Housing Sector Absence Rates Above The National Average The housing sector has one of the highest rates of absenteeism, according to a new report which explores the issue and how it affects the industry as a whole.
6 BUILD / October 2017
NEWS
, Drawn up from monitoring more than 13 million days absence across more than 180,000 employees, this sector accounted for 8.79 Days Lost Per Employee (DLPE) over the past 12 months. This is more than double that of entertainment and finance and insurance and above the national average of 7.2. This is just one of the statistics revealed in a quarterly Index report, the “Absence Management Barometer” compiled by absence management specialists, FirstCare. The report looks at data taken from the company’s nurse-led absence system, which is then used as a benchmarking tool for UK organisations to help them to reduce absenteeism and manage their corporate health costs. Industry breakdown And, in the first breakdown by industry sector, housing had the third highest absence rate behind the NHS in first place and then charities, out of 13 examined sectors. David Hope, CEO for FirstCare, said: “We saw mixed results across all industry sectors which demonstrates that when it comes to managing absence in the workplace there is no “one size fits all” solution. “For this 12-month period housing returned absence rates above the national average - but only just. We are aware that people working in this sector are often under immense pressures but with the right absence management policies in place it can be turned around.” There is a clear variance in trends across all sectors. For example, people working in retail are likely to have greater interaction with members of the public and therefore more susceptible to picking up illnesses passed on to them.
Likewise the education sector where front-line staff have to potentially deal with hundreds of children – and hundreds of “bugs”, too – needs to be managed accordingly. Albeit only in short stints as, unsurprisingly, this sector sees a dramatic drop in absenteeism in the summer months when holidays are taken. Construction, engineering and manufacturing (grouped together) and the transport industry, on the other hand, are more prone to musculoskeletal strains and stresses. The former returning 8.47 DLPE over the 12 months, the latter is 8.08. Absenteeism up in summer months This is the second Index to be issued by FirstCare, and August saw a seven per cent rise in DLPE over May, which when normalised to the working population of 31 million, equates to an additional 1.25 million people taking time off sick during the summer months. David Hope, CEO for FirstCare, said: “While we anticipate the winter months continually create challenges for employers and managers, summer surprisingly bring its own issues. “Rotas have to be reorganised as staff take holidays, while there is also the risk of employees taking time off for surgery caused by injuries as extra curricular activities and excursions are more commonplace when the sun is shining. “Added to this, children being off school for a number of weeks can add strain and stress in the home – this should not be underestimated or taken lightly.” This data exists to help organisations recognise this and support them with their absent management policies. David added: “If employers can do just one thing here, it would be to recognise their occupational hazard.”
London Housing Market Remains Strong Despite Brexit New analysis of London commercial property deals shows international real estate investment remaining strong, as Asian investment worth close to 50% of the £10.89bn total deals. New analysis of the biggest commercial property sales completed in the UK capital since Brexit, published today by property and construction consultants McBains Cooper, shows international investment remaining strong, with Asian buyers accounting for over 50% of the total value of sales. McBains Cooper, the firm behind the study, is a consulting and design agency specialising in property, infrastructure and construction. It has operations in the UK, Europe, the Mediterranean rim, USA and Latin America. The study analyzing the major deals worth £100m-plus completed since the EU referendum shows that more than 40 per cent were by Asian buyers alone: 13 investors from Hong Kong, two from Singapore and two from China. The total of the 41 £100m-plus deals was £10.89bn. The 17 deals involving Asian buyers were worth £5.3bn of this total – almost 50 per cent of the total.
And although these two record-breaking transactions were completed in the last few months, nearly half of all the £100m-plus deals took place within six months of the referendum. Purchasers from Germany comprised the next biggest group of overseas investors, with six deals accounting for a combined total of £1.9bn. Gareth Hird, Commercial Director, McBains Cooper, commented on the findings and what they show about the UK’s post-Brexit housing market. “This is an important vote of confidence from International investors in the UK property market as we approach EU withdrawal. “It shows that the UK is still an attractive proposition for commercial property – prime assets compare favorably with equivalents in Hong Kong and New York and the weakness of sterling makes the UK market more attractive.”
The 41 transactions included two that broke the record for single building sales: £1.15bn for the Leadenhall Building (The Cheesegrater) in May 2017 and £1.3bn for 20 Fenchurch Street (The Walkie Talkie) in July 2017.

Pushing the Boundaries of Product Certification Global GreenTag is an Australian based, globally focussed certification company and one of the most advanced in the world. They are the exclusive winner of the ‘2017 Innovators in Production – Australia’ Award, after which we took the opportunity to interview the CEO & Program Director, David Baggs to learn more about the firm’s sustainable credentials. Global GreenTagCertTM is a formal Type 1 (Third Party) product ecolabel and rating system, comprising of two certification schemes LCARate™ and GreenRate™. Each of these schemes, or their reporting outcomes, are recognised or relevant to various international green building and infrastructure rating schemes, like Green Star®, LEED® BREEAM® International and EarthCheck®. CEO & Program Director, David Baggs starts the interview by revealing more about what Global GreenTag does, the scope of their work, not to mention their iconic brands. “GreenTag assists professionals engaged in building and interiors design, construction and operation as well as procurement, to quickly and easily select healthy and sustainable products across categories. We do this with tiered certification marks (ratings) and robust science-based product ‘nutrition-label’ like sustainability scorecards, as well as more detailed reporting outcomes in the form of both Environmental Product Declarations (EPDs) and Product Health Declarations (PHDs).
8 BUILD / October 2017
“GreenTag provides a ‘OneStop’ certification capability for most major tools and credits. We currently certify over 1600 products for over 130 companies in more than 22 countries and are the first ecolabel in the world to implement both an LCA based ecolabel and a unique ‘Beyond LCA’ life cycle assessment (LCA) process. We were also the first company ever to provide ‘net positive’ life cycle benefit analysis (LCBA), to certify and rate green building and interior products, as well as facilitate manufacturers communication of their circular economy outcomes. “Some of the world’s most iconic brands, including Polyflor, Interface, Laminex, Tarkett and Desso, Dunlop, Knauf, Armstrong Floors and Ceilings, Vertilux, Verosol, Herman Miller and Forbo, Waterford Carpets, DuPont, Amorim, Assa Abloy, Bunzl, Markant, Nora and Kingspan are backed by Global GreenTag certification and reporting. These are recognised directly or compliant with, green project rating schemes in use in over 162 countries including Australia, New Zealand, US, UK, EU, China, India, Malaysia, South Africa and SE Asia.” David then provides some additional background to the company, including why it was
set up in 2010 and what the GreenTag standards set out to achieve. “Global GreenTag was established in 2010 to bring to the world market a new scientifically based holistic, sustainability focused certification standard and ecolabel that would continually extend the boundaries of product certification and support the global challenge of protecting and regenerating natural systems and resources, beyond the typical binary ‘pass/fail’ Type 1 ecolabels predominating in the market, at that time. “The GreenTag standards were developed to provide a higher level of scientific support, transparency and quality endorsement for exemplar, sustainability focused manufacturers (planet heroes in the eyes of GreenTag) who are dedicated to green production methods and share GreenTag’s principals and mission to protect natural systems and resources, while connecting their products to green projects and markets looking for trusted, third party certified product information. “Ultimately, we aim to set those exemplar products, apart from ‘Business as Usual’ products that still flood markets around
the world. These BaU products often make unsubstantiated environmental claims, that, per a Canadian UL Terra Choice study some years ago, showed 95% of products claiming to be ‘green’ make some level of false claims using ‘greenwash’ to convince purchasers through vague, misleading or deceptive marketing.” The founding directors of Global GreenTag, David Baggs and MaryLou Kelly first started tackling and laying the groundwork for the emergence of GreenTag, as far back as 2003 with a company called Ecospecifier (since renamed Ecospecifier Global). Ecospecifier grew out of David’s years of then 30 plus years of experience, as a multi awardwinning green building architect, renowned materials, energy and sustainability consultant, for the Sydney 2000 green Olympics among many others. As CEO and Programme Director of Global GreenTag, David has transformed the programme with a team of toxicologists, materials and environmental scientists and industry advisory and expert committees, to successfully create new benchmarks in green product certification. David then furnishes us with the details of the firm’s unique reporting process, in his own words.

“GreenTag introduced for the first time a ‘beyond LCA’ system of certification, which supplements ‘Cradle to Fate’ life cycle analysis with additional deep assessment of product ingredient hazard using the Globally Harmonised System. “In a unique reporting process called GreenTag’s Product Health Declarations (PHDs), not only does the firm assess product ingredient hazards, but also undertakes risk analysis and provides transparent reporting of finished product health assessments for professionals and consumers, taking product health reporting to a unique new level as well. The Global GreenTagCertTM system has also now expanded to include cleaning and personal care products categories and offers the market new ways of understanding as well as comparing products, with the introduction of several new certification service products.” David then reveals how Global GreenTag has become known by progressive manufacturers and how the firm’s work benefits their clients. He also reveals the firm’s main strengths and how they approach the clients they serve. “Global GreenTag has become known by progressive manufacturers, for differentiating their products from their competitors and delivering them the means to meet the certification needs of the market by providing them with a certified product rating, scorecard system and the various evidence needed for rating systems. This clearly delineates them from sub-par and BaU products in the market; noting critical issues from product ingredients, safety and performance, environmental, social and human impacts and most importantly, providing a Certification Mark that is trusted by consumers and professionals alike to make informed product selection and buying decisions. “Critically, GreenTag is the only product rating system in the world (that we are aware of) that fully integrates all aspects
10 BUILD / October 2017
of sustainability (human and environmental health, biodiversity, resource use, pollution, climate impacts and corporate social responsibility including worker health as well as employment conditions, slave and child labour and supply chain compliance) in a single rating process that covers the whole life cycle of a product across all sustainability issues. “GreenTag’s strength is its technical basis, which is embedded in green design and its ‘One-Stop’ certification capability for most major tools and credits. One of the major benefits to our clients is our demonstrated capability, to not only understand the market but we have proven we have been able to predict where the industry is heading, often before it knows itself. For example, GreenTag in Australia helped to establish the use of LCA, EPDs and more recently PHDs in product assessment for rating tools as well as the GHS (Globally Harmonised System), for the classification and labelling of chemicals - and globally it has also extended the boundaries of LCA, EPDs and PHDs. “That said, when we work with clients, we make sure that we assist, explain and facilitate the assessment and certification processes, to the extent possible under the relevant ISO standards under which we work (ISO 17065, ISO 14024, ISO 14040-44, ISO 14025 and EN 15804). We recognise we are a service organisation and while remaining the impartial and unbiased assessors we need to be, we nonetheless focus on providing excellent customer service and responsive meaningful communication. We constantly educate and update our clients in the rapidly changing world of green project rating tools, so they can stay current with their markets.” David then provides a glimpse into GreenTag’s future and their role within the wider market. “Our ongoing standard development we believe is crucial to GreenTag’s future success in the certification sector and in addition, a customer
focus is pivotal. We have made it our business to have a deep understanding of the issues and as such, we put ourselves in the shoes of all stakeholders. To provide organised knowledge for everyone to trust and be guided by us, is critical. Our overall aim is to protect and regenerate the natural systems and resources, with evolving certification metrics that continue to encourage choice and greater appreciation for certified green products. “We want to increase our relevance to different territories, where interest in sustainable product choices is growing and we are looking at Asia, China, India and the US to ensure that we are positioned to meet the needs of the changing world market. And the market, we firmly believe, is going to develop from the single use labels towards the rating label system, so people can use that information to enable them to get a lowest per impact per currency value through scientifically validated product data. “Although we are product certifiers, we also increasingly perceive ourselves as facilitators who innovate solutions, through the development of certification products that enable us to do everything we can do to facilitate fast assessment and enhance communication between manufacturers, suppliers and their green markets.” Ultimately, Global GreenTag is not just in the industry of certification, David tells us. They are in the industry of trust building, which means listening and responding to the evolving needs of all stakeholders and offering a certification standard, that continues to grow with those needs. “Essentially, we are committed to deliver simple and easy to understand Marks and Scorecards backed by deep and meaningful data, which make people’s personal and professional decision-making processes easier, more productive and easier to navigate, when they are looking for assistance in reducing product environmental, social and health
impacts. Our aim is to make it easier for people to tread lightly. “Whether that be to increase worker productivity, so that business owners can specify healthy products and create healthier working environments, or to provide people with information they can trust and the confidence that their workers or families are not getting sick through products that are brought into the home or office. Improving access to this level of product information, is crucial and we are always looking at more effective ways for people to engage with both technical and scientific information. “For the built environment, it is reasonable to say that we are focused on providing a cascading level of detail for specifications and designers and as such, LCA consultants to use at whatever level they need for specification. Right now, we do this by providing a tiered rating ‘Tag and for LCRate™ certified products, a Scorecard that provides an overall ‘GreenTag EcoPOINT’ score and individual EcoPoint scores, for each of the six sustainability criteria. Add to this EPDs, which provides detailed sustainability analysis via LCA endpoint data across 10 impact categories and separate PHD health ratings, that are based on the globally harmonised system of chemical identification and labelling, and you have a comprehensive set of Marks and reporting (credit evidence). Which means GreenTag is a unique ‘single source’ certification for most of the world’s major building, interiors and infrastructure rating tools and credits. “And finally, staying ethical ourselves as a certification label, is of paramount importance. Each year, Global GreenTag’s internal processes undergoes external independent auditing under multiple standards- to demonstrate the same highlevel of scrutiny for accuracy, transparency and disclosure that we place on products and take manufacturers through. It is important that we not only walk the talk but are independently certified in doing so.”

This trend has led to significant growth for the precast concrete industry where large precast elements are produced in a factory controlled environment and arrive on site on time and when programme is a key requirement then Precast is very much the preferred choice for most contractors. The future looks very bright for O’Reilly Concrete who recently opened its Cardiff office. Current Projects include the Hilton Hotel at Doncaster Racecourse as well as the Capital Dock Project in Dublin where Ireland’s tallest building is currently under construction. In January, the company will begin another highprofile project, the Hilton Hotel at Terminal two Heathrow Airport.

Unique Formula for Success in the Design and Construction Industries CGTWORKS started with a simple dream: to combine architecture, interior design and construction in a single company, to act as a turn key service for those wanting a complete project manager for their property. Taking time to profile the firm is co-Director – Architect, Nicola Cotti, co-Director – Architect, Enrico Trolese and co-Director – Construction Manager, Gianandrea Gavazzeni. CGTWORKS started with a simple dream: to combine architecture, interior design and construction in a single company, to act as a turn key service for those wanting a complete project manager for their property, whether this is for a private residential, refurbishment or a big commercial project.
This system gives us an incredible flexibility offering to our clients the possibility to choose between the full integrated service or benefit from our separate services if this is what they require. CGTWORK’S projects stretch form private residential refurbishment to big commercial projects, working together with developers, architects, building companies or private clients.
Chesterton road project was a perfect example for this innovative approach; this was a refurbishment for a two-floor apartment in Notting Hill. We redesigned the first floor with an open space layout and two bedrooms with en-suite bathroom at the second floor. During the entire process, we discussed and reviewed the project between architects, designers and builders all in house, ensuring that the design would reflect the construction and vice versa. This original method resulted in a perfect execution of the work without compromising the design during the construction phase. From the big concrete shelves, casted on site with integrated LED lights to the concrete resin or bespoke furniture, all the details were just as the client required.

process draining time for ideas or innovation and the result is a trend of buildings without style or character.
At the beginning, we outline a base project and discuss it with our construction managers to point out any possible issues during the construction, the project is constantly in the adjust and monitor phase to ensure the design is feasible.
At CGTWORKS we override those problems by combining a range of experience with specialized knowledge, anticipating the problems whilst improving the construction and design solutions.
Once on site, any issues are worked out in house. There is direct communication between our architecture and construction departments, to ensure that all details and elements of the project are carried out smoothly. The integration between the different components of the property management process, gives an incredible flexibility to adapt to any situation. We are able to take our skills and work with architects, designers, construction companies, private clients or developers. This is a plus among our competitors often specialized in a specific sector. Today the architecture industry is often guilty of cardboard copy practices; we often come across architecture firms that design offices or development or commercial units, blending all the projects in a repetitive copy paste fashion replicating previous designs. Also, the constant demand for quick solutions and fast design has impoverished the design
16 BUILD / October 2017
To further improve the process and the final result of our projects, we also utilise new technology. Maintaining knowledge of the most up to date tools is an important aspect of our firm. During the design process, we use 3D software to test the appearance of the project, we use photorealistic rendering to create a close idea of how the project and our ideas may look. In the construction phase, we are always researching new products in the market that can improve building performance, reduce carbon foot print and improve ecologic solutions. Lastly, we believe that in the future our vision will be more and more copied, shifting the tendency from specialization to a collaborative approach and flexible integration of different disciplines. Rather than a specialized cell, the architectural office will become more like a live entity composed of different strands that are able to adapt to every situation.

Having created a joint venture with farming landowners, the London & Aberdeen Group master planned and employed a team of professionals and over several years obtained planning permission for a 3 million sq ft business park, alteration of a motorway junction and a new distributer road and other ancillary uses, on circa 250 acres
of farmland now known as Green Park at J11 M4 Reading. It was sold in phases to Prudential over a number of years. The developed value was c£450m. Ultimately, through being robust on its investment criteria at each stage, sensible on timing in each cycle and prudent, this dedicated, family group has recorded 100% success. All its transactions have been highly profitable which illustrates consistent performance over a long period. Creating Perfection Inside and Out Rosa May Sampaio Interior Architecture and Decoration, based in Sao Paulo, focusing on providing high quality interior decoration services. We profile the firm to learn more and explore the secrets behind the firm’s phenomenal success over recent years. Often, in the development of a property, architectures and developers focus on the outside, with little focus on the inside and how to turn a house into a true home. As such, Rosa May Sampaio focus on interior design and decoration, although the firm have done architecture projects as well as set design for theatre and film for clients based across Brazil, Uruguay, Argentina and Rio de Janeiro thanks to the support of outsourced partners.

Among the firm’s beautiful completed projects is an old farm in Argentina where Rosa and her team had to bring light, telephone, heating and plumbing from the nearest village about 20 km away, without destroying the beautiful park in which the building was set. In a mere nine months, the firm had fully renovated the house, which has more than 2000 square meters of constructed area, creating a stunning space which the owners could be truly proud to call home. To ensure that they receive the outcome they desire, Rosa’s aim is to please her clients, and for that she has to utilise patience to
understand their needs and tastes and try to give them the best possible interior design using her own experience and tastes. Currently, Rosa May Sampaio and her team are undertaking the interior design of a 1000 square meter house in the countryside of São Paulo. It is a very ambitious project and the team are not used to undertaking both the architecture and interior design, as they are in this case, but they are excited for the challenge. In the near future, Rosa and her team would like to design a hotel and incorporate landscaping to their service offering in order to support a wider range of clients.

Building Trust Quigg Engineering Inc. is a DBE/WBE Transportation Engineering Consulting Firm that was founded in 2006 by Lori L. Quigg, PE and Rebecca L. Stocker. Recently, the company was selected as part of Build’s, American DBE Top 50. Taking time to profile the company was a spokesperson from Quigg Engineering Inc., who discussed more about the successful firm, as well revealing more about their innovative ways. Quigg Engineering Inc. is a DBE/WBE Transportation Engineering Consulting Firm that was founded in 2006 by Lori L. Quigg and Rebecca L. Stocker. It is headquartered in Springfield, Illinois with branch offices in Jacksonville, East Peoria, Joliet, Illinois; St. Louis, Missouri; Davenport, Iowa; and Lakeland, Florida. Quigg Engineering Inc. currently has 68 employees, including 22 licensed professionals. We have experience in Structural Design and NBIS Inspection, Construction Inspection of Highways, Railroads and Bridges, Surveying, Environmental Studies, Roadway/Freeway Design, Railroad and Airport Design, and Traffic Studies. Quigg Engineering Inc. hires professionals that have our same goals of taking pride in our work and wanting to satisfy our clients. Since opening our doors, we have worked with clients to provide professional, quality engineering and consulting services mixed with practical experience and common sense. Our experienced team of technicians, engineers, and surveyors emphasize technical details, accuracy, and an overall sense of professionalism in any task we undertake. We train our staff to follow specific QC/QA practices, however we do not micromanage; as this allows our employees to take ownership

of their projects and have their abilities recognized, leading to more creative solutions. At Quigg Engineering Inc., our clients are very important to us. Understanding their goals and needs is the first step in providing the best outcome, which is all based on communication. From there, we determine the plan for achieving that success based on what the client wants. Some clients may want minimal involvement and to have the work completed with little interaction, whereas other clients, they want regular progress reports and the ability to review our progress at different intervals. Communication is the key to that success; understanding the client upfront and knowing what they need and how they need it allows us to have a successful project. In addition to providing professional services at reasonable rates, each employee takes pride in their work, but also in satisfying the client with exceptional service and quality. Here at Quigg Engineering Inc., we always want to be at the top of our game, and so we are continually striving to improve ourselves; that is not only in advancing in technology or in continuing education, but also in networking and marketing. We like to build lasting relationships so we work to maintain them. Also, we have a great deal of respect amongst our staff, which is seen by and appreciated by our clients.
Being a part of the transportation industry is difficult, because infrastructure needs are ever increasing yet funding is ever decreasing. There are also fluctuations in staff which are difficult to manage; there is a gap between experienced engineers and young engineers, as well as a downturn in engineering students overall. We believe every company has to overcome challenges that make them stronger every day. Having the appropriate staff makes conquering the challenges easier; character is not measured by how people respond when things are going well, but instead by how they respond when things are not going well. Looking at the bigger picture, we have had our share of challenges, mostly related to growing pains, literally and figuratively, however we’ve found that people who take pride in their work, will always want to help solve problems and not create them. Finding staff that share those values of honesty, integrity, pride and respect is what strengthens our company overall as a whole. To date, our most successful project was a project that we received from a firm acquisition. It was a project that when we took it over, the client was ready to tell us to walk away from it since it was poorly designed. Not only did we have to convince the client that our Project Manager and our team will clean up the plans and do a better job, we also had the challenge of

rebuilding that relationship. From this experience, we implemented new policies and procedures related to negotiating scope and services. We believe this was our most successful project because the whole experience involved so many people; it was a great learning experience for everyone. As managers, we want every job to be well done and profitable, that’s our goal and our job. The technical aspects of completing this project was never an issue for our staff, but the magnitude of building that trust with the client was felt by everyone in the company. Having everyone’s eyes open to the importance of doing a job well, communicating, and building and maintaining relationships – the lessons learned are what made it successful! Speaking of success, to be a part of the American DBE Top 50 is really an honor as it’s great to be recognized for the successful growth of our company. Quigg Engineering Inc. takes pride in doing honest work for honest pay, so to get recognized means that we’ve done a good job of providing for our clients. Being professional and maintaining quality and integrity is extremely important to every member of our team, so to be part of the American DBE Top 50 reinforces our persistence to maintain that excellence. We are continually striving to expand our services and grow our staff, so hopefully this recognition will help us advertise and legitimize us as a well-developed, full service transportation engineering firm. Our industry is also relationship driven, so by being recognized this way, hopefully it will convince a new client to give us an opportunity as we try to expand our services and build new relationships. As technology is constantly evolving and improving, we are always trying to stay up on the latest technology and pay attention to the trends of the state’s we work for. By staying one step ahead, we make sure that our staff is familiar with the latest equipment, techniques and procedures to

keep them at the leading edge of what our industry demands. Whether it’s surveying using LiDAR or doing 3D modelling, investing in the proper training and technology that allows staff to do their jobs well has been Quigg Engineering’s policy. Moving forward, we are always focusing on what the future may hold for us. Infrastructure needs are ever increasing, especially with our bridges. Projects will depend on state and federal funding sources, which vary, so we hope that our strong relationships and good work continue to aid us in pursuing new projects. We are strong in structures, freeway/roadway design, environmental studies, surveying and inspection; being that diverse as a DBE has helped us in securing work. Over the next 12 months, we hope to strengthen those areas through hiring qualified staff so that we can add more depth of experience to our company. Quigg Engineering Inc. will continue to grow and work on long term strategic marketing plans so that we are able to reach as many potential clients as possible. Eventually, we would like to grow and get to a point of successfully graduating the DBE program. It’s a great program that without it, we would not have been as successful. We believe graduating from it one day lines up with the spirit of the program and should be every DBE’s goal. Overall, we are proud of every project that we have been a part of, large or small. As a Joint Venture Partner on the I-294 Mile Long Bridge Project for the Illinois Tollway, a $400 million endeavour, Quigg Engineering Inc. was responsible for overall management and coordination for the survey, environmental studies, bridge inspection, and aided in structure and freeway design. Quigg Engineering Inc. was also a part of the Chicago to St. Louis High Speed Rail project, where we were responsible for survey, environmental studies, construction inspection, and complex crossing design.
