparting knowledge about landscape architecture to fellow practitioners working within the planning process. Also to the more junior members of the landscape profession and, as appropriate, to members of the public and the more junior members of the landscape profession and as appropriate to members of the public. “As a company, we regularly provide CPD events. These are typically lunch or breakfast time presentations that give an impression of what is to be a landscape planning company and what are the key outputs we can provide followed by a question and answer session. There are many uncertainties for Landscape Collective’s industry over the next 12 months, with the implications of Brexit yet to be fully realised. However, as Stephen makes fully clear, the future is never all that certain to begin with, and there are likely to be as many opportunities arise as constraints. “House building,” he says, “is likely to be a constant and it is important that as landscape professionals, we work with the sector to implement development and associated infrastructure. We want to secure good schemes that work well for end users, as well as house builders, and are sympathetic to the needs of the environment.” Overall, Stephen and his team members are keen to continue their expansion as a company, whilst further consolidating themselves as a dependable ‘go-to’ consultancy for their existing client base. This is why we are always looking at what are the major trends in our industry, and how the industry is evolving. Over the past several years, clients have been requesting transitional designs, with clean lines and much simplicity. However, there is definitely a demand for a more traditional elegance, as well as glam.

“My latest project is restructuring a hotel, dated back to 1466, in Bavaria. It is during projects such as this that history becomes vivid, and you can almost feel Goethe himself emerging from a nearby stagecoach – in fact, the owner found silver coins dated back to 1510 from Tyrol, when it was ruled by the Habsburgs. These buildings are still there because they are built in a really good quality, and modelled in a timeless design; this is something that I am especially keen to achieve in every one of my designs. “One of our latest really successful projects, meanwhile,” she continues, “was the alteration of a house of the 60s, which we restructured into a modern house in a perfect energy balance. The combination of an energy-saving construction and the use of energyproducing photovoltaic panels led to an energy yield of 370 to 22 kWh per square meter per year.”

Tailored Living has recently posted figures that show a doubling in the valuation of a property postcompletion of a project – and this came without even doing an extension. “We have learnt that a combination of high-end and mid-market products can go a long way towards achieving an amazing final result whilst keeping on budget. “I strongly believe in giving our staff the respect that they deserve as they try to achieve results for the business,” he says. “I believe that we have created a professional environment in which staff treat each other with respect; the language between the staff is clean and respectful, and I try to get the team to enjoy their time at work, so as to get the best results out of everybody. I always strive to be friendly and approachable, so if any of the staff have problems they can come to me and we can resolve it and move forward. All of my staff would know me as firm but fair.
The sign industry is, in reality, much more complex than people give it credit for. It involves numerous amounts of materials, illumination effects, structural calculations, and access issues, so it is critical that any participant in this market has a sound understanding of sign manufacturing.

That said, I am honest and respectful of them, and I strongly believe that this is reciprocated and creates a pleasant, focused, enjoyable environment.” After 27 years in the industry, David is more than able to guide his team on what is the correct methodology for any particular contract. Probably the most important consideration in this completely bespoke industry is to keep a cool head when things get tough or difficult decisions are needed. David expresses great pride in the fact that, on many occasions, the team have been cautious to take on a complex project due to the risks involved – “I was confident of who we are and what we can deliver, and therefore took the projects on and implemented them successfully. This approach has given JAS a name for excellence in delivering complex or challenging projects.” This leadership style seems to suit David down to the ground, and just as well, considering the competition that the company faces. John Anthony Signs was established in 1969 by John Anthony Pleasance who died in the 80’s but the reputation for quality was very strong with Designers and Architects so we continue
“Currently,” David explains, “our industry appears to be quite buoyant after what were five or six difficult years. During the recent recession, we decided to make a stand as we watched prices plummet around us but we decided to stand strong and believe in the values of quality and service, although we lost some clients during that period who were striving for lower costs, we have seen over 90% of those clients return to us to ensure quality of product and service was achieved once again. We stand by our quality and this is instilled in all of our staff that we deliver only the best to our clients on time and in budget. “We saw many small, medium and large sign companies disappear during the recession but we stood firm in our core values. The recession made us look deeply at our business and the opportunities that might be available to us to create improved profits and stability for our business. It was at this point that I decided to see if we could create better margins through overseas opportunities, whilst the UK was scrapping on bones as a result of loss-making strategies employed by some of the competition. “With reverse auction tenders becoming the norm, we decided not to be involved in those sort of pricing strategies, and so looked at overseas markets. We had great success with large projects in Egypt, Kuwait, Oman and Dubai, and we are currently completing a major international airport in Kazakhstan. We have now worked in 52 countries worldwide and continue to strengthen our international reputation.

“Our number one aim is profitability,” David states, “and we strongly believe that turnover is vanity and profit is sanity. It is critical that we make a profit to maintain the livelihood of our staff and strengthen the business to ensure that we have a ‘war-chest’ for the more challenging periods.” The industry appears to be much more stable now, but ‘Brexit’ could quite easily change things as prices rise and David sees the impact of coming out of Europe upon our clients. Nonetheless, he envisages that there could be many other UK sign companies following a similar strategy to John Anthony Signs and looking to find business overseas. “The key to our success is our staff that regularly go beyond the call of duty,” he continues, “to ensure that deadlines are met and our customers are happy with the service they receive. The recent announcement by the Chancellor of the Exchequer of a £1.4 billion investment into house building to alleviate the housing shortfall is an important boost to an ailing market. Joseph believes that 2017 will be the first year in which there will be more renters than buyers, but he also expresses hope that this trend will even out towards 2020, as newfound government investment in the increasingly

Those that were previously tentative about a move may have shelved plans until they see how the market reacts in the long-term view, and their confidence about increased lending has suffered as a result. A Vision in Three Dimensions Gizmo 3D Printers Pty Ltd is a Brisbane-based start-up firm that manufactures state-of-the-art resin 3D printers, designed to save users significant amounts of time and money, whilst producing their dream 3D prints. This process, employed universally across ELIXR, is designed to enable them to design each product to be as important as its usability. Specifically, they place special emphasis on these products being easy to use and intuitive to the conditions of which they are being employed.
To date, ELIXR have carried out various projects within the AEC industry such as window, door and roof-light systems, facades, SIPS, roofs and acoustic installations. One of their most successful projects was to develop a range of wall facades for a prestigious curtain walling manufacturer; this company had instructed one of major players in BIM content creation to produce one of their facade products. Whilst achieving the basic remit, they found the end product to be too generic for their clients to maximise its functionality. They approached ELIXR to apply a more flexible approach to their clients’ needs, and to Liam, this meant completely redesigning the system and providing a more comprehensive BIM family, which allowed more technically savvy designers to delve into its formulae making necessary alterations to maximise its use. “We learnt that the needs of the client may not be entirely transparent at the initial stage, but working collaboratively, we can always find the best solution,” Liam observes. “We pride ourselves on being as flexible as possible both client and industry needs.”

“We believe in building up working relationships with our clients,” Liam says. “All of our BIM products come with a tailor-made aftercare service, which allows the BIM object to be tweaked and improved following its release so that the end user gets the best possible experience.” This is an important stance for ELIXR, as they seek to provide a service that goes above and beyond what they see current industry leaders as providing, only at a much more competitive cost. Their service is made even more hands-on and personal by electing, where necessary, to work with a client over the whole period of a project, providing tailor-made BIM objects specifically for that project. Using the standard BIM object as a starting point, adding specific data that will remain with the product throughout its lifecycle, ELIXR is constantly seeking to push the envelope for innovative solutions, predominantly by endeavouring to stay abreast of industry trends. “We recognise that each niche industry is different from the next,” Liam says. “The needs of the end user are entirely different. With the Government’s new BIM mandate coming into effect last April, the uptake for BIM has been outstanding, with a lot of potential for more independent manufacturers taking the plunge to become BIM Level Two-compliant. With improvements to collaboration and availability of technical information, the benefits of becoming compliant are clear to see to those having already converted to BIM. For those that have not, Liam sees, quite simply, being BIM ready is a fast track to the top of the pile when being considered by specifiers for new projects. BIM compliant products can be found much more easily, their suitability can be evaluated early on but most importantly and quite simply having a range of BIM product available affirms to a forward looking outlook by the company, one which pre-qualify its products in the eyes of key decision makers.

This is good news for Liam, who wishes for ELIXR to become the first name in BIM content creation, to work with all players within the construction industry ranging from larger manufactures to bespoke independent companies whilst maintaining their personal approach. “We seek to have an integrated approach to applying BIM content over various platforms at BIM Level 3 and beyond,” he says. We got the chance to speak with Etienne Tricaud, CEO of AREP and world-renowned Architect of the Year, France in his own right, to find out more about his company, as well as his philosophy on urban and transportation design. ore than ever before, movement is an integral part of our everyday lives and people want to be able to take full advantage of the time spent traveling from one place to another. The evidence is all around us: people work on their computers on the train and are permanently connected to their offices, homes and families through the portable tools they carry with them.

Thus, modern urban and transportation design has to accompany people, and simplify their movement through the city. Given that virtual reality is increasingly important in our day-to-day lives, the aim has to be to facilitate movement by providing sensations and encounters that belong to the real rather than the virtual world. Providing reference points, indicating the routes to be taken, introducing daylight right down into the depths of the earth, creating environments able to coexist with their natural settings, these and other elements have to form the basis of the conceptual design work conducted in regard to public spaces. With all of these aspects in mind, we adopt a very holistic approach to the design process. Among our services include town and regional planning, architecture, engineering and interior design. This allows us to execute programmes at every scale, from designing everyday objects to developing metropolitan areas. This unique approach is based the company’s shared methods and values, which is applied in the research and study specific to each discipline. In turn, this across-the-board approach contributes towards honing our skills and operating in an efficient and professional manner. Of course, every project is different which is why our approach varies and is guided by the site’s use and context. Attentive to its function, history and geography, and attuned to the local culture and heritage, AREP’s teams design spaces which meet both the priorities of the principals and the expectations of today’s society, in terms of lifestyles, sustainability, and site identity. The development of large metropolitan or regional areas has until now relied on territorial planning mainly based on a three-pronged approach: socio-economic, legal (town planning law), and technical (creation of major infrastructures). Devising a project-driven method for such developments means calling on design teams to establish a spatial synthesis of available data (objective
or subjective, quantifiable or sensitive), in order to give meaning and coherence to a multidisciplinary approach. This new type of approach is gaining widespread acceptance in France and other countries. The link between mobility and urban development is central to it, and informs AREP’s work. We apply this approach on seven different scales, which are: large areas, towns and cities, districts, public spaces, complex urban sectors, buildings as well as interiors, furniture, fittings. When it comes to projects such as these, communication is key. It is through a dialogue that projected uses are defined and the space is organised. The role played by AREP goes well beyond a response to a predefined programme. It contributes to the simultaneous emergence of a diagnosis, a programme and a project, and to shaping the role of the stakeholders and partners it works with. Furthermore, the design of a project is based on a rigorous evaluation process covering the needs, evolving uses, and engineering requirements of the site. That design process is supported by extensive experience in designing buildings with major functional constraints, particularly busy focal points within complex urban programmes such as intermodal transport hubs, amenities, and mixed programmes. AREP’s architecture teams have tackled a wide variety of programmes of this type. In all cases the number one priority has been to submit a project suited to the needs, lifestyles and quest for identity of contemporary society. With 2017 on the horizon, we are very optimistic about the future and are confident that we will continue to succeed. In term of development, AREP has a dynamic growth policy on global markets and hopes to continue on this line. At the moment, AREP are designing projects mainly in Vietnam, China, India, United Arab Emirates, Qatar, Morocco, Russia and France. In the field of architecture, Asia and the Middle East have provided us with most of our work abroad and AREP hopes to continue to develop in more countries. In total, AREP has an 850-strong workforce from over thirty nationalities, and the AREP’s portfolio extends to over 800 projects in France and other countries around the world. We hope that 2017 will allow us to grow and build on our success.

There is some uncertainty over the next 12 months, with the future of what environmental legislation will and will not be retained as a result of the ongoing Brexit negotiations. It is also uncertain how the industry will be impacted by the Brexit negotiations. Until we have more detail on these negotiations, it is very difficult to say just how we would be

affected – positively or negatively. Longer term, we expect the future to be brighter. We anticipate greater levels of development to meet the shortages in housing and to facilitate improvement to key infrastructure. However, we also anticipate a greater future emphasis on development of brownfield land, investment in environmental protection and renewable energy. Ultimately, we need to encourage young people to choose engineering as there are looming skill shortages over the next decade.
